Firstly its on lower floor, so in rainy season will be flooding issues on ground floor, plus Madh Island bungalows have severe Mosquitoes problems. My cousin has one in the areas and omg...its truly unbearable, after 7pm you cannot open windows at all

I think it's because Madh Island area is kinda secluded. You'd need your own vehicle to travel to most places as autos and cabs hesitate to venture this side most of the time. On the upside, you get serenity and peace in the mad city of Mumbai. The relative isolation of the area is the only reason I can think of for the cost of this amazing house.
Buying bungalow in a prime location in mumbai is out of reach fr most..moreover the upkeep of the bungalow costs a lot.. people think long term.. even the yesteryear actors that had bungalows have sold their bungalows to builders.. not easy to manage the cost of maintaining the bungalow in mumbai. Flats are any time better and u dont have to worry about safety much..

This is a serene area , very close to Andheri by boat and a serene beach close by . And within Raheja , security should not be an issue. All the money is for the location close to Mumbai hotspots.. the villa itself is not that impressive. If sold at a deep discount , someone with a good taste should just raze the villa to the ground and redevelop with all modern aesthetics. The land component is priceless
