I have looked at a bunch of "modular homes " and Deer Valley builds some very nice homes. Your comment about spending this much then you should go with a stick built home. I'm not sure where you live but good luck finding a builder doing 16" on center floor joists, 2×6 walls, certified whole house energy compliant house. Add in the extras like the deep tubs, custom shower, all the extra cabinets, really nice appliances, wide crown and base moulding, etc, etc. For 85.00 dollars sq ft. Typically a stick built gets you a pretty standard home at that price, no upgrades, assuming you can get it built at that price point, I can not Now I'm not talking about some of those low end, cheaply built trailers. Personally I could not get a comparable stick built home of the same standards for under 130.00 per sq. Yes I know that some folks have had some problems with Modular homes. But to be honest I have seen many more crappy stick built homes. Unless you are building a custom home with a really good contractor you are just buying a spec built 2×4, poorly insulated, out of plumb house. Of course this is just my opinion and is worth exactly what y'all paid for it. O, I just remembered, that Deer Valley Modular can be built for a basement also.
I'm looking at Deer Valley, Franklin and a few others. I've heard bad things about Clayton & Skyline. I'll be doing my home work over the next three years. At the very least, want to deal with a company that makes quality homes and respects me as a consumer. If I have concerns, I want them addressed. I'm checking on complaints and how/if they have been resolved, etc.

A modular is compared to a stick built home in the appraisal of the land and home. I know I just got our appraisal back land is worth $100 k bought it 3 1/2 years ago for 70k now paid off. Home is a Modular built indoors in a plant rather than outdoors in the elements, same materials. There is no difference except the price. We’re middle class folks and can afford a modular just not a custom home thot would cost me $200k more.
For resale, modular homes gain value like real estate, and manufactured homes are less likely to appreciate in value, and are even more likely to depreciate like a car (aka mobile home). If it’s not on a foundation, appreciation is less likely. That is my understanding.
Granite is not that expensive 😆 we just did our entire kitchen in our stick built home w island for 2300!! A Franklin dealer told me to never order the granite w the modular home always tell them to deliver w factory or no countertops at all and have them installed urself ..I’d tell them to keep their 12k granite 😆

I saw some new stick built homes recently 1,097 sq ft -1157 sqft built these slab homes so fast it would make your head swim. 6 houses in a matter of about 6 wks. price range 158,000-168,00. They sure aren't built like these homes and definitely dont have crown molding coffered ceilings and the extra's theses have. These are close to where I live, so I go by them every day. I have a small farm, close to 8 acres. I'm definitely going to look in to buying one when I move back home. There is a place at home that sells Deer Valley homes.

Take any of these homes shown here exactly as they are built “on site” and they would be nearly double the price and virtually the only difference between the two is the modular homes are pre assembled in sections in a factory, same quality of materials (often times even better) and no exposure to the elements during the home building process over months that it takes to build on site. Modular homes can be built in the factory in 6-8 weeks, then transported to the home site and assembled in typically only one day! Your entire video uses a series of pretzel logic....please don’t quit your day job! Oh and if these homes are “way beyond your budget and living style”, why bother looking at them? Just cause your all mad that you can’t afford one of these homes, doesn’t give you the right to criticize every little thing! It is what it is!

Modular homes are stick built, like a site built home and are insured the same way and they do NOT lose value like mobile homes. We are looking for land now for a retirement home

Sadly, the cost of living where I am is so high that the doublewide that we purchased last year that was built in 1986 cost us $220,000 and that was cheap in our area. It's also less than half the square footage of the one shown in the video. Our place is a 3 bedroom, but only around 1100 sqft. 4 years ago it sold for $105,000 so that goes to show how much the cost of living here has skyrocketed in such a short time. Now, granted, we own the property that it came on as well, but it's just under 1/3 of an acre, which isn't as big as it sounds. The mortgage payments are still cheaper than rent here though. Apartments smaller than this house is renting for around $2400/month right now for a 3 bedroom and that is for a standard apartment. Not a fancy apartment with a lot of amenities. They also charge monthly pet rent on top of the pet deposits that you have to pay before you move in. It's crazy here right now.
So, just a month ago you were getting a home installed in Moab, and now you're looking for a house in Alabama. Are you going to move back to Texas or Alabama?

The bigger the home, the harder it is to clean and maintain. White man gather much wood, build huge fire and stand way back to keep from being burned. Indian gather little wood, build small fire and stand up close to keep warm. So is that the illogical vs the logical or is it vanity vs wisdom? lol.
I am fortunate enough to own two homes. A stick built 1962 1300 Square Foot 3 Bed 2 Bath and attached garage and a 1970 70' by 14' Wide Single Mobile home. Have to say home is where the heart is. I love both of my homes. The Mobile home is on 80 Acres while the stick built is on a 70 foot by 50 foot city lot. In the end I think that it will come down to living on my 80 acre parcel home perhaps building my own Cedar Log home. Selling my City home will produce much needed income. Time is the factor here. I am already at 60 years of age and working harder than ever. Bottom line is not to rule out a simple mobile home. Many tax advantages and my kids like the idea that I can tow it with my truck cause it has a 3"" ball mount. Ha ha little do they know how much a mobile home weighs and just how one is set. Mobile gives it that sense you can just pick up and go. Not.! Now for a R.V. Motor home or a 5 wheel trailer then yes you can do just that.
I own my land and I'm probably going to get a mobile home with good walls and floors...doing all my homework now. I'm over 65 and won't be moving for another 4 years. I am looking at modulars as an option too. With a mobiIe, it can always be sold I can keep the land in my family.

That is subject to many variables. Park homes, perhaps. Before 2008 a house in Las Vegas was going for $500k. They were selling them for $80k in 2009 in the same neighborhood.
If I ever wanted a house everyone in my damn family almost and friends build homes for a living some are framers some brick layers. I can frame, drywall, plumb, uncle own a construction so he has all the machines to dig a basement and do the foundation I could get a house built for real cheap.

It is a real house! It’s attached to the property. You would pay much more per square foot to stick build. It’s same home or better than and it’s energy efficient, low E. Better way to go. Plus your house and land is compared to a stick built so your appraisal is much higher. This house is built with wood like a stick built home compared to a trailer or mobile not made of wood.

They are beautiful. We lived in a modular home in Bel Air Maryland in the 1990's . It was a rancher with a basement foundation. I still miss it.

Modular homes are built to that ststes where it is built building standards and also follow UBC, where manufactured are built to H.U.D. STANDARDS.
