  • Hello everyone, in this video, I'll share some interesting stories-both joyful and sorrowful-of people making billions in profit or facing losses of several hundred million at the general auction area in Kim Bang, Ha Nam. I invite you to watch the entire video with me.
    Choosing a piece of land with potential and a reasonable price is always challenging when investing in real estate. Beautiful plots often come with high prices, and affordable ones may not have desirable locations. However, real estate near industrial zones tends to be easily sold, especially residential land or auctioned land within the range of 1.5 billion VND.
    Today, I will introduce to you a land auction area located right next to Dong Van 4 Industrial Zone. This is the general auction area in Dai Cuong commune, Kim Bang district, Ha Nam province. The total number of plots is 426, including:
    Block A: 25 plots facing the new QL38 road.
    Block B: 63 plots facing the new National Highway 38.
    Block C: 31 plots.
    Blocks D, E, F, G, H, I, K, L: ranging from 30 to 60 plots.
    The total land area is 50,593m2, with public land at 2,451m2, greenery at 852m2, commercial service land at 2,034m2, and transportation land at 37,236m2. The total auction area is 93,166m2.
    The land plots in this area range from 100m2 to 120m2, and some are 150m2 with a frontage of 5m and 6m. There are beautiful plots with a frontage of 6.5m. The infrastructure includes asphalt roads, 7m wide, with 3m sidewalks and green trees. Counting the number of trees can help identify the plot boundaries when inspecting auctioned land, similar to urban areas.
    Electricity lines are installed on poles, and clean water is provided underground. The infrastructure in this area is completed, and residents can easily request electricity and declare water meters for immediate use.
    This area allows construction of up to 4 floors with a building density of 80%. Blocks A, B, and C have the most attractive frontages, facing QL38 and providing convenient access to schools and the main entrance to the residential area.
    The location of this auction area is adjacent to Dong Van 4 Industrial Zone and close to urban areas like Dai Cuong, Hanopark 1 and 2, Dong Van Xanh, and Kosy Lita. It is only about 1.5km to the center of Dong Van town and industrial zones 1, 2, and 3.
    Heading towards QL1A, it's 1km away, and another 500m will lead you to the Phap Van - Cau Gie Expressway towards Ninh Binh. You can easily travel to neighboring provinces by bus from QL1A or Phap Van - Cau Gie Expressway.
    Hanoi is only 50km away, and within a 30km radius, you can reach provinces like Hung Yen, Hoa Binh, Nam Dinh, Thai Binh, and Ninh Binh. Going in the opposite direction on QL38, you will reach Chợ Dầu - Ung Hoa market, and further on to Chua Huong (Perfume Pagoda).
    Tourist destinations like Tam Chuc are 7km away, and Chua Huong is 5km away. Situated in the center of Dai Cuong commune, there are various amenities nearby, such as schools (50m away) and markets (200m away). Entertainment venues, cafes, milk tea shops, restaurants, guesthouses, and other services are conveniently located near the residential area.
    The land and infrastructure are adjacent to the industrial zone, enjoying enhanced facilities. Electricity is available for lighting throughout the night, and the surrounding roads are beautifully landscaped with green trees. The air is fresh and pleasant due to the presence of high-tech companies in Industrial Zone 4.
    The population density is high, with over 15,000 people in Dai Cuong commune alone, as per the 2021 census, resulting in a population density of 2,194 people/km². The 5.71 km² area of Dai Cuong commune is densely populated, as seen from a flycam.
    In terms of accommodation, many residents have built boarding houses for workers, especially in areas like Nong Vu, Duong Cuong, and Tung Quan, where the occupancy rate is over 90%.
    Looking ahead to the 2023-2030 planning period, there will be additional industrial zones (Kim Bang 1, 2) around this area, located in Le Ho, Dai Cuong, Dong Hoa, and Tuong Lanh.
    Currently, the Belt Road 5 is a mega-project with an investment of 85 trillion VND, partially completed just below Dong Hoa and Tuong Lanh communes. Next to Le Ho, there is Belt Road 4, connecting Hanoi, and the D8 road is a tourist route from Hanoi to Ha Nam, ending at Chua Tam Chuc.
    Finally, regarding land prices and information from the auction organizing committee, it is managed by the Asset Auction Service Center of Ha Nam Province. This area was constructed in 2018-2019, and the auction started with the lowest starting price ranging from 9 million VND/m2 to 14 million VND/m2.
    Oh, I almost forgot! Currently, I have some plots in this auction area, including I2, I3 with an area of 130m2, priced at 16 million VND/m2. In Blocks G and H, there are some plots priced at 15.5 million VND/m2.
