Hey Danny, when I open the Dynamic Pricing page in Pricelabs, it tells me the percent numbers = actual occupancy, not percentage of availability. Did Pricelabs change what these numbers mean?
Hi. Thanks for your great tips. I wonder how to find the average booking day out in my market. Is there a site where I can check average figures? Or am I supposed to guess by experience? Thanks in advance :)
Hi Daniel - I'm a new host. My house is the lowest price in the neighborhood. I got 2 reservation for march. non for February. what should be my next step ? should i drop to a lower price? regardless of the neighborhood pricing and the competition?
Keep in mind the base price between Airbnb and Pricelabs is different. I know they can be confusing. Let's have a conversation in the comments.

That's correct. They changed that number to show the true occupancy number (instead of the days available percentage, as it was before).

Your experience and Airbnb account is your best bet. Or you can check out AirDNA.
