$1.3 Million seems like such a stretch for this place…and the cheap finishings and peeling paint job in one of those rooms certainly doesn’t help to sell it.

For 170 plus million I would expect much much more, the ONLY selling point of this unit is the views
So good views but really small rooms, the rooms should have been bigger, all bedrooms should have bathtubs , should have had stairs to go to the upper room,
but if l was l billionaire or a multimillionaire, l would have bought it, it’s super cool
apartments and pent houses are not my thing but regardless i still think that price is quite exaggerated for such a place even if its in the heart of westlands..but that's the beauty of life this is someones dream.

For 160 million KES, I am definitely being robbed. If paint is peeling, they didn't allow the concrete to dry or another possibility is that there is water leaking. Also the island table in the kitchen would have had another stove there. Why not add it there? For that fee, I would rather go live in the 99 million house in Karen.
People who buy penthouses have other homes. They just buy because they can. The peeling paint could be basically because someone left a window open for long. I have seen such scenarios in many places

Im sorry but 1.3m for that might be one of the worst value for money houses you have shown on this channel regardless of the views, proper example is the karura apartment you showed earlier which is far better value, here you are just paying for the right to say you live in the GTC, but excellent video nevertheless. Your work is brilliant, best in the country
I went to see this pent house and was so disappointed,those kitchen sinks are so cheap, and most of the finishings, the bedrooms are so tiny, what you see on camera is not what you get. I was truly disappointed, the highrises in kileleshwa have better finishing.

True, a penthouse is a glorified apartment, you still can't choose your neighbours. But if you're rolling in money, especially ill gotten wealth, and willing to take a gamble, it can be a great long term investment. But with a starting price of $1.3 million USD, I wonder about its potential appreciation. With that money, you could buy or build a luxurious mansion with ample land and free yourself from the limitations of homeowners associations and nosy neighbours.

Someone who can afford this is too rich to even use it as the main house anyway. Because why would you want to live with neighbours and share a pool when you have that kind of money? Maybe as an expensive airbnb/hotel or something... but it just doesn't make financial sense.

I disagree with you on the better factor. This one comes with even a family room, so it means it’s more spacious. Perhaps you say so because this one is not staged. Also GTC as a whole offers so many facilities compared to any other “gated community” in Kenya. You would be surprised that the service is charge is a very fair amount.

1.3 mill for that penthouse and 6 floors of neighbours on the right and 13 floors left can see you in your house.. ALSO the tiny bedroom didnt have wardrobes.. ALSO brown is a terrible colour to put as a finishing.. ALSO that kichen was too bland.. ALSO those switches are cheap.. this is easily the worst house shown on your channel 🤷 and im not even a hater
