All information is available for free somewhere if you are willing to invest the time into finding it. And even if you aren't, a lot of the people providing it for a fee are con artists. Either way, paying for information or advice is for chumps.
This is legit! I have been watching your videos now for a bit. I've been an entrepreneur for 8 years now. This is amazing advice to start a legit business with amazing upside for a good operator. The startup plan you essentially provide is cheaper than what I started with and I now manage 220k in cash flow each month among 3 cell phone shops, a vending business, and a rental property. This is so great for people actively hunting for a good idea to start their life working for themselves. I am considering buying one of these myself and starting to let people in my networking groups know I can deliver this solution. My skill has always been creating jobs and work and then delegating them out and this checks multiple boxes for me.

Good step by step info, but most markets you’d have to really swindle someone to get them to pay $900 for a matterport scan on 1500sqft. In my small town of 40,000 people there’s at least 5 competitors with matterport cameras offering less than .10c/sqft. Not much profit on 3d scans unless you have a huge customer base and hiring out people to scan properties for you. The real profit is in hard work, quality photography and video that actually turns heads and gets your clients properties noticed.

I just started a side 3D tour business 😁 helpful tip to others if you go down this path, iphones vs the actual matterport 3D cameras... choose the matterport 3D cameras. The iPhones don’t compare. At least my iPhone 7 doesn’t. The newer ones might though. I had troubles with the app on the 7, kept closing on me halfway through and I’d have to restart. Took forever to get 1 room done and it was kind of patchy
This is a great way to start many small businesses! Just replace the camera with landscaping or power washing or some other service. Overall very basic, very good advice

prospecting for business is tough. Realtors are generally fucking cheap, and don't want to spend money upfront on shit like 3d scans. because even these days, good photos alone, along with a good price, are enough to sell a home. You don't want a 3D scan which will show all the defects of the home. The photos are there to entice buyers to come see a home in person. Too much detail, and maybe you shoot yourself in the foot and scare buyers away.
@@kkp4297 SOME real estate agents are cheap, and by some I mean noobie agents. I have some knowledge about what high level agents spend money on because I was a developer for a real estate CRM called Firepoint. Agents spent Hundreds a month for our sevices. Besides that point, real estate brokers are probably the people that would use this service the most. You'd be surprised how valuable 3D tours are to successful agents and brokerages.
@@DamonNeal The topmost producer in my city still doesn't use 3d scans. She sticks to pro photos only, and she sells $70million per year. Some of these are mansions too, which you would think would benefit from matterport. But nope, she doesn't use it, even though she knows about it. Ask most buyers if they even watch videos, and they say NO. Truth is, matterport is only a gimmick, albeit a useful one, to entice a SELLER to sign a listing agreement with you.

I shoot real estate for a living in Orange County. Not sure if you’ve priced out matterport in your area, but it’s basically a race to the bottom. Some companies are charging $199 for matterport $199 for photos and less for drone. Your numbers are twice as high as here.
service can make a huge difference in price. restaurants have that between fast food and michelin 3 star. Just showing up 10 minutes early. Looking professional. Communicating professionally. These can make a huge difference in perceived value to a client.

I know those bad photos you talk about, which have burnt out windows because they ran their photos through some wack Photomatix preset, and didn't use any flash in their bracketed shots.
You're a boss dude. I just bought a 3D camera and I'm starting my first scan next week in NYC. It isn't with matterport because I have a rylo camera but I'll figure things out and get a nice supplemental income from this, heck maybe even make it my main thing if it works out.

I had a matterport for about 8 months and it charges $50 per month plus $30 per 3D Scan and I ended up losing money because no one wanted it in my area.. Make sure your clients will use you before buying it! I could never charge about $225 either so make sure people are willing to pay it too

Kevin I love your videos, and you really sell the practicality of the Matterport. However, when you start recommending that people throw in drone material as part of the package, you’re leaving out the FAA requirement to be a Part 107 certificate holder. This would apply to anyone that uses drone imaging in the “furtherance of a business” as the FAA puts it. Additionally, any Part 107 pilot would also have to acquire the necessary waivers and clearances depending on the airspace the property is near to. Jus sayin. Keep up the great videos Kevin!
Luis Camacho you are correct in that the Mavic Mini is exempt from FAA Registration, but the operator still needs to have a Part 107 certificate if they are using the drone in the “furtherance of a business”.

