I bought a home using an FHA loan last year with credit scores of 581, 586, and 619. I used Rocket Mortgage. Finding and getting approved for an FHA loan was not difficult, but having an FHA loan complicated things a lot. Finding a house that I liked that met FHA requirements was hard. I had wanted a condo but no condos in my area were FHA approved, so I changed my search to townhouses. I was originally approved for a mortgage in mid July, found a house and made an offer in August with closing date set for September. But the home did not meet the FHA appraisal standards due to the life of the roof being
Love this video! I just bought my first 4 unit with an FHA loan and only put 3% down at 3.1%, it already appraised $25K over and inflation alone is higher than my mortgage paydown... easy plays in this market.

This video is absolutely outstanding. I learned more in the 50 minutes than I have in my entire process at this point about my FHA loan that is closing in 2 weeks. I will say the mortgage company and it's agents are extremely difficult to deal with and I find to be ridiculously incompetent. I have had to provide my bank statements, proof of employment and income literally every week since I began this process 5 weeks ago. Not 30 days between these requests but 5 business days each time. My score is at the higher end but I do not have 20% down for conventional. I have been employed by the same company for 23 years now. I can say this has been the absolute most stressful and horrible in my entire life. Honestly, I almost regret going through buying my first home. I do appreciate this knowledge you have provided. Thank you!

Great video as always. I have learned a lot by watching your vids. It might be helpful to someone new to mortgages to explain the credit scores. I love your videos! You explain things very well and have taught me a lot. I'm currently looking at homes (without an agent quite yet, window shopping if you will) and one of the homes had this: ("Seller is willing to offer a closing cost or contractor credit at closing"). Would you be able to explain what this means? I understand the closing costs bit but the contractor credit I 'm assuming means its a credit for repairs that need to be made?
How much of a difference does it make if you're single vs buying with someone else? Dual income obviously has its perks, and for a good reason, but with a large portion of millennials not settling down and getting married, we have to calculate just one income. For me, that means a lot. I think I can technically afford a conventional loan on my own but I feel limited by my single income. I want a home, not a condo. But I feel I am being pushed toward something less desirable just because I'm by myself. Frustrating. I definitely believe conventional if the way to go for me, but I'll have to rent a room or two for what I want.
Being single vs a couple makes NO difference in getting a mortgage EXCEPT the extra income changes your debt ratio, making it more favorable if neither of you has much debt...so you'll qualify for more money and possibly get a better rate bc you're less of a risk...
Been planning to buy a home in Virginia to be near to my siblings, and I currently live in California. This video gave me a better perspective about FHA. And I truly appreciate your explanation and the breakdown about FHA. Thank you.
I learned so much listening to your video, you touched on a couple of things that my Agent didn`t. I Appreciate this so much and your voice is very calm which made me pay attention throughout the whole video. Thank you!
I’m looking for a construction loan. How would FHA apply to this? Also, I would like to use my land as collateral. Is that a benefit? Would it help me?
I've been unemployed for the last almost 2 years, in part due to COVID, but I'm starting a job soon as a teacher. Can I qualify for any type of mortgage loan shorty after once I start teaching and making money, or would I have to wait two years? I have an 810 credit score, and money for a down payment. When I was unemployed I was receiving unemployment funds every week.
Long as you were receiving unemployment. It does count if there's no gaps in between. Must start the job after stop receiving checks. Find a mortgage broker.
Keep in mind that your credit karma score can be much different from your mortage qualification score. They look a lot deeper in the past. Getting credit cards or even an auto loan has less requirements than a home loan.
@@SparkieJ yeah my credit karma said 770 but I got a loan for an RV it showed 750, they took experian score. Either way, mortgage loans go by the middle of all all 3 scores. 700 is good. 720 is all you need really.
Definitely a consideration. But also, like the story I mentioned in the video. Guy gets $100k medical debt. Obviously can’t pay it. Credit tanks. Should he not be able to buy a home? It’s a case by case basis for sure.
@@WinTheHouseYouLove case by case basis indeed and forgive my blanket statement but if I was a betting man, I would bet most folks @500 are not there because of one, unforeseen, situation.
@@andygarcia3585 People get sick, get divorced, lose a job, lose a loved one, get injured, it's life. Does that mean a three digit number is the deciding factor of who should and should not own a home? Some countries don't even have slimy credit bureaus and go by debt to income only! It is everyone's inalienable rights to have shelter!
@@WinTheHouseYouLove Thanks for replying Kyle! I'm actually interested in buying land - as in acreage - and building a primary residence/farm. Being single vs a couple makes NO difference in getting a mortgage EXCEPT the extra income changes your debt ratio, making it more favorable if neither of you has much debt...so you'll qualify for more money and possibly get a better rate bc you're less of a risk...
Very clearly explained and pleasant voice which really helps. Thank you.
Renting out will come with added conditioning, search up
@@m.l.661 Not necessarily.. lenders have to use the lower middle score, so if the partner being added has worse credit, it'll impact the rate.
Been planning to buy a home in Virginia to be near to my siblings, and I currently live in California. This video gave me a better perspective about FHA. And I truly appreciate your explanation and the breakdown about FHA. Thank you.
Glad it was helpful and best of luck!
Problem is: there’s no lenders that accept less than 640 credit score and this is regardless of FHA standards.
TRUE
Wrong,i had a 620 credit score and was able to purchase a home.
Your not trying

Exactly
Exactly, Lenders have overlays to protect them!
I learned so much listening to your video, you touched on a couple of things that my Agent didn`t. I Appreciate this so much and your voice is very calm which made me pay attention throughout the whole video. Thank you!
Glad it was helpful!
I’m looking for a construction loan. How would FHA apply to this? Also, I would like to use my land as collateral. Is that a benefit? Would it help me?
Also, I’m hearing that as long as your auto loan has less than one year, it would not be counted as a debt. Is this true?
Thanks for the info! Loved the video🙌🔥
Glad you liked it!! Thanks for watching. :)
This is great man , do you do one on ones live videos ??
Hi, are you actively working as a broker currently? If yes, are you currently accepting new clients?
I'd like to know also lol
Best video! Every question I had you answered, thank you!
You're welcome!
If you have a 500 credit score, forget what you “qualify” for. Ask yourself if buying a home is the right move for you right now.
@@andygarcia3585 I totally get what you’re saying! :) it’s a good reminder!
Love the videos dude! Keep ‘em coming.
Thanks! Will do!

Thank you! My pleasure!
@@WinTheHouseYouLove Thanks for replying Kyle! I'm actually interested in buying land - as in acreage - and building a primary residence/farm. Can you direct me to any videos you've done that might cover that subject as far as financing goes and possibly resources for how to go about doing this? I know there is a lot more to think about from property access to perc tests to the finished house! Thanks! 🙂
And btw.... it was my daughter and her husband that recommended your channel as they used it to successfully buy their first home. I'm super glad to see they got such fantastic information from your channel. :-)
