I love your thoughts on the 401k! A lot of traditional people get upset at the idea that you can outperform the tax savings of a 401k, but it’s very true and I’m glad you brought it up.

Hi Elisa, would you please explain the steps of how to safely lend money to experienced investors? Also, I am on Berkeley side, is there any good local real estate events like the one you volunteered as the check in person? Thanks for any information. Hi Elisa, when you make an offer on a deal, do you do house inspection? do you walk through the property with a contractor or inspector before you make an offer? to calculate the rehab cost?
I don't order inspections, but if they already have it, I sometimes use it without having my contractor walk through the house. But in general, I bring my contractor to the house before deciding to buy. Sometimes I make offers before seeing a house subject to a contingency, and sometimes I bring my GC to make a non contingent offer - depending on what the seller and agent prefer.
I don't have employees because I only do 7-8 deals a year and I only work about 10 hours a week myself. In high priced market like the Bay Area, this one woman show works because the profit margin from each deal is large, but in other areas of the country, many house flippers need a team because they have to do 100+ deals a year to get to the income they desire.

This video answered so many questions, especially one that I have been wondering regarding partnering and giving a mentor a cut in exchange for guidance, and whether 401k is a good idea (I’m currently contributing maximum percentage but growth is extremely slow). I didn't mention that when you take out money from the 401k during retirement, you'll have to pay taxes. Based on the historic trends on income taxes, we are at the lowest point, and when you and I retire, the tax rates are likely to go up much higher 😢

Wouldnt that affect your dti if you pull out home equity to use it as your down payment for your investment home?
Yes, it would. But you can use the future rent income to help bring down the DTI and help you qualify for the HELOC.
