    One helpful idea I’ve heard when it comes to the design center appointment, is to ask them if you can tour the design center before your scheduled appointment. That way you can walk in, take pictures, get ideas for what they have and pick out stuff beforehand so you’re not so rushed during your limited 4 hour appointment.

      That's a great idea! When we went to ours we actually weren't even allowed in for the actual appointment (it was back in April) But they did have a virtual tour available which we did several times. I feel like an actual tour would have been very helpful!

    I'm watching this a year after you made it as my friends are starting to build a home. I just have to say, hearing you and Mike say that you weren't "handywork" people, you've both come a long way! What you two have accomplished in your home in a year is amazing. Congrats.

    Absolutely we are in the process of new construction, we are going to have a pre slab before the foundation is poured, pre drywall and final. Yesssss always will have independent inspection.

    I just want to let you know that after watching your video where you advise us to be assertive about what we want, I called our electrical and got them to fix the location of our hallway pendant. THANK YOU!!! I was trying not to be bothersome to them but you are so right about how we are the customers and we are paying A LOT for these homes. I'm so glad that I took your advice!

      @@jennapierce4543 yes totally! With Instagram it is just like "here is a pretty picture" and *maybe* they will read a thoughtful caption. But In YT you can go n depth with a topic you actually care about and people care about what you have to say.

    This is fun to watch in the future because you’re both so handy!!
    I close in 6 days, but I got the model home so I didn’t get the design center experience. Over $100k in upgrades, I wouldn’t have spent that much but I needed a quick move-in (new puppy needed a fenced yard) 💕

    Being pushy is a must!! We had to do that in the beginning of the buying process and ended up getting money off the house! But i def plan on being there for a lot of the building process when that starts!

    One thing with our house is you can actually pick out furniture because it has a 3D model and measurements through a virtual tour it’s pretty cool

    I had a question our builder is giving us the walk-in closet for $9000 with an island in the middle … I don’t knw if I should go with that option or get it from someone else

    As a family in custom home building your experience bums me out. Builders need to be very clear and upfront that models show all the upgrade options and usually add 30% cost to total build. Request complete drawing and costs. I’d also recommend making sure builder is willing to give names of all sub contractors. We just swapped out a sub on a build due to holding up and not holding to timeline.

    Great video! I’m in the process of a new construction and went to look at my poured slab and noticed the elevation of my front porch is short, it should be a long to the edge of the house. I’m heartbroken and reached out to my realtor and just now waiting to see if this will be able to get fixed before the foundation is set up. Im taking pictures and videos of EVERYTHING!! Lucky I have a great realtor that has a lot of experience with new construction builds and as my back through this process as he contacted the sales agent/ builder to solve this or any other issues I may have.

      Thank you! Yes we ALMOST didn't upgrade the hardware but then thought about having to find the perfect hardware to match the holes and we just decided to splurge haha

    Did you have a construction to perm loan, they also do some type of inspection but I am looking into a 3rd party for the early inspection. We will definitely do the 3rd party final inspection.

    For the floor, did you do the upgrade or go with carpet and replace later? I think we should have a book on how to buy new construction home for first time home buyer.

      HAHA I TOTALLY agree!! And we did end up upgrading our floors because we didn't want to deal with the hassle. It wasn't too much more (maybe a couple hundred?) I will say when you go to design center, ask if you can take your flooring outside in the natural light because we just got ours put in yesterday and it looks SO different with the natural light shining on it than when we picked it out in the dark showroom.

    I’m so glad I found your channel and videos journaling your new home build experience. I’m finding your videos very helpful, especially in calming down my doubts and anxieties about a new home build. We are looking to initiate the process-currently reading through the purchase agreement. What was your process of hiring a real estate agent and I’m curious how they get compensated for their services (were you directly charged for her services, did she get a percentage of the closing costs)?

    Did the inspectors find any other major issues aside from the mold? Did you inspect at each stage, framing, electrical/plumbing, etc?

    As far as inspections go, did you two get 1) pre-drywall 2) pre-close 3) 11-month (pre-12 month warranty)? Simply trying to understand the process, as I'm in the midst of a new build now and timelines/the types of inspections weren't specified in the video. Thanks!

    You mentioned 3 inspections with the third part inspector but when did you hire him? At what stages do they do the inspections? We haven’t broken ground yet so I’m very interested in doing this!

      Hey Amy! We hired them a couple of weeks before our pre-drywall meeting. We had a pre-drywall inspection and a final inspection ( about a week before our final walkthrough). Our realtor set everything up which was nice. If you are working with one that's definitely something they could help you with! Hope this helped.

    In Charlotte, you need a good realtor whether new construction or resale homes. The builder pays the commission, not the buyer, and a realtor can get you a better price!

    When did you have your pre-drywall inspection? Did you have to schedule a time+date with the builder for this inspector to go in? We have our pre-drywall walkthrough with our builder tomorrow and they said we could not bring an inspector with us...are we too late to do the inspection? Should I be worried that we can't bring an inspector to our meeting?

      Hey Angela! We got our pre-drywall inspection about 3 days before our walkthrough and yes we had to schedule it prior to our walkthrough. Do you have a realtor? I am not sure but I FEEL like you can tell them to re-schedule the walkthrough to make time for an inspection. Either that or you guys can maybe go to the walk through and then tell them you would like to get an inspection afterwards before they proceed with anything else. Don't get pushed around and make sure you get one if you want one. Talk to your builder and see what they can do to work with you. I know the inspection is typically done before the walkthrough and then addressed at the walkthrough but hopefully you guys can work something out!

      @@jennapierce okay! So we had our walkthrough today and it went really well. We brought my husband’s grandpa. He used to work for PGE and do home inspections with city inspectors. He even brought a ladder and climbed into the attic! He said things are looking great and theyre using nice quality materials. I also talked to the builder while I was there and asked if I could bring in an inspector. He said “I don’t care. It’s your house!” So I don’t know why the seller’s realtor said we couldn’t. the builder said the drywall isn’t going up until late next week so we could bring the inspector early next week :-) I also do not have a realtor. Our realtor dropped out once they found out the commission wasn’t great :/

    We’re in the process now and I’ve definitely realized how much you have to check in because they can be so slow to relay information. Hopefully the construction manager is more informative

      Haha SOOO true! We feel the same! Our neighbors didn't even know they were closing a month later than they were originally told. Our builder just forgot to tell them! So crazy. Good luck with your build! Stress aside, it's still a fun process :)

    Would you mind to talk a bit more about the independent home inspector part? such as how many times did he/she go to the site? and when is the process did he/she go? Where/how did you find he/she? etc. Thank you

      S H Yes! We had 2 inspections and we went through a home inspection company that our realtor recommended to us. They would just send us the report and we were free to call them if we had any questions about their findings. If you don’t have a realtor, I would google some home Inspectors in your area and read reviews!

    I’m honestly so sad that you guys had this experience. I feel like you guys had a terrible builder. Mine is in contact with me several times per week if not daily. He’s had to make concessions or fix things when an error has occurred even if it’s a minor one. He frequently goes to our site. He calls me in the event of a delay even if it’s by one day. Sometimes finding a smaller but experienced builder is better than choosing one that just in it for mass production and sales (community/housing plans). These large builders could care less about who they sub out. It’s sad...

      You can always try for that but no, not usually. The contract you sign at the beginning always favors the builder. They might throw in something but not because they have to.
