Usually, when a new phase opens up for reservation, the sales people will assign lot numbers to the people already on their list based on their preference. A lot of times they will ask for a list of lot numbers and then try to match you up with the lot numbers you are most interested in. Make sense?

For example my preference is end lot with the sun at the back of the house in the afternoon .. Do we need to let them know this and if so when? I also sent you an email today.
@@juliahickey5099 no. I didn’t mean that detailed. I mean when they release a phase you can look at the lot numbers and then let them know which ones you’re most interested in. But, there have been no releases for phase 7 yet so we do not have a map. Keep in mind that the more picky you are in lot selection the harder it will be to get a home site. The people that are able to get sites a little faster or more flexible in views. Make sense?
My sister and I were so excited to find LM after months of searching. My sister did visit last summer. And then we got priced right out of the market, so disappointing. At last check resale villas were listed over $100,000 above the original purchase price.
Given that the age requirement is 55 to live in the community, can someone under 55 be eligible to be put on the reservation list. And can a lot be purchased before turning 55? Is there a time frame in which the home must be constructed from date of purchase? And are lot owners assessed HOA fees prior to initiation of home construction? Thanks so much for your help!!
Great question! And the answer is yes. We encourage people who would be at least 54 1/2 at the time of completion to go ahead and put their names on the list. Margaritaville will allow you to move in within six months of your 55th birthday and with a 2-year window for completion (with wait times for a homesite and then construction) we have many people who are 53 on the list. Also, only one person 55+ needs to be on the deed so if you're a couple and only one of you is (or will be) 55 then you can move forward with a purchase.
Once you are under contract and pay your deposit/down payment, you are locked in correct? My concern is if a health issue arises and you can't move forward, you are out that deposit if you have to back out. Is my understanding correct? Thanks.
By contract, the answer is yes your understanding is correct. But if there is a serious issue that makes it impossible to move forward Latitude Margaritaville Hilton Head has been understanding and has worked on a case by case basis. They protect themselves from someone deciding not to move forward without a valid reason but I have known them to do the right thing and return the earnest money when someone cannot move forward because of financial or health reasons. Make sense?

Once there is a traffic light I do. I see a lot of golf carts cross 278 at Rose Hill 🙂
