    I’m a born and raised Floridian.. I can tell you a few things.. our home owners insurance here is on the brink of disaster.. dozens of big home owners insurance companies have left Florida, home prices have gone up 40% in the last 3 years. Most see that as a positive but a 2 bedroom home on Fowler ave sold for 225k when 3 years ago you might have got 80k for it.. but the good thing is if you need your crack you can buy it in your front yard….

      ​@@justinminer1354, WC is being overwhelmed, you see 1 min drone shots of suburban blocks and think wow that's amazing . Mean while you don't see the miles of Apts and subdivisions EVERYWHERE. It takes 45 mins to drive any where at peak times or worse. The schools have been over run with the kids of illegals , 3 to 4 kids on school busses per seat , where your kid will eventually refuse to ride the bus to avoid the violence , a dozen fights or more are normal at the schools every day where the cultures crash into each other , tiktok is filled with the fight videos . Maybe come drive around I mean really drive around . Those subdivisions he mentions stretch from 54 to 52 they built a city of Apts and new neighborhoods and are now doing the same thing across the street on the same road. They are just building a grocery store out there and I think a Walmart. I'm not to positive bout this guys head count on people living there, the expansion on building hasn't stopped even though they voted for no more new building , but every where you go in WC you will see the Apts and new subdivisions, it's beyond tacky at this point

    Born and raised floridian here, raised in Zephyrhills, wesley chapel and tampa. It wasnt this bad several years ago before in influx of people started moving here. I loved it here because it was quite and rural and cheaper. Now its chocking the life out of me and cant even afford to live where i was born and raised. Now im being forced to look elsewhere to live or work my life away to afford it. What i loved most about it here is you can get anywhere in an hour, orlando, st pete, the beaches in any direction. Now traffic is so terrible and double what it was 3 years ago. I miss what tampa used to be. Sigh

      I was born and raised in San Diego, it has been unaffordable to live near my family for 20 years. Traffic, forget about it. It is coming to every area near you.

    I am moving back home to NYC later this week. Just miss the city vibe, walkability, and the change of seasons. I totally understand about the mall restaurants and shops. It's just not natural to me. Good luck in your new home.

      @leedclinton5026 What I like better is the relative ease of parking when out and about. I also will greatly miss my garage and in home washer and dryer. That's about it.

      ​@@leedclinton5026 I've been here 20 years and after going on thanksgiving back to NYC from Harlem visiting friends and then going to midtown I couldn't believe how badly the city reverted back to the (more) dangerous and dirty 70s and 80s. that being said if you live off of public transportation it will take years to get used to if you've never owned a car if you love the hustle and bustle it'll be too boring (especially after 9pm) for you and again years to get used to also if you love the change of seasons yet again years to get used to the heat but for me I love the wide open spaces, I don't have to rent only an apartment I can rent a house, Fresh air, beaches, less crime, more family friendly places to go out and eat, theme parks (Yuck not Disney) and if you just want to relax with virtually almost nobody there are hundreds of places you can go to (just not alligator alley) to literally get away from it all.

      @@leedclinton5026 Florida is just like Texas, Alabama, Georgia, etc. If you don't like guns, or anything "southern" for that matter - this place is not for you. We are the opposite of new york city politically and culturally. Not being disrespectful, but just telling you straight up. Many new yorkers have a hard time adjusting to this climate, because they want things to be like NYC. This is why NYers are the most hated group of people in FL, because they don't know how to acclimate. If you do end up moving down here, don't remind locals every 2 minutes that you're from new york and don't ever expect Florida to be like new york.

    I moved to Wesley Chapel in June … I love it bear. Being from Baltimore Co. , Maryland I am used to the commute times and didn’t want to be in the city , and all we need is close but still drive into Tampa for the gym and nightlife.

    I choose WC because for the price and distance it doesn’t get any better. For example I new build for $420k in WC vs a old house closer to the beach but much smaller home and probably needs at $20k-$40k on upgrades. Insurance for a new build is around $850/y vs a closer $4000/y and older house. Let alone the insurance is a good option. WC is not boring, if it’s boring its you not the place.

