      Just watch out because if the algorithm flags those accounts as YOU, you could lose your channel. One of the only things you can do is amp up deletion of those comments when they’re using your channel name.

    My wife is a realtor, here in Houston, Tx. She has been taking several families looking for homes, and they have made several offers on homes. What is crazy to me, is every home they have looked at, they are being beat out, by people offering $20-50k over list price, or even all cash offers. I make good money as a contractor, and my wife does well for herself as well, but it is hard for me to understand how many people are sitting with an extra $40k in the bank. This market is insane.

      We werent sitting with it in the bank but we made 81k in equity in our last home so I’m sure other people are also selling their homes and using that equity. Our equity is the only reason we can buy another home in this market. Idk how first time homebuyers are doing it.

It was hectic, but it seemed to have slowed down, the homes are still selling here in Houston, but they are not leaving over night.

      @@HardHeadMilitary it’s still crazy to me. We live in San Antonio and only had our home for four years. Homes in our area are going up 10k over night. We decided to build our next home and the day after we signed the papers we went to turn in our earnest money and the guy told us all the houses they’re building went up 12k just from the time we signed. So we basically already made 12k in equity on house that’s not even built yet. I do hope this all slows down though because it’s not fair to a lot of people and it’s not sustainable.

      Look into ETF's then too! They generally pay dividends which if you invest back into the ETF is similar to compound interest. :-)

      Mutual funds have high expense ratios which means less money in your pockey when you sell. Stick to ETFs and stocks. Don't forget about hedging your bets with silver or gold.

      @@venictos look at the history charts. Spot silver price isn't attractive even in recessions. I have a small cache of it I'll sell you, otherwise this paperweight will be dropped in a lake for an amateur metal detector to find huehue.

      @@MrTmenzo silver and gold will outperform once inflation really kicks in. The fed wants to make sure the dollar is destroyed so you better protect yourself with hard assets. I'll gladly buy your silver off your hands. There's a reason why the spot price and physical price are so divergent. :)

But mine are they know everything and if they don't know it than no one else knows it. But sadly mine and many parents don't know it all sadly. They do have experience from the years they have on this earth. But if they don't know we have to find someone that ones or that can help. I'm saying this because I tried showing my dad one of your videos and he said. Is he going to know more than me. Granted that we had a house but we lost it in the house crisis.why back.     I love that you give advice but without being negative about others choices. I'm currently on Escrow, thank God one of my many many offers got accepted! We expect to close in the next few weeks. I just hate how people been getting in my head saying that I should've waited .... It's not a good time to buy blah blah blah ....

    Javier, you’re incredible - I’ve been watching you pretty regularly for a year now and I’ve learned SO MUCH! I’m hoping to buy a house this time next year, I can’t lie every time I hear about what’s going on with the housing market it stresses me out and leaves me a little bit depressed about what the future holds. This video was so relatable, I absolutely resonate with what you said about your parents teaching you very little about how to save and invest - for me it was mostly “save your money” and know the difference between wants and needs, which is great and also necessary, but that understanding of investment was completely lacking. I’ve done a lot of self-teaching in that department in the last year as well - thank you for the relatable content!

    Wow, this is another sign that I needed. We have been to a few home showings and kept getting out bid. We lost hope but have decided to wait until the buying home frenzy calms down a little. Especially in California, I do not want to buy a home in Riverside just because we can afford it. We work in the LA metropolitan area so the drive would be insane, and thus we thought it would be best to wait and save up more to afford a home that’s closer to work. California properties appreciate very well but the list prices are insanely high right now due to the seller’s market. We want to move out of Cali but we love our jobs here. I agree with you Javier, save up some more and work on getting a better credit score when the interest rates climb a little, at least we can have an excellent credit score to offset that.     I've seen some rental markets going crazy too. I just graduated and am trying to move to where there are more job opportunities and everything is getting leased the same day so there is no time to think about if it's the right fit or not.

      You definitely need to come up with a list of must haves and wants before you start looking. That helps with not getting distracted by “flashy” features as well.

    Forgiveness, great way to look at yourself financially and personally . I have said this in the past on my lack of money spending, but honestly I have never gone without and have no really wants but I do help my grown children that keeps me with very little savings but I get greater comfort knowing that I can help them and do without expensive things. I have EXCELLENT credit and a new home, good car, what else do you need?!

    I’d love to invest in stocks, but at the moment, a house for my family is priority. So for now, we are sticking with securing a home. Stocks will always be there but the time in a home of our own is finite. Thanks for the reminder, Javier.

      Same here … I was brought up in a similar way.. I had to learn the hard way .. and had to eventually seek a mentor.. I own real estate i live in a 6 bed 3 bath home I rent out the rooms that cover most of mortgage..to help out I purchase items through goodwill n yard sales we post n sell that cover most of the bills and to I invest in the market sport cards and classic cars ..and believe it or not I’ve learned the most through trial n error and RUclips..

    Very wise advice! I used to think having a house was the be-all, end-all. I came from an immigrant family, so we weren't taught good money fundamentals and my family lost a lot of money over the years. But I want to be the generation in my family to change that! I still want to be a homeowner and am on that journey, but I am glad you mentioned putting money into other investments. I've been starting to do that as well. I'd love to hear you talk more about this topic!

    As long as the basic needs are comfortably met, the best investment you can make is sharing experiences with loved ones. Camping, travel, learning a new instrument with your child, trail biking, kayaking, ... Nobody has ever asked grandpa in his rocking chair how well he slept his entire life. Take it from me, coming from a country torn up by WWII, we had nothing - BUT stories! And everyone listens ...

