I like how Scotland has become a large rural city by which rental prospect cities in England are compared. My geography isn't great but isn't there cities in Scotland too? Or is it just one large smelly farm yard?

With no mortgage and including 2% estimated property value increase I have gains of about 5% per annum after overheads managing my London property myself. Yes, buying into London now is not so hot. But your idea of a London bubble goes against the informed analysts. The pressure from renters is exceptionally high and that is likely to continue. I can get 5.2% in a deposit account. My ETF investments have yielded 24% over the last year. And those are stable lower risk equity index funds. Just buy and forget investments. IMO The days of property investment are over.
avoid any cost to invest or live in Derby, this is pretty became shithole place, before shopping centre that was lovely place but right now pretty empty soulless, I lived there for five years avoid any cost.
