    I thought turning a mixed use property into full residential would be difficult in a town centre?
    Would the council grant change of use?

      We will be doing a loft conversion and to create 1 or 2 rooms and utilising the living room as a bedroom.

      @@savoysproperties Will you need planning for the loft extension or PD? Are there any parts of the project you will be using planning vs. PD? For example, will you change the front windows of the shop (this may require planning)?

      @@AdilQureshi-z8s the loft conversion is full planning as it is over a commercial, however the probality will be approval. Even if it fails there is a good chances of winning this on appeal!

    The same permitted development rights for commercial property applies to residential, so you can easily do an attic conversion and extension. The days are not long gone.

      Houses benefit from PD rights for extensions whoever external changes to a flat above a shop require full planning permission.

      Hi, It's actually a flat and has been fully let for years, we put the sign outside for advertisement

    You say you would do a 6 bed HMO but how can you be so sure council will give planning permision? If they refuse then your plan will have to change?

      HMO's only require Planning if its in Article 4 area, if it isn't then all you need is HMO Licence.

      @@savoysproperties but if it is commerical on ground floor and office above surely you need PP for change of use to use for residential?

      @@MF-qq1co permitted development via prior approval applies to all commercail Class E unless its in an A4 area!

      We usually work out the plans for the property and get a commercial valuation for the GDV. So before we start we know the end value. We will speak to the team to do a video on this!
