Then there is employee taxes, workers comp, unemployment, liability insurance, and they pay much less if you live on the property with the residents.

Actually the state DOES allow more then 6 residents. You would need to have a large enough home and a safe enough how. IE: 2 people in a bedroom maximum and a fire suppression system (sprinklers) then you CAN have more then 6 residents. Most operators limit themselves because: 1- They are not willing to invest the money to install the sponklers 2- With 6 people they can use an "average" home with 3 or 4 bedrooms 3- They can operate with 1 care giver on staff. As a business operator it is important to clearly look at the investment vs the return to make your decisions. Gene
You can have more then 6 people in a home in CA. In CA it is called "RCFE" Residential Care For the Elderly. The older term is "Board and Care". Many of the existing homes =have only 6 residents for a number of reasons. One is that you would likely be required to install fire suppression. You will likely have 2 care givers during the day and would likely want to have a larger home. People that operate as a "mom and pop" business where they live in the home don't want to spend the money to be allowed to have more then 6 residents. They stay small on purpose. RAL is specifically NOT commercial and is done in a residential home. Some cities within CA do limit the number of "unrelated adults" allowed within a home. Those laws are actually not enforceable because of the Federal Fair Housing Act that has been on the books since the 70's. The key is to know the terms, the rules and the regulations so that you know where and how to do this in your area. There are hundreds of residential care homes in CA that have more then 6 residents. I had the idea about helping seniors checking in on them in their homes , medicating seniors and helping with meals . You’ll probably need to renovate to add bedrooms and bathrooms either as an addition or by chopping up unused spaces. The terms vary of course and they are all negotiable. Typically it is a longer term, 3-5 years. It is not typical NNN. The market research is hard to come by. We are at the beginning of this opportunity. My guess is that, if you have been a real estate investor for a number of years, you likely already know people that are renting a home at market rent to group homes. Some are smart enough to realize they can charge more and get a longer lease. My students know that and do that and do that. I want to start a residential assisted living in San Antonio Texas and I was trying to find if I needed to get licensed on only 3 residents. I keep finding different answers saying you have to be licensed no matter how many and I’ve seen different answers saying it has to be 4 or more residents for you to need a license and I’ve seen one that’s obviously not true and it was 10. No matter what the minimum is to get licensed, we will always recommend that you should. The rules and regs are there for a reason and even though people DO things against the law every day, doesn't mean you should because it seems easier. It's always better for you, for your caregivers and for your residents and their families when you're licensed. So although I believe the rule in TX is less than 4 can go on without a license, we would absolutely never recommend going that route. Hope that helps clarify!

I have 2 properties in MN completely ready to lease to the operator entity that is an appropriate fit, set up with everything wheelchair friendly, elevator and power door openers all in place, three-foot doorways, hardwood and tile floors throughout, designed by top consultant who is themselves disabled in a wheelchair. have source for high-end residential style thence with hospital type functionality for $.30 on the dollar, ceiling lifts, etc. But how to find that Owner Operator that both has the desire and the capital to get started?

Banks like to have people involved that have experience. Being a graduate of a nursing school will be helpful. You may need a partner on the financial side. The banks fund RAL homes and the easiest ones for them to fund are purchasing an existing home or expanding to a 2nd or 3rd home.
I have a 5 possible 6 bedroom home... It'll be 6 if I put in an egress window in a room downstairs that's really a bedroom but can't be considered one legally because of the window. I want to lease to an operator.
That is great. Your mission is to find an operator that wants to rent your home for a RAL. Hello Richard. In an AL home or a "big box" facility a semi private room is an option that is offered. That is typically a way to save money. A private room is typically more expensive. Just like in a hospital or on a cruise ship. With the homes that we use for this we have as many private rooms as possible because that is what most people do want but it is still good to have semi-private rooms as an option. As Raphael said, typically, there is a limit to 2 people in a room in AL with a few exceptions nation wide. I hope that helps. Gene

5 bedrooms would allow you to have 10 people, that is correct. You can convert space inside the home to get the 5th bedroom of course. In my homes we actually have 8 or 9 bedrooms. You can charge a higher rate for a private room. Yes, people do share rooms but they would rather have a private room and a private bathroom for that matter. The nicer your home the more they will be willing to pay. I want you to think bigger and not smaller. Think nicer and not average. That is what we are looking to do with the industry. I do not know any seniors who can afford to pay $3000 a month for rent and services. In WA we can free caregivers in our home. If the state paid this rent it 2ould be do able. But no way would anyone make $10,000 a month, 7nl3ss your own an apartment building.

