I'm 23 and I already own 5 properties doing exactly what other real estate millionaires have done. Hardest part was purchasing that first property after that the properties really do pay for themselves. Now my real estate is paying for my electronics business and soon to be the start to my car collection. Everyone of you guys can go out and do this. Depends on how much your mortgage is. Chances are for a $120k your mortgage will not be more than $3k, so in that situation you would be able to take that rent you get paid and pay off the mortgage and have a little extra to add to your bank account

Next to that white plains ny at 800k you’re buying a trash shed. You need atleast a mill for something small and decent. I'd pick the kids over a Lambo. I love the Lambo, but I would never own one. I could if I really wanted to, but I like my old car. I can park right next to a big truck and I don't care if he opens the door and dings my car. That said, I tip my hat to Will for pursuing his dream of owning such a nice car. I guess I am not willing to either pay the price, or sacrifice caring for it. I need Floyd Mayweather money so I can hire everyone to wash, wax, vacuum, etc.
I have rentals and do flips. I also make about 330k/yr. (not that it’s a huge income but I used to be digging out of trash cans when I was a kid so it’s a lot for me). This guy is on point for the basic explanation of income and assets.

Except when taking out a mortgage, you need to prove how much money you're making. This isn't like your credit card where you can get your credit score up by using it and then paying it off. My credit score is over 750 but if I ever want to take out a mortgage right now, they'll probably tell me to kick rocks.

Ace well getting approved for a mortgage factors additional requirements such as assets (liquidity), debt to income ratio, etc. you can have excellent credit but if you do not have savings and high debt ratio, that’s a show stopper for getting approved for a home mortgage.

I think one of the biggest things that you show us Will is that you have to be disciplined! None of these things happened overnight for you, and it took you many years to be where you're at. Many years of hard work and sacrifice too! Gotta keep your eyes on the prize as they say, and work out the steps necessary to achieve that prize! Someone once told me that you always have to have a goal. When you achieve that goal, you need to set a new goal to keep you motivated to keep doing better. I see you already got that memo with the new F12 in your sights. I voted for the 458 due to the best bang for the buck. However, I can totally understand about the draw of the V12, and an F12 would be a fantastic addition to your car family!

See if you can somehow defer the debt to get ahead. But try to protect your credit! Maybe establish some business credit. It’s not an overnight thing but Au would try to defer that debt.
Find someone with money or access to credit but no time or knowledge about real estate. Or you could acquire a business with the cashflow to eliminate your debt and provide access to capital, allowing you to buy property.

1) build and live in a tiny house or in your parent's basement or a place that has low rent and calculate utility bills
2) save up a certain amount of money to get it down to a affordable price
3) cook at home and budget how much you spend on groceries
4) Look into what you are paying for that you don't use or need and get rid of it
5) HAVE MONEY SAVED UP

Hey Will, apart from paying your personal mortgage with your RE investment account, do you also draw a weekly or monthly salary from it to pay yourself? Or do you only pay yourself the 48k from your other business? I liked your idea, and started paying my mortgage with my rentals also and decreased my weekly paycheck from the business I own (grocery store).

So basically to afford a Lamborghini huracan at 48k a year you first got to trade in your (currently valued at) 100K vehicle so that 200k vehicle that you're looking at is half the payment and don't forget to maximize the amount of years the loan is for

Usually a year so you can have it on your tax returns.

your "companies" makes 6-7 figures, you pay yourself $48,000. You buy the cars under your company entity and becomes tax deductible

1) expenses + depreciation + insurance + gas
OR
2) $0.59 per miles driven within the year or as IRS determined for the year (every year is different)

What percentage of your rental real-estate properties have loans on them? Just curious about how much of the rental properties should be financed versus paying for them in cash.
They are all paid off except three or four. But only because there is not much to buy right now.
Will probably uses leverage when it makes sense then flip to catch up, pay off and start the cycle again while adding to the portfolio.

He pays himself from his businesses. He gets tax breaks and write offs so he may not be paying the same 30%+ in taxes like the rest of the employed population. The $48k is a yearly net, not gross. If you listen, he has 3-4 other businesses. His businesses are easily generating revenue of $300-$350k a year. This is literally rich dad, poor dad and he has reached all 4 quadrants.

WILL i love your videos, you explain everything very well and i really appreciate it but i have one question for you. Why do you have your own company only pay yourself $48000 a year and what do you do with all the rest of the properties? Is it because of tax purposes?
No it's not because of taxes it's becuase I keep the money in the businesses to use for marketing, acquisitions etc to keep the business healthy. I dont need a bunch of cash in my personal account, i'll just spend it ... Better reinvest it in business.