@@jurado1010 the supply demand curve shifts when taxes are applied, a tax shifts demand down from where it would be at the natural supply level. Even though the tax is applied to everything it reduces the demand for a product, or it reduces profit to a point where it isnt worth doing. Also in countries that aren't America they just show you the price including sales tax, so you can't market your products or services at the fair price you expect to get for your product, you advertise it at the inflated price that the customer has to pay.
@@Plain1nsane I see what you're saying, but my point was that VAT is applied to the price that the customer pays, so it's not like the business pays it out of pocket, they receive it from customers and then use it to pay the IRS.

It’s complete and utter bullshit when it comes to DC area. I work with realtors and some of the biggest companies in the United States. They will never pay those prices.

This looks like a good business but I bet that greedy real estate companies will buy this technology for them selves and eliminate paying for it. They will probably tell their real estate agents either you take the company camera and take your own pictures or you pay a 3rd party your self because we are not paying for it. Watch how fast the agents take their own pictures.
@@hookeduptowing9057 They already are buying it and have been for quite some time. Luckily for me I still know how to produce great real estate photos quickly. That continues to keep my business going for now. However this will come to an end with one fantastic camera in the not too distant future. I'm planning to exit the photography business for this reason. I'm working my way into the RE investing field instead. Bought my first duplex and will be buying more once we see the hysteria settle into the new normal in about a year to 2 years.
lol yeah,, maybe not there!!! I know Vacation Rental owners who have homes that rent for over $1K a night and they will be these prices for the 3d scan alone. You just have to find the right market/Clients. I know people who do it for business's and are getting way more than 900. again, that is just for the scan!

The lot lines package is really risky. I am a land surveyor and yes you can determine the boundary with the legal description from the deed but it would have to be properly drafted and on top of that it's only recorded data not actual measured feild data. Chances are the property corners aren't exactly where the record data describes.

If you work a job that gives you your weekends free you could do scans on the weekend and by Sunday evening have your homes all set up and ready to publish. No need for the Realtor to be there, you can get into the home with one of those drop lock key boxes and have the home to yourself.
I'm thinking more and more to buy this matterport and to give it for rent. I haven't seen any real estate agents in my area using 3d tours. So, the whole market is empty. The only questions that I have: why nobody are using it? They simply don't know about its existence? or this may be because the city is small and it's easier for people to go to check the house/apartment live?
Real estate agents are the most cheap clients for this. I do 360 Virtual tours 15 years & I know what I am talking about. Also Materport is BS quality, not worth the money. The only good clients are Hotel services, but you have to be very good. If you do not know photography do not bother. You will loose your time & money. This guy if he could make the money he says, he would not loose time & making competition by teaching others. How everybody here do not see that?

This, I don't like the idea of paying them a subscription forever just to host something, I know plenty of clients want to be able to host it within their own site.
I think everyone has missed the HUGE opportunity here. A company could, with the correct user agreement, create a database of properties then access could be sold to appraisers, title companies, insurance companies, and appraisal districts. I remember watching a Graham Stephen episode where he explained how appraisals rely on small details that can only be seen in person. So.......... Question: at 13:47 you say "Select the floor plan" where do you get the floor plan if you never have seen the property or know what layout the property is at the time of recording? I would like to have more info on that, maybe you have a video on how you shoot a house from step 1 to last step?
This would be great for a R.E. buyer as well... you're hired by realtors to map out the property, can check the property out and even make an offer; all prior to it appearing on the M.L.S.
@@EileenTheCr0w You need a remote pilot certification with a small UAS rating, Small Unmanned Aircraft Regulations (Part 107) required in the United States. If you pass that test you can apply for a license, and be deemed a professional, which is required if your running a business that uses drones. Granted, I'm sure EvErYoNe WiLl FoLlOw ThE RuLeS. :)
Do you still think this is a good investment? Been researching the Matterport after your videos because was interested in starting a business. However it seems that the company is pretty unethical with the way they run their company and trear their customers. I would love to see an update video on this, what your opinion and assessment is now.
Also keep in mind the matterport software works on the ricoh theta v as well as the insta 360 one x which have price points less then 500 bucks. A good starter point for people lile myself who are trying to buy a house and cant afford to buy the 5k camera at the moment.

