If I were to buy a house with an illegal basement suite (with no intention of ever renting the basement) - what can I do to make the basement legal? Is it same for rental vs non-rental situations?
Hey Phil! It is the same process. If there are no intentions on renting the basement then is there a need to make it legal? Having a legal basement suite may be beneficial for resale purposes but if you are OK not having a kitchen downstairs then maybe it makes sense to build it towards your lifestyle?

would you be able to verify if the sprinklers are still legal solution vs dry walling/fire proofing ...? I am not able to find the sprinkles on the city website to be a viable solution, many thanks in advance, love the channel!
Hi bud Thank you for the support! I have heard from a handful of people that the city is not allowing sprinklers in place of drywall including in the utility room. The city changes their requirements often so its always best to look or call.
No, Calgary regulations don't require separate electric and gas meters for a basement suite. A single meter for the entire house is acceptable. However, there are benefits to having separate meters, especially if you plan to rent out the basement suite
How about parking stalls? A parking stall for the tenant(s) on the parcel, in addition to the parking stall(s) required for the property. If you have only one parking stall, would you still pass the inspection? Also, can yourself make the proposal drawing for the site plan or you should get a professional to do it?
@f joanna Hi! It depends, if the storage area under the stairs is in the mechanical room, then you will need to drywall the ceiling. Hi @Huy Nguyen, there are definitely benefits in using a general contractor to manage your project (who help you to manage the subcontractors and have those connections). Be sure to interview them, or use a referral from someone who has used them before, and can vouch for their quality of work. Hope that helps!
