It’s very difficult to get a mortgage from a lender for 5 % deposit. In this economic climate, you need at least 10 - 15 % deposit. Many lenders won’t consider people who are on tier 2 work visas .

You are right most lenders will want a bigger deposit. But not all lenders do :). One of the things the video is trying to highlight is alternatives if you dont have 10-15%. Shared ownership, mortgage guarantee scheme and regional help to buy schemes are alternatives where you dont need 10%

You are right that you are unlikely to find a house in London for £100K but £100K was only an example. The video is trying to explain the concept that uses shared ownership and where you can use the lisa scheme to get 2K to lower your deposit contribution. The same principal applies to a £400K property. £100K has worked for people up north. Best wishes.