@@winter2060 no they have 2 180 degree lenses that capture both sides and the camera automatically stitches the image to make a 360 photo. No spinning required. I will say matterport cameras have great quality so if you pay 500 for the consumer camera just know your getting what you paid for. Matter port has been trying to sell the 3d models its user create, also they released support for a new cheaper camera that costs 400 bucks (Its only 18 mega pixels though) and threw their users which were sold it as a business opportunity... under the bus. Im still contemplating buying the 400 dollar version and then trying to start something like this though.
I love the in depth explanation, but I hope people don't take this video out of context.. I sure would hate to see someone invest $7,000 they don't have and fall on their face when 95% of agents tell them they're over priced. Realtors are cheap. They don't want to spend more than $200 for digital media, let alone $900(The great realtors see it as an investment, the shitty ones see it as an expense). Not to mention the MLS still doesn't allow you to put links attached to listings, so the realtor can only share their 3D Matterport tour on Facebook and Instagram. This price point will really only work in cities where a 1,500 sqft home sells for $500,000+. Any city other than LA, SF, Seattle, NYC, and Miami, you're going to have an EXTREMELY difficult time making this into full time business. Not impossible, just really difficult. Just to give credit, I'm currently a real estate photographer working for a small business with 3 other photographers and we offer Matterports through our business. We did 1,200 photoshoots in 2018 offering, photo, video, and drone, not a single Matterport sale.
Realtors should have their own website. which should have 'exclusive photos of the property' and the 3d view of it. I'd even suggest adding the 'visit my website' on the mls (if possible).
Darwin Chaug I’d rather not share my location, but the markets avg sale price last year was about $205,000. I’m in the Mid-West. Our company takes photos of homes typically between $180,000-$1,250,000. So the realtors definitely make plenty of money on that higher end in commission, but they aren’t buying the 3D tour.

FYI, if you are doing drone shots, you MUST be FAA certified. If not, the FAA fine is almost $12,000. You won't do many before getting busted.

Truth is, matterport is only a gimmick, albeit a useful one, to entice a SELLER to sign a listing agreement with you.
kk P believe it or not the 3d virtual scanning videos attract more buyers to the real estate agents because first people out of the area will like it to see the tour without bother driving hundreds miles for the tour.second these videos are considered legit from the buyer point of view so the reputable Realtors would use them to offer the best service

I shoot real estate for a living in Orange County. Not sure if you’ve priced out matterport in your area, but it’s basically a race to the bottom. Some companies are charging $199 for matterport $199 for photos and less for drone. Your numbers are twice as high as here.
Meh, be careful -- I'm sure (as you have seen) there are some pretty terrible quality photographers out there. Get what ya pay for
service can make a huge difference in price. restaurants have that between fast food and michelin 3 star.

I know those bad photos you talk about, which have burnt out windows because they ran their photos through some wack Photomatix preset, and didn't use any flash in their bracketed shots.

really good episode Kevin... i am cycling around the world and am thinking about working 360 degree tour photography into my arsenal to make money as i travel.. this is a great idea. i dont have the ability to carry the big camera.. but i can do a lower level with my consumer camera.. thanks man!
I had a matterport for about 8 months and it charges $50 per month plus $30 per 3D Scan and I ended up losing money because no one wanted it in my area.. Make sure your clients will use you before buying it! I could never charge about $225 either so make sure people are willing to pay it too

Kevin I love your videos, and you really sell the practicality of the Matterport. However, when you start recommending that people throw in drone material as part of the package, you’re leaving out the FAA requirement to be a Part 107 certificate holder. This would apply to anyone that uses drone imaging in the “furtherance of a business” as the FAA puts it. Additionally, any Part 107 pilot would also have to acquire the necessary waivers and clearances depending on the airspace the property is near to. Jus sayin.

Luis Camacho you are correct in that the Mavic Mini is exempt from FAA Registration, but the operator still needs to have a Part 107 certificate if they are using the drone in the “furtherance of a business”.

@@jurado1010 the supply demand curve shifts when taxes are applied, a tax shifts demand down from where it would be at the natural supply level. Even though the tax is applied to everything it reduces the demand for a product, or it reduces profit to a point where it isnt worth doing. Also in countries that aren't America they just show you the price including sales tax, so you can't market your products or services at the fair price you expect to get for your product, you advertise it at the inflated price that the customer has to pay.

I’ve been doing this for years and I’m in a hot market. The price that he’s talking about is more than just a little optimistic. It’s way optimistic. It’s complete and utter bullshit when it comes to DC area. I work with realtors and some of the biggest companies in the United States. They will never pay those prices.

