    Thanks for sharing, totally agree on the reasons. Several years back, I queued for a new launch property for 8hrs onsite and the developers withheld the prices until your number was called, basically forcing one to make the decision in

    I am a tenant living in Panorama. As the price jump a lot worried about my rent hike soon 😭 . Would like to mention another reason to push the price is phase 2/Phase 3 of thomson east coast line opening as this condo is near mayflower MRT.

    Yes, many sentosa properties are purchased high.... even rental incomes are unable to cope with instalment and these are not in high interest environment, now the instalments are even higher

      That was a clear case study of investor demand and not singaporean demand. When it evaporated with ABSD, prices declined massively

    i learn a lesson at stock market, luckily i always have habit of buying bit by bit, not all at one go. the lesson is : don't afraid of losing out, be afraid of buying expensive. now, at here, you remind me again that this principle even applies when buying property. Very big thank you for your always quality video, there is always something to take away from your video. 👍

    Sky habitat have a huge balcony compared to panorama and sky vue due to its special design.
    Not everyone likes to pay for balcony space hence I feel it’s 50% of the factor for the lost.
    Looks nice from outside but not many people would pay a 3 bedder price for a 2 bedder unit at sky habitat for its huge balcony.

    I think shop house can obtain higher gain and profit, MY friend bought a freehold landed shop house at Joo Chiat Road for S$2.8 millions 5 yeas ago. Today the same shop house can fetch for S$7.5 millions dollars. Landed shop house can be bought by foreigners without ABSD. That is why a lot of hot money coming into Singapore. His shop house can me for S$7k to S$8 K at ground floor for commercial use. Previously he rented it out to 4 fingers. The 2nd floor can be rented out for accomodation purpose for S$2 to S$3K. He bought it using a GST registered company. He can claim GST input Tax . For exit purpose , he can sell its shareholding to the buyer.

    Just 1 question, those U shape property, are they a good buy now? Since the 10 years grow have even out the premium initial buyer paid..🤔

      Depends on your entry price which largely depends on market cycle and negotiation

      Yeah gone are the days where we have big spaces to share etc. Sky Habitat because of its design has much more outdoor spaces and hence PSF is lower vs Sky Vue. People want more squarish internal space which now all the condos are. They're just boxes. Sad😢
