- In this episode we look at a comparison between two condo units, one costing $100 per month and one costing $1000 per month which represent both the top and bottom rungs of the Bangsaen, Thailand condo market respectively. There are many more choices available at the lower end of the market but high end units are available for those with the means so come a long for a quick look. You'd be surprised with the amenities you can get in a very cheap room. I used to rent a room for 2500 baht with an AC, a small fridge, a balcony, normal toilet, shower and even a bath tub. On top of that it was maybe a 10 minute walk from Jomtien beach. I also had an access to the neighbouring building's pool. I sure got lucky and found this place via some local friends, but my point is, don't pass up on a place just because it is very cheap
You should represent high end real estate companies. You've got that radio voice: Quiet authority yet reassuring. You'd be great in a crisis center! Not a type of job most of us would aspire to - kind of stressful. But that voice - that's what people need to hear when their life is unraveling.
As the thai people thank you for do content like this if the covid gone this would be advantage for the economy of this country we need more the long stay tourist

I'm glad you popped up on my feed. The expensive option's price is inflated by the lack of supply. You could get that for 20,000 in Chiang Mai which is the second city.

Great video. This is a great option for a retired single man who wants to stretch his dollars. I'm scared of heights so I'd want a lower floor which should be cheaper since the view isn't as impressive..

When you get to RUclips rockstar status, one of those fancy places might be ok, but most of us would rather live like you do in the $200 range apartment, and have the rest for eats, drink, travel and entertainment. Great video as always.😀
I think as you pay more you get far, far less for every 1,000 baht you spend. The difference between three and four is massive. The difference between five and six is noticeable. Above that, in most places, it's all a bit dubious.
For ฿6000 apartment the Chances are 90% being robbed.

Thanks for showing us around Bangsaen. Honestly, I never heard of this location. A walkable area with vendors is definately a plus. With the current situation, higher living standards and affordability is becoming ubiquitous which is nice. Be greedy when others are fearful. Thailand is a safeland in my book. Everyone can be paranoid about "wet markets" in Thailand, not me.
I'm paying 1400 USD per month for a crappy two bedroom in Phoenix, where you can't even go outside for 4 months out of the year because its 110 degrees. I need to figure out how to make money online 🤔

I would agree about the toilet, but when I was on holiday where they have squat toilets in Morroco I got used to using them and they are actually more healthy to use, it’s just what we are culturally acceptable to I guess.

Living up north I'm paying 2000 Baht ($61)/month for a house with 3 rooms (2 with AC), small kitchen and 1 bathroom. It's not fancy, but I can pick mangoes from the front porch and I also have bananas, rose apples, and mulberries growing around the house, and of course (in this age of coronavirus) I have a patch with vegetables growing too.
How is it now? Have prices dropped or higher. Please let us know what the area is called, and if u can walk to a nice beach? Thank you in advance!

But this place is not in New York or London. For 1000$ you can have a very good condo in most western towns. I don't know why would you compare small town condo to big overhyped cities like New York. I don't think Thai people consider this price as good deal tbh even the one with decent job there. Sure for western people it is ok deal mainly coz of view.

The point is $1,000 is nothing if you sell a house in America or the UK and move to Thailand..
In the winter I live in Asia.

The quality of of life & living in that condo in Pattaya is much much better than any small town in America or England.
So there is a cost and quality of life issue here..
I used London as a point of reference to make the point because everyone knows about London..
Halifax Sheffield or Glasgow nobody outside of tbe UK can compare prices..
Thailand has Sunshine everyday..its cheaper and lots of interesting entertainment on a night. $1,000 you would pay a lot lot more anywhere else like boring south of France.. or boring Miami ..

@@paul_the_merciful I do agree life in Thailand is way better than in US or GB for less $ but most people exaggerate. I just checked and the median home listing price in the US is 200-226k$. People would think to buy a home in US you need to spend fortune but the reality is average price is around 220k$ so I guess in some places you can buy house for like 150k$ or less to compensate the high end condos in NY. Here we are talking about small coast town that I wouldn’t consider as tourist one like Phuket or Samui. We really can't compere prices to western one. In Poland for example you can buy cigarettes for not more than 2$. Beer for 1.5$ is standard price. The perspective we have is based on a place we live in I guess.

Gidday from Australia. Very interesting, the cost is a bit higher than say Penang Malaysia where most high rise condos, 3 bed, 2 bath with pool, gym, etc is about $500US per month.
@D'RealBoxingFan Gidday, those $500US condos are normally 10000 ft2 or bigger. The quality of life for the cost is the true value. Great medical facilities, good clean air-conditioned public transport, great and inexpensive food. Penang and KL offer this. Booze is dearer than the US but not in the restaurants. Everyone speaks English to some level. It is a 1ST - 2ND world standard, not a 3RD world.

