1.According to New rule , let's say I bought a house in 2014 for 1 crore rupees and sold it in 2024 for 3 crore rupees. The CII (Cost Inflation Index) was 220 in 2014 and the current CII is 348.
So if I calculate [1 crore × 348]/220 = 15818181 - 3 crore = 14181818%20 =2836363.
2.And after removal of indexation I have to pay taxex on total profit which is 2 crore but at the rate of tax is 12.5 So it will be 2500000 So overall we are in benifit after this rule.

Not entirely true that this will increase tax. It depends on annual growth of property value, especially for long term holding (< 2021), including ancestral property. If the growth rate is more than 10% per annum, in most cases the new 12.5% flat tax is beneficial
This will help reduce property prices. Most people Sell a property to buy another property, in which case tax is not payable. Brokers and ultra rich buy multiple properties for selling them in 3-4 years which in turn increases property prices. This move will mostly help genuine buyers who buy for either living or renting the house and not for reselling.
No, the investors who buy 3-4+ properties will just buy other property when they sell one not making them eligible for Capital Gains tax.
