Is that because you're Jewish? Just wondering due to your name, and I hope you don't mind me asking. I personally don't believe in "replacement theology". It's a pejorative term used by those who hold to dispensational premillennialism, which is a false teaching invented by J.N. Darby of England, and his contemporary in America, C.I. Scofield, who published the Scofield Reference Bible in 1909 & again in 1917. He used the KJV text and added his notes "explaining" the meaning of passages, which many people believed to be true. There has only ever been one group of people who can rightly be called God's people - those who had/have a life giving faith in Messiah Jesus as all the patriarchs did, whether under the old covenant or the new, and whether they are Jews or Gentiles.

The land promises were all fulfilled already. Why do you say they are still in effect? This is the reason we say they are a part of the OLD covenant and have passed away - because God kept His promises to Abraham and Israel, as we see in Joshua 21:43-45 and 23:14. I think it's dishonest to say they are still in effect, especially after God's judgment fell on the old covenant people in 70 AD.
