    It was so eye-opening doing this exercise! I cannot believe people get treated this way when they are calling a "professional" for advice on such an important decision.

Sandy was knowledgeable about the programs, and we felt comfortable with her advice she gave us. We felt she pointed us to the right direction.     Had a great conversation with Alyssa about my plan. Turns out I need a document (that doesn't yet exist) for my specific situation. Sparing the details, the awareness is very helpful. Real answers like you said. This is the way.

    Just came across your channel & subscribed to the channel. I'm a Vet that's considering possible interest in a home search. I figured out who the 2nd lender Alyssa is talking about because I've had the same experience with them over the past couple of years while I've been on the fence about moving forward. Yes, they encouraged me to get pre-approval still after letting them know I'm undecided. Just wanted information on the process & walk me through it. Received multiple follow up calls & emails with links to get pre-approved. I was told the approval is good for 12 months which I did not know was a lie till I seen this video. Overall seemed pushy to get me pre-approved. Everytime they have sweepstakes to enter & they call you immediately after entering regardless how late. I've spoken with various reps with this lender during this time so this is not a one time experience. So much to share but thought I confirm Alyssa's experience.

    I spoke with Jen initially and then sandy. This was part of my worry when calling a big company. Jen pointed Sandy my way and were both very helpful. Looking forward to finding a place and closing with them later this year

    I had such a bad experience 3 years ago with the Loan Officer and Real Estate agent that my wife and I just got Certified ourselves, She has a RE license and I just finished my SAFE exam 😆. Great content and insights.

    Being a lender myself, none of this surprises me. Call center lenders are just like telemarketers.

      It’s super disappointing though because this is who the average American is calling every single day. They need to do better.

      Yeah, that is the unfortunate truth so I think maybe with a lot of education we can get American to demand better

    Seeing this is upsetting when people seek help for a Va loan and aren’t knowledgeable on the matter only to be not told the whole truth. It’s insulting to us vets who served and sacrificed for our country.

    This information is so important. I didn't realize credit scores rotation is only positive for 120 days as far as job status no problem with fixed income. 😎👍❤🏝

    They should call guaranteed rate. See if it's actually any better than the rest.

      Guaranteed Rate has over 3000 loan officers. With my team you can book a time as discussed in the video and they will answer any question and help plan always for free. That is what I think buyers should have access to. That is a jennifer beeston decision and paid for by me.

    Question: this pertains to 2005-2006. Why did (hopefully not anymore) our loan get repeatedly sold to other companies after origination? Exp: I had a loan for 130,000 fixed rate. The first 3 months my loan went through 3 different companies. The third time I got late fees because I paid the previous lender and they hadn’t forwarded payment to the new loan holder. I lived out in the middle of no where and would only receive notices two weeks after payment was due. After all the late fees and life changes I ended up having to let the house go. Is that legal? Does that still happen? If so why? Obviously it’s been a very long time and I know there is no way to reclaim that. Just worried that if my husband and I buy this will be something we have to worry about now. The first two months were paid in full by or before the due date. The last payment started wracking up late fees and just kept building to the point I was never able to catch up.

      Lenders do sell your loan however, there are now consumer protections where they have to notify you and the new company has to notify you as well and if a payment is late like 45 days you can’t have it hit your credit so I would not be afraid of what happened before because it sounds like you had a isolated Truly terrible experience, which is not the norm for the industry. Also, a lot more safeguards are in place with the consumer finance protection bureau that was created after that time.

      First one has been in the news a lot this week. Not for good things. 2nd one has the best marketing in the business and they are everywhere you look.

    Do y'all underwrite 203k FHA loans we are in a unique first time home buyer situation looking at multiple states to move to also shopping for a realtor that can do HUD bids & is honest

      Guaranteed Rate has an A Better Business Bureau rating. If you look up any lender you were going to see some level of complaints. It is important to note that Guaranteed Rate closes hundreds of thousands of loans a year so 102 complaints for the entire company over 15+ years in business that’s nothing. I work at Guaranteed Rate as well. As with any mortgage company, the key is the loan officer you work with. You could have a company with zero complaints but if you get the wrong loan officer, that doesn’t know what they’re doing you will suffer. Christine is excellent at 203K and she is one of the top in the industry however, if you would like to look for someone else that is always up to you, but I hundred percent stand behind my recommendation of her
