    I think this is not fair that, while interest increases automatically adding on loan amount & Tenure, But while interest reduced By RBI, we have to give request from our side .

      Not correct it's automatically get reduced or increased depending on your interest regime.

      @@nandabim25 Whenever RBI announces an increase in its monetary policy rates, housing loan-providers, such as banks and finance companies, are quick to hike interest rates. However, the same efficiency is never shown by these lenders, when there is a rate cut by RBI.
      It may sound unethical to borrowers, but lenders like to earn more and make more profit. The question, however, is: Why do regulators turn a blind eye to this unethical practice of lenders?

    Thanks sir. I took home loan in SBI initially at 7.55% in 2019 38lakhs they are increasing the rate of interest continuously now iam paying 10.05% for two years. But iam requesting the sbi bank to reduce the interest rate they are telling they do have rights to change. Like that.

    In aug and sept alone hdfc has increased the housing loan as 0.5 , 0.5. When asked thy said rbi has increased the intrest rate. It it true that rbi has increased the intrest rate in 2 Consiqutive months.

    It's always better to reduce no of terms than increasing EMI bcox if we do prepayment,no of terms vl gradually reduce

      Only when interest rate is hiked, I would suggest you to decrease the duration. Otherwise prepayment is enough

    EMI not getting deducted as per My Axis bank loan RAC agreement though i maintained my saving account balance enough money Since beginning of the loan 2019. Hence, my loan principal money showing more now. Approached bank to adjust principal, no solution. Why did i maintain more money in bank balance if they are not going to take as per loan agreement? Is there any possibilities to get Principal adjustment and Compensation demand from our end to Axis Bank Loan section

    Brother, I took house loan last year in canara bank. Emi amount only increasing each month due to increasing rate of interest. But tenure years still remains same. I didn't raise any request for them.

      That is called floating rate housing loan. It will be like this. But I don't think it will increase further from here.

      @@nivasexcites let me say I pay an EMI of 100000 for 20 years for a home loan, and the house is fetching me 45000 rent now, over a period of time my emi won't raise but my rent will, it will at some point exceed my emi, in that case having a long term loan would be beneficial right, moreover Housing loan interests are having 2 - 2.5% markup, and inflation in India is always minimum 5% that effectively mean I'm paying 4% interest right, after sometime I can even sell the property when it appreciates and pay off the loan if I want, want to know your insights on this 😊

    Thanks for the explanation. I have availed 35L housing loan in 2015 and current outstanding is 26L. I had not paid any addl amount in the first 5 years as suggested. Kindly assist how to get rid from this loan. Either by paying an extra standard amount every month or invest in SIP for the next 10 years and to use it for loan closure? Please clarify.

    Hi Sir..I took loan from LIC with 7.1 ROI with tenure ending 2041 (20 years) . We did some prepayment 2 months ago..nd tenure reduced to 2040. Now they increased to 8.85 ROI, I know the EMI would increase and it is showing increased of 1.5k which is fine, but does tenure too increase? Suddenly it’s showing loan end date as 2046. Is this normal? Whenever the ROI increase, always the EMI would increase right with tenure remaining constant. But this time both EMI and tenure increased. Anything showing wrong in portal? Or I understood wrong above. Please correct. Thanks.

    Hi sir I take loan in HDFC Bank what u said same way I ask them to don't increase no of years I'll pay in each EMI but bank persons said this not possible HDFC doesn't have that option is this true pls answer me sir

      They reduce No EMI, but EMI amount will increase. If they are not accepting. Pre-pay 5% of Loan amount every year extra. Automatically Loan duration will come down.

      @@pragadeeshs8769 mortgage insurance is only protecting the loan incase of the death of loan holder. If the loan period is over, no Insurance protection. Term insurance is a protection of our income. Say you take 1crore cover, if the life assured is no more. 1crore is paid to the nominee. They can settle the loan outstanding amount and keep the balance amount to manage the family.

      Sip is the best way to create wealth. Real estate has liquidity risk. Can you sell your land at a price you want to sell. Can you sell it immediately. Can you buy land inside a city at a low price. And if you buy a land at outskirt, is there a guarantee thar that location will develop. What is the rent percentage if you build a building. Residential property only 3%. Commercial 5%. Thats all

      Don't do that.. pay atleast for 10years. You can get tax benefit. And you can invest the amount in mutual funds for better returns. If the interest high and above 10% then you can close it soon.

    Instead of doing 5% or 10% as lumsump on 13 month, if we pay 5% of total amount as SIP, will it help? Coz instead of paying 2L as one shot, can we pay 15K every month for 1 year?
