🚨Do Not Buy a House without My First Time Homebuyer Masterclass with Digital Confidently Closed Handbook, Because After Closing is Too Late: bit.ly/47s4pT7 🚨
This is so helpful. I’m working on get pre approved for a home! Thanks for all you do in sharing information. I’m in Cali. I learned three new things today! Thanks again! ❤❤❤❤❤❤❤❤❤❤❤❤
Hi Shaheedah! 👋🏾 I am a Realtor in Columbia, SC and recently found your channel on my feed. I love your information breakdown and engagement. Keep up the great work! 👏🏾🩷
Wow! I had no idea you were local! I lived in Douglasville for 5 years. I’m currently in John’s Creek and actively looking to purchase in Sandy Springs! Wish I had known you were in Georgia!
Hi😊, yes I am here. I keep it low key because I stopped taking clients all over metro Atlanta since the channel has grown so much. Thanks so much for watching.
Hi Shaheedah! Question for you: I was given 20k flex cash. How should I use it? All in closing cost and the remaining in points ? OR all in the purchase price and pay closing out of pocket?
Hie Shaheedah!I missed the live!Am in Alpharetta GA , was looking forward to buying around Gwinnet , Forsyth or Cobb Counties but sadly..been priced out🥲Prices are just through the roof.
Sorry you missed the LIVE. Yes, prices have gone up really quickly. Look at some new construction in the area with interest rate specials and also consider older resales in the area. Maybe North Paulding could work for you?
Great information especially about people being realistic about refinancing! Also, I had 4 purchases and I’ve always had to provide tax returns. Every single time!
@eboniebo1367 Thank you for watching and sharing. Lenders ask for it, in case they need it but ther are usually not required. So it you didn't upload them then you could still get approved and go through underwriting.
Cut interest rates and housing goes up?? Here where I'm at, the housing prices never went down though. In fact, it's gone up. The average time a house is on the market in my area is 3 days. Usually it's gone within 1 day. I just went to an private showing on a house just listed today, and there were over 40 showings today.
NC here. So my daughter is trying to purchase a home for the first time. She found a home under the amount that the bank approved her for so she made an offer and was required to submit a due diligent deposit of $1500. She lost all this money when the house was appraised for less than what she offered. How can this be avoided next time??? Do we just keep losing???? It was a VA loan.
It sounds like she needed an appraisal contingency, on VA Loans they have an amendatory clause, so if the house doesn't appraise, you get your earnest money back. Follow sir Ashley on RUclips, he is in the Carolinas, I think they handle earnest money deposits differently than most states, but VA has special provisions to protect veterans.
I missed your live. New to your RUclips channel. My question...do you suggest purchasing land and placing a manufactured home on it in Illinois. I hear a lot about the value is not worth it.
Welcome to the channel, if your goal is simply affordability then a manufactured home may be a good idea, if you are looking for the property to go up in value overtime, that is more difficult for manufactured homes. @ashlyellison4472 Thank you for watching
Hi, my question is do you have to be a year from your last late payment to start the buying process? It's a charge off for a car as a self employed trucker
That both the seller and buyer have signed the contract, if you don't have the contract signed by the seller then it is just an offer. In some states they refer to it as being "in escrow". Here is a video about a buyer that thought she was under contract - ruclips.net/video/OG0GEO9JrJY/видео.html
Not the loans, but a couple of years ago I did a live with Kristina Smallhorn, she talks about ADU's all the time and I think we addressed it during this video. ruclips.net/user/live5uLJarOZoBI?feature=share
Here is my video on HELOCs and I will be live on Thursday at 7pmEST to talk about selling your home and home equity loans - ruclips.net/video/9JsX3X6Fx_M/видео.html
This is the site that I use for rates, they don't track USDA rates but they are usually close to FHA rates. www.mortgagenewsdaily.com/mortgage-rates/mnd
It's a double edged sword, but I think if interest rates come down, inventory will increase, because most seller will think about selling their home and buying again. @mauricebanks4761 Thank you for watching
This season is still competitive 😢 people are buying homes with cash in my area and over bidding on homes it’s insane! #Phillyburbs Put in offers on two homes one was 230k the other 295k both bought with cash I couldn’t believe it😢

Hi Shaheedah! Question for you: I was given 20k flex cash. How should I use it? All in closing cost and the remaining in points ? OR all in the purchase price and pay closing out of pocket?
Have your lender give you estimates on the different ways you listed to use the cash and see what makes the most sense for you.

@@ShaheedahHill Pauding has great homes at greater price points but that will be a long commute for me to my work place (Suwanee).

If demand increases because of lower rates, prices will likely increase. Thanks for watching and for sharing.
Awesome info,,!!! Thank you!!! 🙏🏻
Hi Rebekah, thank you!
I missed your live yesterday, but great information as always. ❤
Thank you!
Darn I missed the live 😢. But this was great! Thanks!

What is an assumable mortgage and do you recommend that option?
Yes, if you can find one, this is my video on assumable mortgages - ruclips.net/video/FBs7_RwW2hk/видео.html
Is Douglasville, GA a safe place to live?
Yes, I think so.

So sorry I missed the live!
Its ok, its not my normal day. I will be back on track for Thursdays, but Sunday was pretty good too. So we will see. Have a great week!
Do you have any information about ADU loans?
Not the loans, but a couple of years ago I did a live with Kristina Smallhorn, she talks about ADU's all the time and I think we addressed it during this video. ruclips.net/user/live5uLJarOZoBI?feature=share
Can you explain about Heloc please?
A HELOC is where you take out a second loan on your home using a line of credit taking out the equity from your home.

Mrs. Hill, do you foresee a substantial inventory increase in 2024 or 2025?😁