    Yesssss. I paid off my credit cards completely and my credit went down and my report said it was because I don't have an amount on my credit cards which make sense I guess. I find it helpful to use a credit card that gives you money back so you can use it on the things you would otherwise pay for already (phone bill, groceries, etc) and get money back from it!!

    What you said about investing is so true. There are other means of investing. I know Cali is my home & I don't plan on moving out of the it. So my thought process was to purchase so I wouldn't have to be paying someone else's mortgage for the rest of my life. To also be able to leave my kids property that's paid for. I say that to say if you can buy a home buy it. Things will get better so prepare for it.

    Credit advice (since you mentioned you don't know much about credit) : if you can pay your credit card balance every month down to zero, that is absolutely the best for your credit. Creditors like to see that you are able to pay your obligations in a timely and proper fashion, not leaving 20% balances. Leaving balances unpaid every month only puts you on the category of a person who leaves balances unpaid. Remember most credit cards charge interest for unpaid balances. If you are able to make payments twice a month, even better, so you avoid having high balances, or high credit utilization reported to your report.
    I heard people saying that paying credit card balances in full affects their credit which is absolutely incorrect. Leaving balances unpaid affects your credit. When you see your credit card statement it does not say that your payment is the minimum payment, your statement tells you exactly what is the balance to pay for that billing cycle and shows what is the minimum payment acceptable you could make. I know a lot of people say "I'm a good payer, I always pay a little bit more that the minimum" which makes it sound like if they are doing the bank a favor by paying a little bit more than the minimum payment. The bank counts on people not to pay the full balance so then they charge all the fees (in most cases), but that is another topic.
    Avoid late payments. Even if you are only one day late, your creditor can report your payment late which can drop your credit score anywhere between 20 to 120 points, and a late payment remark can remain on your summary for 7 years and even when the account is paid off or even closed, the late payment might still show on your credit history of the account.
    If a person has multiple late payments this can be something that can stand on the way when going through the approval process because having many late payments can put the borrower as high risk. Another big one is having collections and charge off accounts with unpaid balances. The new lender will look at this and stop the borrower from getting approved for a house loan.
    Avoid applying for unnecessary credit. Credit application can cause your credit score to drop, if you are approved for credit this will lower your credit score because it shorten your average credit history. Applying for new credit is recommended when the borrower has no credit history whatsoever.

    We just had an offer accepted for our first home a few days ago, it was a brutal hot mess to get to this point. Many times we got beat by cash offers or people putting 20-35k over asking.

    Also, if you for sure are holding off on buying (for two years?).. then it opens some avenues to be more aggressive on solving that debt...get some low/zero interest balance transfer cards and so it's free borrowing and nearly 100% principal paydown (the extra inquiries and new accounts might hurt short term until some roll off).. or just keep pushing the RUclips til you make more money.. raising income makes everything easier.

    Nice content but I'm confused, I thought you currently own one or two houses. Anyway, I think there is a lot more pressure and emotions around trying to purchase your first home in this crazy market (as I've read in the comments, FOMO and some people feeling like they're failing their families) compared to trying to upgrade to a nicer house or adding to your portfolio of investments.

    Me and my fiancee have been long distance for our whole relationship (five years going strong). I recently graduated college, and thought it was the perfect time to start looking for a house until we were actually in the market for a house.... so instead were going to lease a two bedroom apartment for a year and see if it calms down a little.     Just a heads up, you don’t need to carry a balance on your credit cards to get good credit . That’s an rumor not facts. It’s all about getting. More credit lines to get your balance up and have long established accts . Also the cards you don’t use use them 1 time every 6 months to show it’s active on your credit report. Hope this helps

    Good points! You are spot on about this wealth gap. I'm a physician and it doesn't matter that I make good money. I'm not "set up" equally to buy a home. I have 500k+ in student debt. Education didn't make me wealthy but take a white person with no debt who's worked only to save for themselves instead of to pay debt and they are set up in proper position to buy a house no problem, that is wealth. This all stems from the robbing of our own land. We are modern day slaves in our own land!

    My fiancé and I are actually are considering buying a home--we decided on a 2 year goal, in "hopes" that there will be a market crash. I have to admit, I didn't realize that by saying that--I'm hoping that someone would lose their home :( that's super sad to say now that you put it into perspective. Really good point.

    Yes, Im always looking up financial stability info. I'm glad I bought my house about 2 years ago, though I did it as the thing to do not cause I really wanted a house, I just didnt believe I the rent prices.

      People don’t lose dream homes…. They just don’t. Dream homes come in a time in your life when you are older and more mature and have the revenue to get what you want where you want. Too many people in their damn 30s talking about dream houses and shit. So annoying

      Dollar cost averaging was “made” for people like yourself who are scared of making a lump sum investment. As for timing, I highly recommend reading JL Collins’ blog posts that he packaged as The Stock Series. He breaks down all of the major questions into short blog posts.

    Javier, When I mentioned you need to go old school on the Legend of Zelda, I meant NES old school!!! As in the original Link: Legend of Zelda Gold Cartridge! However, at the time, I didn't know you had started collecting "gaming collectables."
    I've got original copies of Shenmue and Skies of Arcadia, if you're interested!!! lol, j/k
    So, my wife and I just bought our first home, we are in the Seattle Metro area. We bought about 30 miles outside of Seattle, but paid roughly 12% over list price to get it. It was our 2nd viewing of a home, and our 1st offer we placed on a home. We won the offer! We definitely did not think we'd get the home, as most homes up here are going for 18-20% over list, if not more, that's just an average. To top it all off, you can't get an inspection if you want your offer to be picked! It's so crazy up here! FYI, we did a 30 year Conventional and only put 5% down. We also have excellent credit at an average of 807+ between us, with no DTI. We both pay off our credit cards monthly if not sooner.
