Yeah thats easy.. Go get a low interest loan and go buy a mortgage note ladder...thats 2-3 mortgage notes..then use the income from the mortgage notes to pay off the loans. Then go take a Wholesaling Course (not youtube) an actual course. Then go start looking at land for sale in your city. Before you buy any land, you want to see what its zoned for. Make sure its zoned for a MultiFamily... Then go get a FHA Construction Loan for a Multi Family...from my knowledge and experience thats the best way
$300 bucks a week for an Uber driver doing 6 hours for 5 days a week is like half of their check or more. 1099 jobs pay very badly. That 30 hours x $18 an hour with prop 22 = $540 minus about 30% in taxes after, that leaves a driver with $378 after the week. Minus the rent leaves them with $78 for a 30 hour work week. That is ridiculous. I don't see how anyone would do that and if they do, that's extremely predatory. Especially 2 people using one car in a day. Just doesn't seem feasible at all. Plus, who is gonna drop off the car? Are you renting a lot for them to pick them up? Are you letting these people know where you live to pick up that car? Maintenance? Liability? Commercial insurance costs? Oil changes, tire changes, accidents, injuries, gas, and etc? Background checks, motor vehicle record checks?
Now, if someone did a full day 6-12 hours, and rents the care at $150 a week, then they could make $400 for a 30 hour work week, a little more than $10 and hour. So $150 rent x 52 weeks is $7,800 a year potentially in profit off rent alone, and $600 x 12 months with ads is $7,200 - so maybe $15,000 a year minus commercial insurance, maintenance and liabilities leaves us with perhaps $10,000 a year. This method seems more feasible than the proposed 2 people a day renting the same car and paying a high amount of rent. IDK though - i haven't done this and only doing some math. Then, there's also taxes you'd have to pay. Now if i misheard and ads are weekly, then that's potential 30k-39k a year. What do y'all think?