      Completely agree. Just bought a new construction home in WC. Price & insurance was a consideration. So glad I made the move. Only downside is not being close to the beach. But I’m ok with the drive to St Pete Beach. Just can’t do it as often. It all depends on what’s important to you

    Moved here from Miami end of 2017 beginning of 2018. Love it I've seen it grow and yes there are some cons however I like that its still small.

    54 corridor is long. Whenever I have to drive to Tampa and Brandon, the stop and go down 54 getting to 75 tends to soak up most of the time.

    My friends moved to Wesley Chapel almost 8 years ago from Cincinnati. Their youngest kids finished high school there. From visiting I see why they want to move. It’s a distance especially with traffic to get to beaches, areas closer to Tarpon Springs or Homassassa.

    With all the land available in Florida, why do they build houses so close to each other! I know the answer, but why do people accept this? This is a deal breaker for me. I need a house that has space!

      There is so much land available! Of course you know the answer is $$$, but people also just accept it. We live on an acre now and can only see 1 other house out of 1 window. I love it

      There's a lot of people. So, while broadly speaking there IS land in FL, everyone wants to live close to some major town.
      Also, undeveloped land in FL is more hostile than walking through the woods in the northeast. If you have a 5 acre back yard, a lot of it will be impassible wetland/brush and filled with critters who may not be friendly.
      I grew up crawling through overgrown brush in the NE, but I don't dare do that down here.

    I have a close friend who lives there with his family and they cannot wait to get out of that area. He tells me it is just too populated and traffic is terrible.

    We moved from Az to wesley chapel to be near my daughter & her family. She lives in Land O Lakes learned fast if you want shopping, restaurants & great medical care Wesley Chapel is for you. My neighbors are great so friendly & helpful. Understand beach is very important to most people but how often do you go to the beach with working & young children in outside activities? Guess if you are going to the beach every weekend then this isn't for you.

    We have lived in Wesley Chapel for 21 years. We love it. It has changed a lot. There certainly is a lot more places to eat than Wiregrass mall. The biggest frustration is the infrastructure. They wait too long to build all the roads needed for all these people.

    Born floridian here. Your complaining about living over 40 miles from downtown Tampa, or any larger city and it takes you (based on your displayed map) around 45 minutes to get to downtown Tampa. What are you winning about? That is very good travel time. You're the one who decided to move that far out, away from any large city, or did someone force you there? Look at citys like Orlando, Jacksonville, Miami. At rush hour, it could take a good hour to go 15 to 20 miles. Then look at places like Atlanta, Houston, Dallas, Chicago, San Francisco, Los Angeles where it takes around an hour to travel less than 10 miles by car. Then your winning about being able to drive at 60 to 65 mph to get somewhere. Snowflake, stop your winning, you're free to move elsewhere you want. We floridians are not going to stop you, or even try. So go.....

    I heard a bunch of people have buyers remorse moving to Florida. They were saying they now have mandatory insurance for hurricanes for homeowners. Apparently all the insurance companies left Florida so there is now a monopoly and they were saying the insurance costs almost as much as the house monthly. Not sure I buy that, but who knows.

      Florida is great if you like sitting in your house all the time and maybe jumping in the pool. Other than that all there is to do is drive and eat and drive and shop and drive and spend money. Thats about it.

      Insurance is a big problem! Mine went from 4,200 to 7,200 in 2 years. We were in an area that required flood insurance so that is one reason it was so high. We moved to a different place in the Tampa area and ours is now $1,900. There are a lot of factors. A lot of people make a lot of money to repair all the damage from a hurricane and the insurance companies are expected to get the bill. If I owned an insurance company, I would stay far away from Florida!

    As a black women I would not recommend moving to Wesley Chapel. I grew up there and It’s one of the most racist towns in Florida.