If you go check out the price at The Base they are really high, but the rooms are small. So you are basically paying for the location being close to Central Festival and within walking distance to most things. I do like the base and have stayed there a few times with my Thai wife when we are in town. But if you are looking for long term stay to live for your money I don't think it would be worth it. Like I said the rooms are not very big but are furnished well. Security is good too. Nice video.

The first condo looked like a garage space. The second is great except a bit small in the living room and kitchen. Balcony is top notch and the amenities are great.
For clarification as a french, "french toilets" are actually Turkish and by the way "french fries" are... Belgium. That said, very informative video ;)

An unenclosed shower is what I've heard called a swamp shower. I stayed in one two months once and I think it'll be the last time I ever do that. It simply makes the bathroom/toilet completely soaked. Very good video and deserves everyone's thumbs up. thank you

Thank you. I can't drink anymore and this would be perfect for me without temptation next door or below. I would need to rent a motorbike for a month. 30 days is really the most i can do. My working age will be rather high i'm sad to say. I buy lottery tickets now instead of beer etc.
I used to live in Bang Saen. I loved it honestly. Not as busy as bangkok but still alot available.

Good video. Nice that you used a GoPro too. I have been to Thailand. Bangkok mostly. I prefer the bigger cities. More to do and see. But sometimes it’s nice to stay in a location like this one. I lived in the Philippines for eleven years. Manila. Hong Kong is my favorite Asian city but it’s expensive.

$105 USD a month looks like a great bargain for a single guy just looking for a cheap place to stay! $150-$250 is probably my preferred price range when I retire. $1000+ a month is when I win the Mega-Millions Lottery!

Two biggest questions I have after establishing a solid relationship with the landlord/manager are going to be about security/safety and how quiet it is there at night.

With locations such as these the first thing you need is transport. Shanksy's pony ain't gonna cut it. I prefer downtown where things 'close by' are a few minutes walk away, not several minutes on a bike.

my price goal is 15,000 baht a month or 500 USD. I have seen crap and luxury. My needs are modest but I were staying in a place for one year, I know I need a very large studio with decent couch and reclining chair. A pool would be nice but depending on the location not required if there are hotels nearby that let you pay as you go on a daily basis if you use their pool

My income is 6.9k usd/m right now but I'll only be in Thailand during vacations until I can make a transition or get a job I can do online. I think that's the hard part for me. Finding something I can do or set up so I can enjoy my time living there.

Great retirement spot for a single man who wants to retire. Your social security pays most of your bills. The lower end stuff would be good for a person who was impoverished in the US, such as a person on disability..
That's because a lot of New Yorker's have never been further than New Jersey, as a matter of fact they can stay there. I have enough of their loud mouths wherever I go. I can hear one before I see em.
These were good examples of the extremes available.
I have lived in both condos and apartments in Thailand. The first place you showed us that your friend owns is an apartment. People can call it what they want but that is a typical Thai apartment, not a condo. To be a condo it has to have a kitchen and typically a separate bedroom. Apartments DO NOT HAVE KITCHENS, a "condo" with no kitchen is an apartment. Apartments often have a sink on a small balcony so you can wash dishes or hand wash clothes (ladies and their unmentionables). Some apartments have a sink inside along with some counter space and cabinets. Like a micro kitten but NO stove.
The condo you looked at was very nice. I get that the price is way way over the top. One condo I had (long term) was a 1 bed condo, in Bangkok (no beach close by but everything else was within walking distance) in an 8 tower complex that was super nice, close to everything, small market on site, multiple pools that were absolutely beautiful as was the gym and grounds. There had many services on site including laundry, dry cleaning, hair salon and more. With utilities included it was $550.
My gf at the time (2019) had a very nice very large apt (45 sqm) in a single tower. Inside sink, small store onsite, local restaurant next door (40 - 50 Bht), Dedicated covered Parking space (yes this is a big deal it keeps your car cooler in the hot times and gives you a dry space to get in and out during the rainy season), and a balcony. This is a very nice place FOR THAI people, they do not cater to travelers. All of that was 3000 Bht a month with a 12 month lease. Utilities not included.
Prices vary depending on length of stay. Properties like Ibis sell a lifestyle vision. There are lots of options for a short term traveler, long term stay and Expats. Like everything else its all about Location Location Location and are you willing to pay the asking price to be in that location.
Remember, this is Thailand, almost everything is negotiable.

