Quick Question: when checking Total Occupancy on Priclabs dashboard, it appears that pricelabs is showing “occupancy” not “availability” - when I check the calendar this appears to be true. In this video it appears you are discussing the inverse. Did Pricelabs perhaps change their dashboard since this video was posted 4 years ago?
I checked with PriceLabs and confirmed Pricelabs used to use 'Availability' but then changed to 'Occupancy' around 2021. Thanks for pointing that out, and getting in touch. If there is anything else we can help with, please get in touch!
Do you use last minute discounts or to increase your rates for 3-4 months out? Would you mind to get an overview if you did how much would you increase/decrease your prices if you have availability in say the next 7-14 days and then how much would you increase your base price for 3-4 months out? This is a feature in Beyond Pricing which increases/decreases for you. Just curious your thoughts and an example for 7, 14, 30, 60, 90 days out. Thanks!

Thanks for this info Danny! Question - when we launched our listing, prices were very discounted and bookings came quickly. Since we've started creeping our prices up in line with your strategy in the video, inquiries and bookings have really (like...crickets sounding!) slowed down. We have not had one for 7 days now. In PriceLabs, the 30 and 60 days are now 50% and 56% availability and finally changed from green to orange. They have been leveling out since we started raising prices. According to this vid, I should raise prices on Wednesday, but I'm wondering whether you have an overriding thought process if you can clearly see that inquiries/bookings have literally stopped. TIA :)
You don't 'raise prices on Wednesdays' by default. Wednesdays are my days to go in and check my prices, soemtimes I raise, sometimes lower, sometimes nothing, sometimes adjust/add customizations, but usually it's a raise or lower of base price. # of inquries don't matter, it ALL has to do with occupancy. Raise/lower based on occupancy goals keeping in mind the health of your calendar.
Hi Danny, I just signed up and added Pricelabs to my listings and I really think I am going to like it better than Beyond Pricing. I do have a question about maximum dates of stay that I didn't see addressed anywhere in your videos or on the Pricelab website, I have a max nightly stay of 5 nights on one of my listings in Airbnb and I just wanted to make sure there wasn't any type of setting that might override that max stay requirement. Thanks
If you have set 5-days in Airbnb as your minimum then this is your setting UNLESS you've made a special customization in PriceLabs to allow a 1-4 night reservation if that is the only possibility in your calendar (ie a gap of 4 nights).
You're asking a dangerous question. I want you to understand the reasoning behind it rather than apply a general rule. Then once you 'know how to fish' you can decide if it makes sense for your situation.

It's because I noticed that Pricelabs doesn't lower the price enough in this market. If you notice that many days are going unbooked then you could probably use this customization.

I got for 100% occupancy within 7 days and about 50% within 30 days, around 30% within 90 days. Yes, I discount heavily for last minute bookings.

My price labs doesn't show the multi calendar view you have at the bottom. Did Price Labs eliminate that after this video was made?