    It is State Road 54 and S.R. 52. Not Highway. The roads here are overcrowded and cannot handle the traffic volume. There is no mass transit. There is no commuter rail. Pasco County Fire Rescue is overwhelmed and a lot of times are bomb barded with call volume. Both law enforcement and fire and ems are overwhelmed with the call volume. The emergency services are short staffed. Public health and safety are a real issue here. Pasco County is 878 sq. Miles. It is served by the Pasco County Sheriff’s Department, Pasco County Fire Rescue, Zephrhills Police Department, Port Richey P.D. & Port Richey Fire Department, New Port Richey P.D. & Fire Department.

    i moved from CT to NPR, FL in 2020 and i couldnt be happier with this location. I've had to take my daughter to school basketball games in wesley chapel and it felt very rural. inconvenient and quite lame tbh. there are some nice shops not too far both east and west of wesley chapel and i do see growth going on so, yes, it definitely depends on what you're looking for. i much prefer the coast line and being minutes from anything i need.

    Everything is getting built in Fl. tons of new houses, apts, townhouses etc.. We see it everyday. The traffic is bad everywhere don't just blame Wesley Chapel depends on the day & time who doesn't sit in traffic at times? No matter where you go you can't avoid traffic I have been here 6 months figured that out fast. Remember the best teachers are parents, take time with them colors, abc's, writing & teach them, they want to learn why not spend time to do it. 30 min a day isn't hard. Many options with schools here.

    It sucks all these people are are moving here. Making the cost of living to up in Florida. Nothing I can do about. But I don't have to like it. And by the way just because you live in the Tampa Bay area doesn't mean you live in Tampa. I hear that all the time now.

    I’ve been to every market in Florida as a grocery delivery driver.Their building like crazy in every nook and cranny!!!…prices have to come down because most local workers wages can’t sustain these profit margins!!!

      Lack of solid home owners insurance? State with the most uninsured motorist? Highway infrastructure that is 5 years behind schedule… I can go on if ya want

    ive been here for almost 50 years. it was paradise when i was a kid .the pasco sold out to developers and few choice family plots were sold .hundreds and hundreds of acres. nature was uprooted for cookie cutter stik piles. now it is a friggin disaster.

    Personally, I loved Wesley Chapel when we visited last winter. Zephyrhills, Homasassa, all the other towns along the east coast felt overbuilt, overused run down, lacking architectural oversight and planning. It was refreshing to see well manicured lawns and landscaping and a sense that communities were being well designed.

    Love your channel. My only criticism is your topics are a bit redundant. There are many different places in Hillsborough and Pinellas that you have not gone over. Helpfully we will see them reviewed soon.

    Wesley Chapel and New Tampa was absolutely GORGEOUS and full of space in the 2000s. The influx of transplants from the northeast has destroyed this once pristine area. Sad what happened to it.

    I’m born and raised in Dade City, went to middle school in Wesley Chapel back in the mid 90’s when it was orange groves!! I don’t like how all the northern folks have moved down here and populated the area!! Housing use to be very low, now it’s raised so high most people can’t afford it now!!
    Tons of traffic, all my neighbors aren’t from Florida…. I hate living in Florida now, I would love to move out of the state!! Also I hate being on top of each other , you walk out the house and your neighbors is arm length away!!!
    If your from up north please move to Hawaii or California, Florida is over populated already people!!!!

    I live in saint augustine and none of these distances are any different for me then going to daytona (1:05) and orlando to the parks roughly two hours if traffic’s not crazy. I’m divorced in an empty house and board but will never move back to massachusetts. So unless this place gets eaten by hurricanes i’m gonna check it out. St augustine is slow but good to live and drive out to places. I have six beaches close to me. Even jax beach which is cool. I don’t go to jacksonville because it’s not a real city. If your from up north you know exactly what i mean 😂. Not much to do up there either in my opinion since it’s massive and not a real city again. Gonna checkout tampa. These things in the video don’t have enough bad things other if the insurance is higher, cdd and hoa is crazy in comparison.