@@jamesm4435 Thanks. I am a Westerner (farang). I appreciate what he's doing, I've been to the area a few times, but the difference between the two types of housing is major.
One major difference is the Utility rates. Gov rate for electricity is 8bht, this is what an Apt pays, a Condo rate is 2bht per unit. I don't think a difference of 75% is minor.
Expats can buy condo's, they can't buy houses, land or apt's.
It seems like a minor difference from the outside, but using the correct terminology when actually LOOKING for and at places makes a huge difference.
@@jcinthailand Having nearly bought in Bkk and Pattaya, and stayed in CM. I have never heard anyone, including agents, call them apartments. Always condos.

@@jamesm4435 Hey, as far as I understand it the quotas are for the Condos, it's a way to both ensure a supply of a sell-able/ investments real estate to foreigners while restricting the market to some degree so it's not over run by us.
Apartments are not real estate items or transferable in anyway, it's strictly a rental, both short and long term (1 or 2 nights to months). Some have 12 month or more min lease, these are usually very long term tenants, almost always all Thai.
So the one rule of thumb is: Condos can be bought and sold by foreigners, apt's can not be. I prefer BKK for daily living myself.

I've lived in Asia for over 30 years and until the "you know what " I had never heard the term "wet market"
They were just called markets or traditional markets.
It's pretty convenient to live fairly close to one so you can buy fresh fruit ,veg, seafood and meat close by.
There’s a gated community right across the sukhumvit road from the condo that is where all the “actual rich people” live an attachment to the golf course (crystal bay golf course) called ปัญญารีสอร์ท ชลบุรี aka (Panya Resort Chonburi), *not the condos* but mansions which are All ฿25m+ up atleast. Born and partial raised Bangsaen local😎

Also, is this type of low/medium accommodation available in Pattaya or would you have to be in Jomtien or somewhere?
As a simple rule of thumb consider the areas North of Central Pattaya Klang road; South of South Pattaya Nua road (and towards Jomtien); and West of Soi SaiSam/3rd Road... Lots at 3-5,000 B/mon. Worth renting a scooter and looking around... It's a very variable market.

I had a similar apartment to the 1st in Nongki, Buriram. No AC, I only use a fan, the small balcony was converted into a small kitchen. 2000 baht/month
I spent 3 hours in a place like that with a lady 10 years ago ..No way would i have lived there ,and no balcony 🤦♂️

The problem with a lot of those condos is, is if you are looking for peace and quiet you won't have it long because of the massive development going on in Thailand. You need to think ahead and always look at your location because in a heartbeat your view can turn into someones living room in about 3 years time. Also the construction noise and dirt from other developments going up will be nerve wracking. I am not familiar with Thai construction engineering so I hope it's nothing like Chinese construction were the quality of cement used doesn't start to show cracks and structural defects or the condo starts to sink 1ft every year.
I’m betting that after a year of bad economy since you did this video the prices for the high end places have dropped from 25% to 50%. East of Pattaya in Rayong and Ban Phe the deals are even better.

My income is 2,400 USD 1,000 USD is too expensive(extreme). 400 0r 500 USD is perfect
With a 12 month lease you can live in a high end condo (think Ibis, Loft and other high end brands) with all the bells and whistles for 400. 500 on a 12 month lease can get 25% more space and even better perks: shared work spaces, nicer gyms, nicer pools, better views, better restaurants, higher up, closer to BTS/ MRT, closer to the local walking street/ bar and restaurant area, closer to BigC/ Malls the beach and so on.
Don't forget the UTILITY rates are different for condos and apartments: Power: Apt = 8 BHT per unit, Condo = 2 Bht per unit. Also some condos include all the utilities.
I would spend and extra 3000Bht a month on a nicer place that included utilities. On a 12 month lease you will spend $100 month on average, why not put that money to work having a nicer placer with better rates or no rates at all?
Retirement beauty of Thailand; anyone can live cheaply, mid-comfy, or high-so spoiled. All depending on what your budget can comfort !

Condo's here in America have more then one room and usually have a garage and a kitchen. The first place you showed us I would call a hotel room.
Move to any large city and research a studio apartment. Travel the world. Hot plates, tea kettles, etc replace full kitchens, all over the world, even in college dorms in the USA. It’s normal. We are spoiled with amenities, here in the states hence why so many foreigners are seeking the “American dream.”

great vid. what about 9:40 on the water 2 story buildings? no one can block your view there and i would take less amenities for that place. also 9:43 hotel is in the way somewhat, not a deal breaker but i would take that place all the same or near to it such as only 1 pool not 3 etc. also more building underway so i def would not buy this one in demo vid, look out balcony in 5 yrs and just a patch of water visible.
Why Bang san you can get a house in other areas closer to Bangkok.Even if you wanted to go to Phuket you can get condos and small villas houses which are around same price and most are only 5-10 years old max
995 dollars a month is very good, get alot for that and that balcony,,wow.
