"IF" you cant afford to build your home and your sister's homes to resist typhoons, you may want to consider building a small concrete storm shelter deep into the hillside..

Me too, I was trying to have a good look at her face, was wondering her nose looks different now. I’m pretty sure she had it done. I prefer her natural look before, oh well it’s her choice and if she’s happy with it, it is her life. I’m not fun of plastic surgeries, I hope there’s no side effect in the future. Natural beauty is still beautiful.

The 100k is definitely not enough to finish including the planned extensions considering what has been ordered and build currently compared to what is still needed. Maybe it’s just enough to close the walls with windows and outside doors to make it closed from weather elements.
There’s more concrete needed then what’s already been poured to include the floors. Roof extension, doors and windows.
Not even mentioned tiles, sinks, toilet for CR, septictank and kitchen. No electricity fusebox, outlets and cables. No plastered walls or paint job. And some things you really would want to include while in the building process …
I think there’s atleast another 100k needed before moving in somewhat comfortable.

@@JG-bi3he spraying insulated foam under the roof would strengthen it and make the house cooler, it is available in the PI but possibly too expensive

Mj the roof /pitch doesnt seem much at all which would be no good in wet season for the rain and there is no sarking under the roof sheets either,when sarking is cheap over there.
A flat metal roof will leak really bad water will sit . I'm sorry for saying it. But your sister is very lucky you can build on your property,also papa's room should not be attached to your sisters room. Privacy is a big issue plus awkward. God Bless you all ❤❤

No one has commented on the dirt floor. Are you just planning to apply 2-3 inches of concrete directly over compacted dirt?
Normally the top layer of soli would be removed and then a vapor barrier and at least 4" of compacted gravel over that. That provides a base for 3-4 inches of concrete with embedded wire mesh over that. You want to avoid moisture wicking up from the ground below.
Etching the concrete with acid to create interesting colors and then sealing it or using epoxy coatings is an alternative to tile. I think you'll probably end up using creamic floor tiles because that is the standard practice there.

The entrance and the back door is front facing in the same way direction is bad luck for the home it has to be a wall block the way for not be bad luck otherwise it is. The back door should be where the kitchen is not in the same living space. Because everything is coming in is going straight out means good fortune will go straight out bad feng shui
I agree as long as you have food ,shelter and clothing you are very happy..no matter the size as you progress in life one can also do an extension later on.but for now your sis n fam is gonna be happy and comfortable.
The bedrooms are only big enough to have a queen size mattress and it will be wall to wall mattress. You're not going to have any room to walk around the bed or keep your clothes.

I’m just shocked how small the house really is when you said it is 14x20 is the size of my packed living room. I do love and respect that you and your family live so close and be happy. You are such a wonderful person to care for your family the way you do.

Please put soda cans over those rebar sticking up. And, please don't let the kids play in that construction area. If they fall off the scaffold and land on the rebar, it's going to be bad.
Good point, I thought the same thing watching Scarlet and her friend climbing on the scaffold with workers above on the roof. That is a "hard hat zone" but of course the rustic craftsmen there use no protective equipment. Plastic water bottles placed over the upright rebar would also help protect.
I think is better to build your papa’s room that is not next to your sister bedroom for privacy of the couple.just an option.

In the Philippines, you're using the English System of measure- ment like the Americans? The International Metric system is obviously used in roads or location distance in kilometers. Size of land area not in acres but in sq. hectares. So it's a hybrid?

You have 2 bedrooms in your house, why can't your Dad live in your house with you rather than in the new tiny house?
I think they should prioritize the little child's room instead of the grandfather... the grandfather can stay in any of his children's houses. But that house being built should have the little family's only child. The house is too small.. and squeezing in the owners' father's room instead of their only child's room is a bit illogical. Have your parents room in... if you got no kids and have a huge house enough for more rooms.

U should look @ guttering , & rainwater tank, to save on buying water all the time, you'd be surprised @ how php you will save, tanks come with a filter inbeded in the tank

What about the septic tank? Are you planning to have one? Usually that would be built along with the foundation with planning for pipes to carry the waste water into the tank and then the leaching field for the effluent to seep into the drain field away from the house.

Thanks for sharing the costs, as usual. Malyn and I will be moving there in about a year and a half. Not sure if we're going to build our own, that was the original plan. I am in some negotiations now on an existing house that I rented there for 3 years.

The suggestion is put an island between the kitchen and the dining area to make it look like an open concept, and then you will use less material in that side of the house and also make the inside of the house look bigger

Hi.Yes was going to say know where u put windows be4 u put walls up.But dad room going to have door to outside?,that mean he will have to go outside and then go inside the front door to go to cr.Only option is have 2 cr n spend lot more,or have door inside to his bed rm to get in to main room in house to go to cr n go to kitchen to get food.Decide be4 it all up and too much to change later..Now another from your now 2 bed rm,cr,n kitchen plans.Probably going to be double or more to finish it all,cause thats a lot more to be done.Guess u can reuse a lot from your old house,u said windows,maybe door,curtains and things like that,whatever u have utilize it,to cut some costs.scarlt queen of the house now.

I like the idea of Papa having his own entrance to his bedroom. Your sister and her family need their privacy and so does your father. I know your sister will be happy with her house no matter how small it is. In the future they can always extend the house and make a bedroom for Scarlett.

The front door should open the other way and move the window over more. If you do not the door will always be in the way inside the house. I have been a builder fro about 50 years. But you need to do your way. I hope this will help you.
I think sister’s house will be nice, no matter how small. But considering what you experienced during typhoon Odette, I hoped you've given priority to make the house typhoon proof.
Are you making a room for your niece also is the roof going to be typhoon proof?
No roof is "typhoon proof" the best you can hope for is "wind resistant".
FYI - they begin as Tropical Depressions, graduate to Tropical Storms when winds reach 39 miles per hour, and become hurricanes (or typhoons) at 74 mph, at which point they are classified by levels and additional titles.
A super typhoon can have winds up to 150 mph (like Mawar/Betty when it passed over Guam last week).
Note: a hip roof design (like MJ's house) is more wind resistant than a gable end or single pitched roof.

One bad storm and typhoon and that roof is adios. Then the cost to redo and replace everything will cost even more. Hoping it does not happen again.