@@napelamenor8552 We recommend a minimum of 6 to cover operating expenses and still make a profit. You’ll probably need to renovate to add bedrooms and bathrooms either as an addition or by chopping up unused spaces. Overhead costs will depend on your area, we have lots of examples in our other videos/social media! 💙

We focus on "private pay" vs medicare and medicaid. You will have a home that can only take care of a limited number of people. To make this opportunity work financially and allow for providing tremendous care, food and high quality amenities, that is what we suggest that you focus on.

How much would you charge a business to lease your home for 3 years? How much over market rates for a normal long term rental?
The rule of thumb is 2X the "market rent". I would look for a 5 year lease.

The terms vary of course and they are all negotiable.
Typically it is a longer term, 3-5 years.
It is not typical NNN.
The market research is hard to come by.

My guess is that, if you have been a real estate investor for a number of years, you likely already know people that are renting a home at market rent to group homes.
Some are smart enough to realize they can charge more and get a longer lease.
My students know that and do that and do that.

I want to start a residential assisted living in San Antonio Texas and I was trying to find if I needed to get licensed on only 3 residents. I keep finding different answers saying you have to be licensed no matter how many and I’ve seen different answers saying it has to be 4 or more residents for you to need a license and I’ve seen one that’s obviously not true and it was 10. Came to you because you obviously know what your doing so a response would be amazing. Thanks for all the vids🙏🏽
No matter what the minimum is to get licensed, we will always recommend that you should. The rules and regs are there for a reason and even though people DO things against the law every day, doesn't mean you should because it seems easier. It's always better for you, for your caregivers and for your residents and their families when you're licensed. So although I believe the rule in TX is less than 4 can go on without a license, we would absolutely never recommend going that route. Hope that helps clarify!

I have 2 properties in MN completely ready to lease to the operator entity that is an appropriate fit, set up with everything wheelchair friendly, elevator and power door openers all in place, three-foot doorways, hardwood and tile floors throughout, designed by top consultant who is themselves disabled in a wheelchair. have source for high-end residential style thence with hospital type functionality for $.30 on the dollar, ceiling lifts, etc. But how to find that Owner Operator that both has the desire and the capital to get started?
Finding quality people to be the operator is an challenge. But there is good news for you. I was just in Minneapolis this past week teaching a class.

There was an article a few years ago "Seniors for Sale". The department of health should be following this because quick cash. Only cash flow people are looking for.
We hear this often, but please understand just because you can launch a Residential assisted living business in 6 months to a year it is not easy, nor is it quick cash.
This industry is regulated as it should be for the protection of the assisted living owner but most importantly the seniors themselves. I do have 3 bedrooms single family home, I already started procedure & got permit from city & county, now applied get license from state & looking for one vegetarian or vegan adult female. Me & my Dad, we are vegetarian, we do not eat eggs, meat or sea food. Is it possible to find someone? I heard about that only for one person I don't need license, is that true? Banks like to have people involved that have experience.
Being a graduate of a nursing school will be helpful.
You may need a partner on the financial side.
The banks fund RAL homes and the easiest ones for them to fund are purchasing an existing home or expanding to a 2nd or 3rd home.

Yes. By law. You can only have two people per room max. And you cannot put different sex in the same room unless they're related or married.
Hello Richard. In an AL home or a "big box" facility a semi private room is an option that is offered. That is typically a way to save money. A private room is typically more expensive. Just like in a hospital or on a cruise ship. With the homes that we use for this we have as many private rooms as possible because that is what most people do want but it is still good to have semi-private rooms as an option. As Raphael said, typically, there is a limit to 2 people in a room in AL with a few exceptions nation wide. I hope that helps.

In GA these homes are called PCH or Personal Care Homes.
It is a great market for real estate and for the aging population as well.

5 bedrooms would allow you to have 10 people, that is correct. You can convert space inside the home to get the 5th bedroom of course. In my homes we actually have 8 or 9 bedrooms. You can charge a higher rate for a private room. Yes, people do share rooms but they would rather have a private room and a private bathroom for that matter. The nicer your home the more they will be willing to pay. I want you to think bigger and not smaller. Think nicer and not average. That is what we are looking to do with the industry. We are looking to bring this to a whole other level. I look forward to showing you my homes in person some day.

It is not easy as he says. there is lots of rolls and regulations that are required for converting a house to Residential senior care. lots of paper works and permissions are required. Not easy at all.

I do not know any seniors who can afford to pay $3000 a month for rent and services. In WA we can free caregivers in our home. If the state paid this rent it 2ould be do able. But no way would anyone make $10,000 a month, 7nl3ss your own an apartment building.
Hey Karen, it's actually totally possible and happening all around you. RAL homes are super popular in WA and the average cost of care in your state is $6,000 per month per person. If you don't know anyone who is paying this, that's totally okay, they may not be hanging out in your area or circle. But they definitely exist in your market.
