It's a race to the bottom where the lowest bidder prevails; no one cares about competency and quality as long as the report meets a low minimal standard. The GSEs are doing everything they can to eliminate appraisers in the lending process-AI will only speed this up. There's no future in this so called profession but the AMCs always need fresh meat to operate in the current business environment, which is why Solidify, an AMC, is putting on this conference. Appraisal fees haven't come close to keeping up with the cost of living because appraiser's have no collective power. Good luck finding a seasoned appraiser who recommends that you become an appraiser.
What about current appraisers? Year over year for several years there has been a decline in numbers and it isn’t due to retirement. Residential appraisers are starving out by the thousands with no help from anyone. If AMCs paid C&R and allowed trainees to inspect there would be opportunity for new appraisers.
