    People think if they have Section 8 the landlord can’t evict them because Section 8 is still making payments to the landlord.

    Judge Simpson is stand up. He will fight for your rights whether you are the tenant or the property owner. He works with you. He's fair and reasonable.

      All I care is follow the law. People are always talking about "I feel" and "fair". What matters in the law. When adults need outsiders to solve their issues what matters in the law. He is good about following the law.

      On November 12, 2014, the Michigan Judicial Tenure Commission (JTC) filed a formal complaint against Judge Cedric Simpson for interfering in a police investigation involving his intern, Crystal Marie Vargas.[1] After a judicial misconduct hearing, the JTC recommended that Simpson be removed from the bench.[2] In July 2017, the Michigan Supreme Court ordered Simpson to serve a nine-month suspension without pay.[3]
      The commission's findings also included evidence of about 10,000 texts and phone calls exchanged between Simpson and Vargas and statements from Simpson denying that they had had a personal relationship.[6]
      The complaint charged Simpson with 15 violations of the Michigan Code of Judicial Conduct, the Michigan State Constitution, and the Michigan Court Rules

      She propably cant, thats propably all she can gather, but wouldnt you rather pay youre rent and then try to figure out something else for food, rather than not pay the whole rent, just to have money on food, and then be at risk to be evicted. These are the type of desicion certain people have to make monthly..

    She said "I'm trying not to get no help and do this on my own. I'm waiting on section 8" in the same sentence.
    It's such a shame that people don't realize that section 8 and SNAP and all of those government assistant programs are help. You aren't doing it on your own. The entitlement to these programs is getting out of control.

      Agreed.... She is on welfare to work, thats a good thing. Too bad sometimes these people rent a place they cant afford period. Im not saying they need to live in squalor, but why rent a place that is way more than you can afford in the first place? If rent is due, rent is due. period

      Too many people just working "long enough to qualify" for benefits and then get themselves fired and live off benefits as long as possible. That revolving door has to close.

      True, but section 8 if you lose your job or get reduction in pay, you notify section 8 and they are suppose to accommodate you. It goes by income so they have to charge you by your income.

    Been there as a landlord. Simpson is so good, goes out of his way to protect tenants by bringing the law. Sounds like a good landlord who wants to work with the tenant.

    My family and I grew up on Section 8 when we needed it, and there’s A LOT of protocols, rules, and certain procedures to follow. They come to your home 1-2 times per year for a thorough inspection. We were very fortunate to have the assistance. They won’t hesitate to snatch it away in a heartbeat if you don’t take their terms and conditions seriously

      But that is what section 8 is for, people in need, when they need it, not a lifestyle, an entitlement.
      I don't look down on people who are or have been on section 8, I TRY not to look down on people who use it as a gifted right that they use for their entire lifetime.

    A lot of people don't seem to understand that when they get government assistance for rental help or help with bills, it doesn't make them no longer accountable for the bill.
    You can't ask Tamika to pay your rent and if she agrees but then doesn't pay it, tell your landlord "well Tamika said she would help but she didn't so you just gonna have to find her and see what's going on".
    It works the same with assistance. Section 8 is Tamika. They didn't pay. You still owe your rent. It is not the government's responsibility now. It is still yours.

    My boomer parents had rentals when they told me the plan was for me to inherit them. I told them straight away to sell them off and enjoy because I had no desire to be a landlord. I’ve seen what they have put up with over 30 years. They got out of the rentals just before COVID and the moratorium which cost many landlords massive amounts of money.

    Telling the Defendant she has failed to provide the documents and submit the proof the last judge told her to file is NOT calling her a liar. The attorney was simply telling her why she has not complied with the orders and how to resolve her case. It is amazing how these defendants twist everything around to try to appear as if they have done nothing wrong. 😡😡

    What I love & respect Judge Simpson the most for is the fact he can be so mad he's about to blow a gasket, but when that next case is called it's back to business with his joking, happy disposition, etc.... i.e. he doesn't let these things bother him outward for even one second. Whereas I've seen some judges steam for a while, with him it is pure professionalism all the time.

    Due to the death of a longtime tenant, I currently have a property for rent in Washtenaw County. I'm happy to leave it vacant and eat the costs rather than deal with tenants like this one. Being a landlord in Southeastern Michigan SUCKS!

      I feel you. Being a landlord in Nashville is much easier right now because there are more people than houses. However, I've had a couple that tested my patience, and one I let leave without penalty mid-lease because I feared they'd stay and wreck the place. Better to lose a month or two than to clean up a mess.
      It's a risky business because the landlords have a HUGE investment in the property, and the tenants don't generally see it the same way.

      I’m in the UK but you would love me as your tenant as our landlord does, been in the property for 11 years do any small repairs ourselves, paint the house and fence when needed and pay our rent before due date… I don’t understand how tenants destroy or don’t look after the property they living in after all it’s their “home” so keep it in good condition not for the landlord but for yourself, always pay rent before any other bills!

      She’s on section 8 the program doesn’t allow for that. Everything you make will be spent 2 hours after you get paid. Every raise you get will result in higher out put from you. It’s not as helpful as people believe but if you have to use you will comply because you don’t want to be homeless or lose your children.

    Section 8 doesn't guarantee anything. They can kick you at any point for practically anything. You are still required to pay the amount they set, and if you don't, you're off.
    Judge Simpson made the right judgment.

    Always love how Judge Simpson changes hats quickly during his cases. He was not having a iota of the defendant calling the plaintiff's attorney a liar, before quickly changing back to his much more relaxed state when he switched files. The way he immediately changes the atmosphere in his court when he does this makes me think it is deliberate, especially for the incoming defendants who think they're now up against an angry judge.

