Real estate is very expensive in korea so just to rent a house/apartment, people usually get loans which could cover for 50% or even as high as 80% of the deposit. Apartment contracts usually last for 2 to 3 years after which both the owner and the tenant decide whether to renew their contract because by then the tenant may already be able to afford a bigger unit and would want to move in a bigger one or the owner might deny their renewal for various reasons. There are houses that have no contracts but these are usually the cheaper ones in the obscure parts of seoul.
