    Should we buy an apartment for ourselves first or for an investment/ rental first? Would an apartment for investment first, which shows negative cash flow worsen loan interest rate when we buy an apartment to live in second?

    I'm a Brazilian living in Germany with an open work permit for 12 months, but I'll be coming back to Brazil by the end of this year. I'm in the process of obtaining European citizenship, which will be ready by the end of 2025.
    I'm watching all of your content to understand what I need to do if I want to stay in Germany because the tax situation is quite different between the two nations.
    I have an apartment in my home country, bought in 2021, but it's in a building from the 90s. The buying price was about 31,500 EUR, and the rental income is about 133 EUR per month after property taxes and my share of the "Hausgeld." In Brazil, I would pay a flat 15% on the profit.
    When I report this income, I would need to pay the difference between the 15% and the tax rate in Germany, right? Let's say the rate is 42%. I would need to pay 27% on the remaining amount, but I could deduct 2% of the total value every year on the German part, right? So it would be like this: EUR 1,600 annual income, 15% to the Brazilian government (-EUR 240), 27% to Germany (-EUR 432), but I can deduct EUR 630 a year from that amount, which is 2% of EUR 31,500. So it would be tax-free from the German side (or close to)?
    I couldn't find an answer to this second question anywhere. I have a farm that I rent for between 12,500 to 15,000 EUR a year. The property is valued at about EUR 550,000. The income is in soybean quotas that I can sell when I want. I don't pay property taxes, nor is the income taxable. Is this income taxable like the apartment rental income, but I can't deduct the depreciation because it is land? Or is it something else?
    I apologize for the lengthy questions. You are helping me a lot to plan for the future. When and if I decide to come to Germany for good, I'm hiring your services for sure.

    Hey! Thx for video. We are a couple of IT Blue Card workers with a total income 142k euro/year. We came to Germany only 3 months ago. Can we invest in the rental property or should we have a Permanent Residency (Niederlassungserlaubnis) to get the mortgage?
