    Give GST on under construction property plus Registration & Stamp Duty. If somehow property prices appreciates and selling > 3 years then pay the long term capital gain as well. WoW... That's really a WOW thing. Not everyone is a real estate dealer who is earning profits yearly.

    1.According to New rule , let's say I bought a house in 2014 for 1 crore rupees and sold it in 2024 for 3 crore rupees. The CII (Cost Inflation Index) was 220 in 2014 and the current CII is 348.
    So if I calculate [1 crore × 348]/220 = 15818181 - 3 crore = 14181818%20 =2836363.
    2.And after removal of indexation I have to pay taxex on total profit which is 2 crore but at the rate of tax is 12.5 So it will be 2500000 So overall we are in benifit after this rule.
    Please correct me if I m wrong I have not that much knowledge I just did simple calculation.😅 Toh is hisaab se toh hmara 3 lakh se jyada ka fayda hora h sirji thoda samjhao isko

      Agar 10 lakh ka propery 10 years baad 25 lakh mein beche toh inflation adjust karke pehele indexatation benifit se sirf 7.5 lakh rar 20% tax yani 1.5 lakh tax dena padta lekin ab indextation hatne ke baad 15 lakh pe 12.5% tax dena padega 187500 dena padega yani 37500 jyada dena padega

    Earlier the Tax Rate on Capital Gain from property was 20% after Indexation and Now it is flat 12.5% on the Sale amount. Need to work on more examples to come to any conclusion. Thanks

    Not entirely true that this will increase tax. It depends on annual growth of property value, especially for long term holding (< 2021), including ancestral property. If the growth rate is more than 10% per annum, in most cases the new 12.5% flat tax is beneficial

    This will help reduce property prices. Most people Sell a property to buy another property, in which case tax is not payable. Brokers and ultra rich buy multiple properties for selling them in 3-4 years which in turn increases property prices. This move will mostly help genuine buyers who buy for either living or renting the house and not for reselling.

    You are not applying yourself. Earlier tax rate was 20% now it is 12.5% so tax is almost nearby in both the cases

      phle 20 lakh mi khiridi property 25 saal baad 1 crore ki biki, to cricle rate agy 60 lakh hai to 100-60= 40 lakh p 20 percnet mtlb 8 lakh tax lgta.
      ab poore 80 lakh pe 12.5 percent mtlb 10 lakh tax lgega
      to 2.5 lakh tax jyada laga
      ab depending on ki property kitni poorani h, circle rate inflation k according kitne bdhe h, price kitna mil rha property ka, ya to old aur new system me tax same bethega ya double tk bhi lg skta h.....

    Its not about property dealer. A common person will loose his life's long investment. Specially if the price has not appropriated much but the circle rate has increased and also multiple years have passed. Very horrible decision. Why did Govt did not discuss all the scenarios
