I have been living in GCP for over a year. I will say that it has gotten a lot more diverse within my time here. Especially in the neighboring community of Harpers Preserve where my parents live. Great video !

We’re building in GCP in South Village and met other owners building on the street and we’re diverse. One thing I would say that I learned recently is that GCP is in Montgomery County and it is the most conservative county in Texas.

Yeah that is a huge concern for me and also that county is very conservative and so with that in mind I'll pass... looks like a great community with all the amenities and green space. @@aaronlathan
In my experience it’s not super bad because you can enter/exit from the main entrance or the 336 side. Both have red lights. I’ve been up there at various times of day and it’s never been an issue.
I haven’t seen a gated section there when touring so I don’t think so. And no one stopped me from walking the lakes but all of the Lake House amenities including pool, gym, and parks require resident access.
Personally for me, if I’m paying premium pricing to live in that community I would want a gated community. It’s a very nice area! I’m from the Midwest looking to relocate around that area. Any other are you would recommend?
I can confirm for you in the morning. What’s your ideal budget? The gated sections tend to be the largest lot sections when they exist out here. Will be hard to suggest a location without knowing the money side.
@user-zb1zp7nv5k our average single family home sold price point is around $405K right now. I’m not seeing many gated options at $350K and under. The lowest gate community I saw last month was in Sunterra (Katy) at around $385K but that home was around 2000 sf.

From what ive seen flooding hasn’t impacted that specific community but in Conroe you are at higher risk due to all of the water sources.

Everyone does not want it. That would be 7 billion people. Personally I would not live in a place like that.
