This one will definitely go very first. If I had the money I wouldn't think twice. Most value for money property so far. Well maintained, you can tell the owner loved it.

Wow what a showing i have never seen such a comprehensive viewing in my life before ,a beautiful house and farm jn a great location thank you so much its like a hotel .
What a fantastic property and with beautiful views, there’s just so many options that you could choose from. I absolutely love Portugal, this is amazing for the money!!
As a Canadian, I am blown away by properties like this in Portugal. You can barely find a vacant lot in my mid sized Canadian ciy for less than $300,000 Canadian, about 200,000 euro. If I was younger with a big family, I would relocate to Portugal. Then buy a big property like this one.
Always nice to think you could move, but in reality you’re not a European Union passport holder, so they make it very difficult. Have friends who own a home/ farm in Portugal and are backwards and forwards to the UK as they’re not allowed to live there permanently. Unless you’re very wealthy they aren’t very interested, but will let you buy property.

I think the only thing to bear in mind is the land area and how you will keep it cut and tidy when youre not there. In the spring months the grasses grow rapidly and can become a fire risk in the dry summer months. Im sure there are garden maintenance people that can help though.

We must say this is a stunning property with a river beach and spectacular views. A lot of space if you need it. i think it would make a great inn or Airbnb with all the extra rooms. Is the house fitted for aircon and have a heating system besides wood fire stoves? The price is quite reasonably. Ken, I would put in a bid for that tractor. You could use it. A great video tour mate.👍👍 All the best. Jim and Harriet
The house would be perfect to fit a mini split aircon system like what we have done on our farmhouse... you can just cool whatever rooms or floors you want to save costs instead of having to heat or cool the whole house. Man I love that tractor! :)
Oh bummer, I've just paid twice that for a 40 sqm apartment in Northern Europe 🤣 I'll keep an eye on your channel, sunny Portugal is definitely tempting!
Hi Rick, yes I asked them about it too and they said that they had it on their list but diddnt do it as they have had to change plans and move. It would be pretty easy for the new owners to install a split aircon system, and then they could choose what rooms or floors to heat and cool during the year.
Its a pretty easy bit of pasture to maintain if you have a tractor with a mower. I wouldn't want to mow it by hand though! Good thing they are happy to sell their tractor too, and its such an awesome one! British Leyland! :)
@@seekinglabellevie every 100 metres upwards from sea level is around 1 degree Celsius cooler than the sea level, on average. So if you get a property up high in the mountains, then it will be a lot cooler than the sea level main land all year round b6 around 1c per 100m. Above 800 - 850 metres from the sea level will go below zero in every winter. And it mught snow for a couple of weeks every year.. so keep that in mind! @OKportugal Thank you for this great info! We are Canadian and would feel at home with a little snow each year! We will keep Guarda in mind and keep scouting around! Love your channel.
There isnt really a "fire zone" in Portugal. In the summer the whole of Portugal and the Mediterranean area get very hot, dry, and are prone to wildfires. Dangerous places to live will be in the middle of large forestry areas or unkept land that hasn't been made safe before the summer (by cutting grasses etc). The bombeiros (firefghters) put their main priority on protecting land around cities, towns and villages. So living in a house like this next to a village is as safe as it gets. Obviously fire can happen anywhere, but from what I can see of this house, and the well kept land around it, there shouldn't be any issues threatening the owners or the house.
Great video as always Ken. Without doubt, exceptional value for money, but dare I say it, the house is TOO big. it's cavernous! I wouldn't want to heat it or maintain it. It needs a big family or 101 Dalmatians to fill it😂. I like it but sorry hate the grey, it ruins it. Hope they get a sale though!
I absolutely love this home, and am already planning my flower gardens 😁, but quite agree about the grey, it's depressing and ordinary. Bringing colour in (and on the exterior) would be my first priority!
Yes of course. It's a private seller so you should always get a solicitor to check over all the neccesary paperwork before making the sale. But you should do that anyways, even if buying through an agency.
@@carpenter165 the owners said they have regular broadband but i saw that there is fibreoptic cable on the telephone poles outside the house. The service providers here offer packages of 1gigabit speeds on fibre and MEO even has a 10 gigabit speed package!
You need a very good lawyer when buying from the seller directly, especially in Portugal. There have been some unlawfull sales done in the past due to this. The lawyer must check all background of the property owners and make sure that it is a legit sale. This price for this kind of property sends red flags and needs much furthure investigation. What is the reason for the owner wanting to sell?
If you buy from a private seller or through an agency you should always use a lawyer. Theres no difference. If they are professional and do their job properly then they can tell you of any issues. I don't see any red flags here. The sellers want to move back to the UK for family reasons and so they have put their house on the market for a realistic price for a quick sale.
I was thinking red flags too , but this property is in the sticks and still needs some refurb work doing. The work done ( and no disrespect) looks done with the clearance seciton of B&Q , cheap 'decorative' MOT stones around the property , old sewage concrete pipe for the pool , mishmash kitchen etc . That aside I've got a friend who is currently doing his sums and appreciates the detail into which the viewing was done. I have personally sub'd and look foward to another installment because they way things are in the UK , a place like that is going to be in demand
