Great Work Buddy, looks fantastic. How much do you charge for each room on rent per month or overall for 8 rooms? and what are your total HMO costs per month (bills, council tax, wifi etc)?
I know this is a late response to this but thanks for the vid. I am planning on getting some HMO’s in and around Leicester. I will most likely need buy old ready HMO licenced properties needing work as I understand that even submitting good plans which will provide fantastic housing … the Leicester as others, flat refuse to give planning.
I believe now they also say no house to 2 apartment conversions allowed!
As even the bloody government knows is the sensible and much needed thing to allow if they are converted correctly! What am I misunderstanding about Leicesters thinking about well carried out Permitted Developent etc

How do you work out how much you will be leaving in the deal and how much you will be about to pull out 👍
It’s a simple maths calculation
GDV (how much it’s worth when finished) x 0.75 - mortgage balance (debt) = how much you call pull out