      ​@@melissamcclain34This is a perennial Judge Simpson problem, and now that you've noticed it, it's going to drive you crazy watching him. When he understands everything, he's a fair judge, but every once in a while he will misunderstand something. If it isn't something that makes him angry, he'll listen to explanations and be like, "Oh, I get it, now. I thought you were saying..." and it's all good. But if he misunderstands something that makes him angry, then it's all over for the defendant. He ignores or misinterprets all further explanations and gets angrier at the defendant the more they try to clear up the misunderstanding. It becomes a real downward spiral.

    When you live in a place you have to pay rent…case closed! I don’t understand how some people keep trying to get free stuff! I never once had anyone pay my bills…ever! We were poor after my hubby got home from Vietnam and I didn’t go asking for handouts! Just skimped and saved….proud we made it on our own! Judge is excellent!

    11:00 - ? - Did I miss the tenant calling the lawyer a liar? It seems like the tenant is saying the attorney is calling her a liar, she's not calling the attorney a liar. Did I miss something? And right after that the other lawyer is saying that the tenant is lying "that is absolutely untrue"

    Lady, you brought no proof. How is the landlord, or the Judge, supposed to know that you have Section 8 coverage if you don't bring a copy of said documents?

      She was already on section 8 but if she got laid off she wouldn’t have anything until they processed it. She also went and got another job and offered to pay the security owed. She had the confirmation that she summited her new details but nothing permit will happen immediately. Having section 8 tenants sometimes means there are changes that happen that affect payment but are not given in a timely matter to tenant or landlord.

      Well if you have a bank that’s customer service driven first, there are plenty of options I remember when I signed my car note I added “unemployment” protection for like I think $35 a month additional on my car note which gives me a year of no payments as long as I provide proof of no employment, I’ve had other banks give me 3 months where they backloaded the loan so I’d just be paying longer. So there ya go!!

    The landlord should have a contact with section 8 as well as the tenant so they can verify what she’s saying. I KNOW they can’t solely rely on the tenant. Section 8 can be REALLY, really slow AND IF you slow, as a tenant, to handle your business or stay on top of things, you find yourself HERE. Sounds like the tenant drop the ball.

      This happens a lot. The tenents expect the apt\home owner to be lenient, much less it seems that far too many people who appear healthy and can work have section 8 or other rent assistance or SSDI.
      Also, they almost always seem to be very entitled.

      There may be some privacy issues (laws) preventing the landlord from just calling the Section 8 people and asking what the deal is with the tenant. They might not be able to say anything about it, and then the only verification that she's telling the truth would be when Sec8 funds come in on her behalf. I'm just guessing about the privacy reason though. But then again, I wouldn't be surprised if a person has to give up some privacy rights when they receive certain kinds of public assistance.

    I'm so sick and tired of paying the way for people who can't manage and finance their own lives. Don't have children if you can't afford them, if you need to work 2 jobs to pay your bills, work 2 jobs. If you're on public assistance, you can't afford nails, wigs, or any other form of beauty services. You can't afford liquor or weed. You can't afford Nikes, name brand clothes nor 1000 phones, etc. One of the first steps in solving this problem is to stop giving additional benefits for new children being born to people who are also receiving benefits. Meaning you get pregnant, your benefits do not increase, the birth isn't covered, and the child isn't eligible for State funded insurance. There should also be a time frame for ALL BENEFITS unless you are truly disabled.

    How is it that people do not make sure their housing is handled first? For my entire youth I cannot recall hearing about people expecting others to house them. It was always about making sure rent was paid first! As a young adult in the 90s, rent was paid before anything else. You certainly didn't get your hair and nails done, go out to eat, or buy anything if you couldn't make rent. The few I did know that were on assistance got their paperwork in before it was due, and got back to work as soon as they were able.
    I don't understand why it's so acceptable to be on welfare now and to blame everyone else for why you didn't get things done on time.
    If you have something to do, get it done right away. Why leave it for later? Why would you spend your money on what doesn't last if you can't pay for a roof over your head? It makes no sense to me.
    But I saved all those years and now I own my small home so I guess I may just be made differently.

      I grew up a little poor, my parents never took care of the rent first, I learned a big lesson from that, we moved all the time when I was growing up, not me man, my rent gets taken out directly every month, than I'm good, some people just don't get it.

    I was watching this live and this is the first time and probably the last time I will ever disagree with Judge Simpson. The woman didn't call the lawyer a liar she said the lawyer insinuated she was lying about her Section 8. Had Atty Luckoff not got all upset about being called out Judge Simpson would have never said anything. It went completely left for no reason.

      Simpson was being a dramatic dick. He made gross assumptions in this case. As if ANYONE really believes a Property Attorney never lies to anyone. And since he countered with such an accusation in return, where is his burden of proof that the attorney has ALWAYS been truthful?

      Yep. And lawyers are really good at telling lies that they can get away with. Another thing... probably 90% of the cases this judge oversees are fights between two sides that each say the other is lying, basically, otherwise most of these cases would never be brought to court. This defendant just said the quiet part out loud.

    When recovering from DV I applied for Section 8. While waiting I worked hard. I had no car, no job, and a preschool child. I found the job, I took the bus, I made it happen. I got off welfare, I got off food stamps, I got the car. People who saw my effort helped me out a little. By the time I got the notice that I was getting Section 8 I was already getting to the point I didn't really NEED it. Sure, I could have jumped through hoops and dealt with government bureaucracy and still recieved it, but I knew using that time and effort to better myself instead was far better. The government "free money" hustle is a job in itself, and very demeaning. I'd recovered from DV, I didn't need or want any more deaming circumstances. I'm no one special. I just did what I needed to. Don't get caught in government assistance traps. It's horrible.
