A stadium at the RFK site could become at least as iconic as RFK was, and a jewel the NFL would want to further enhance the NFL brand. Between the Chargers, Rams, and concerts SoFi must be an ATM for the teams and local economy. During the Super Bowl here local residents were charging $500+ for PARKING, and getting it.
What happens to old stadiums, if they aren't re-built? You've got Nats Park, a soccer stadium, Caps and Wizards tried to move. Do they just become eyesores like RFK stadium and forgotten, with the risk of ruining home values around them or commercial establishments around them? DC is probably unique in that they could raze and build something to generate profit, but what do they do with "FedEx Field" if it isn't replaced with a new stadium?
Thought from the start is FedEx Field will give way to commercial buildings when team moves on. Why state was willing to provide infrastructure knowing it would be used for later projects.
Why do municipalities keep falling for the banana in the tailpipe when it comes to stadiums for sports teams? The owners are billionaires, let them pay for their 🏟️.
Sometimes you have to look at how much the other revenue that’s related to it brings in… local sales tax revenue, property tax revenue, jobs, development that surrounds the stadium and revenue to businesses near the stadium. I’m in agreement with you but the trend has been… get the local tax dollars to fund most of it. I get it.

Players hate artificial turf. If they go with dome make it like Raiders with real grass.
Just about 10,000 more seats than RFK. But will a 65,000 seat dome stadium be enough to hold a Super Bowl?
They can shoehorn some extra seats. Others have done so.
