How to find a slab leak?
This leak detection video shows in detail the basic steps to finding a pressurized water leak under a concrete slab.
Step 1
Using a FLIR camera looking for thermal anomalies under the concrete slab. FLIR stands for forward looking infrared, this is actually a very descriptive title for what the company produces. When pointed at the slab and the camera produces a video image based on temperature instead of light used in a normal camera.
In this video we are looking at a hot-water week with presents itself as orange colors and cooler temperatures present themselves as blue-colors.
Step 2 - Pipe Locating
When you're looking for a slab leak you want to find the pipes first, this gives you a better idea of where to look. In this video we're using a Radio Detection RDL7000 pipe locator and a TX-3 signal generator. We are using a frequency of 512 Hz.
Step 3 - Listen for the Leak
Our preferred microphone set up is the LD18, LD-18 by Sub Surface. This microphone has some very sophisticated filters and noise canceling abilities for working in noisy environments. These come in very handy because you can easily hear the neighbors dog barking or stereos being played when you're trying to find a leak with a sensitive microphone.
Step 4 - Inject air into the system...
..for a precise PenPoint of the location.
For this we usually use a dive tank and inject air into the system at very low pressures. As the air exits the pipe through the hole it produces a a loud bubbling noise which makes it easier to dial in on the exact location of the leak.
Other Methods
For outdoor leaks we have the ability to inject hydrogen gas and use special sniffers to find the gas when the pipe is too deep to hear the actual leak.
Locating Plastic, PVC Pipe
One method when you have a large pipe is to inject a special conductive prod called a duct hunter. We then attach the single generator to one and of the rod and we can walk out the path of the pipe with our regular metal pipe locator.
Another method is to have someone tap on one end of the pipe and attempt to locate the echoing of the sound as it goes down the pipe with our sophisticated microphones.

Mr. Fuller, nice job on how to locate slab leaks. I'm a licensed master plumber in Florida who has recently purchased the sub surface LD 12. I'm new to electronic leak detection. My first job missed the mark by about 8 feet. I have a question, by introducing air to the water piping, does that enable easier detection? I notice that the water leak in a copper line makes noise almost all over the house. I was detecting sound over 10 feet away from the actual leak, and when I listened to the angle stops under the lavatory sink, the noise was rather loud. Apparently leaks in copper lines reverberate all throughout the house.
The trick is to keep the air pressure as low and quiet as possible. Also don't be fooled by air moving through a low spot in the pipe. This can sound similar to the bubbling from the leak.

I believe it’s better to re route the pipe , it’s deteriorating and will eventually have more leaks . As u can see from previous repair .

Is a warm spot in the floor always a sign of a leak? We just bought a house and a hydrostatic test was done. The drains were replaced from cast iron to PVC. We cannot find any visible spots of water. The outside water meter needle is steady and will occasionally move forward and a little back with all the valves in the house closed. In your professional opinion can it still be a leak? Sections of the floor in the living space are warm.

@@TheConandj the plumbers came out and could not find a leak. They said the pipe is just giving off some heat, the house is single floor on slab. Looks like the plumbing is not far off from the floor. You can go out and check your city water meter see if the needle is moving when no water is running. If the needle is moving around then you might have a leak otherwise should not be an issue.

Trifco Studio Do you have any leak detection services in the Chicago suburbs? I have a leak in the corner of my basement wall. I’m having it cut open to replace the water/mold damaged drywall. The contractor that my insurance company sent is just going to cut it out and wait for it to rain to see where the water is coming from. There is no need to drain the pipe. The pressurized air (tracer gas) will force the water out through the leak location.

electrolysis. it’s a hole on copper pipe . copper is a sensitive metal it gets eaten up . it cannot touch other metals except brass . they lay them on the rebar when the house is built and they don’t sleeve it right and ends up touching the rebar and in due time that’s what happens

Waste of time and money bro, and you know it. Second leak in a 24” area of pipe - it showed up on a heat scan - it’s green copper - all your razzle dazzle stuff dose not permanently fix the problem. And you could care less.
Now if you had the homeowner on video and announcing that they understand all options available, and saying that prior to your service that this is the option they wish - now that’s how it’s done.