This looks like a good business but I bet that greedy real estate companies will buy this technology for them selves and eliminate paying for it. They will probably tell their real estate agents either you take the company camera and take your own pictures or you pay a 3rd party your self because we are not paying for it. Watch how fast the

@@hookeduptowing9057 They already are buying it and have been for quite some time. Luckily for me I still know how to produce great real estate photos quickly. That continues to keep my business going for now. However this will come to an end with one fantastic camera in the not too distant future. I'm planning to exit the photography business for this reason. I'm working my way into the RE investing field instead. Bought my first duplex and will be buying more once we see the hysteria settle into the new normal in about a year to 2 years.
lol yeah,, maybe not there!!! I know Vacation Rental owners who have homes that rent for over $1K a night and they will be these prices for the 3d scan alone. You just have to find the right market/Clients. I know people who do it for business's and are getting way more than 900. again, that is just for the scan!
The matterport is really cheap compared to other scanning equipment that is used in construction so should be easy to recoup the initial cost

The lot lines package is really risky. I am a land surveyor and yes you can determine the boundary with the legal description from the deed but it would have to be properly drafted and on top of that it's only recorded data not actual measured feild data. Chances are the property corners aren't exactly where the record data describes.

If you work a job that gives you your weekends free you could do scans on the weekend and by Sunday evening have your homes all set up and ready to publish. No need for the Realtor to be there, you can get into the home with one of those drop lock key boxes and have the home to yourself.

Photos out of matterport are sub par.... Discerning agents will want legit photos done. VR is a good add on to photos. Depends on the area.
Had this service when I sold my last house. Charged $199 at closing. Otherwise no charge was the deal.

I'm thinking more and more to buy this matterport and to give it for rent. I haven't seen any real estate agents in my area using 3d tours. So, the whole market is empty.
The only questions that I have: why nobody are using it? They simply don't know about its existence? or this may be because the city is small and it's easier for people to go to check the house/apartment live?

Real estate agents are the most cheap clients for this. I do 360 Virtual tours 15 years & I know what I am talking about. Also Materport is BS quality, not worth the money. The only good clients are Hotel services, but you have to be very good. If you do not know photography do not bother. You will loose your time & money. This guy if he could make the money he says, he would not loose time & making competition by teaching others. How everybody here do not see that?

I think everyone has missed the HUGE opportunity here. A company could, with the correct user agreement, create a database of properties then access could be sold to appraisers, title companies, insurance companies, and appraisal districts. I remember watching a Graham Stephen episode where he explained how appraisals rely on small details that can only be seen in person. So.......... This might make me seem evil, like Facebook evil, but I had to put it out there.

Question: at 13:47 you say "Select the floor plan" where do you get the floor plan if you never have seen the property or know what layout the property is at the time of recording? I would like to have more info on that, maybe you have a video on how you shoot a house from step 1 to last step?

@@EileenTheCr0w You need a remote pilot certification with a small UAS rating, Small Unmanned Aircraft Regulations (Part 107) required in the United States. If you pass that test you can apply for a license, and be deemed a professional, which is required if your running a business that uses drones. Granted, I'm sure EvErYoNe WiLl FoLlOw ThE RuLeS. :)

@@winter2060 no they have 2 180 degree lenses that capture both sides and the camera automatically stitches the image to make a 360 photo. No spinning required. I will say matterport cameras have great quality so if you pay 500 for the consumer camera just know your getting what you paid for. Matter port has been trying to sell the 3d models its user create, also they released support for a new cheaper camera that costs 400 bucks (Its only 18 mega pixels though) and threw their users which were sold it as a business opportunity... under the bus.
Im still contemplating buying the 400 dollar version and then trying to start something like this though.

He's so full of it! Scans are $100 to $150 a home. You also have to pay $69 a month for hosting 25 properties on Matterport.
Agreed, the guy deleted my post after I wrote a detailed explanation and price break down.
I love the in depth explanation, but I hope people don't take this video out of context.. I sure would hate to see someone invest $7,000 they don't have and fall on their face when 95% of agents tell them they're over priced. Realtors are cheap. They don't want to spend more than $200 for digital media, let alone $900(The great realtors see it as an investment, the shitty ones see it as an expense). Not to mention the MLS still doesn't allow you to put links attached to listings, so the realtor can only share their 3D Matterport tour on Facebook and Instagram. This price point will really only work in cities where a 1,500 sqft home sells for $500,000+. Any city other than LA, SF, Seattle, NYC, and Miami, you're going to have an EXTREMELY difficult time making this into full time business. Not impossible, just really difficult. Just to give credit, I'm currently a real estate photographer working for a small business with 3 other photographers and we offer Matterports through our business. We did 1,200 photoshoots in 2018 offering, photo, video, and drone, not a single Matterport sale.
Realtors should have their own website. which should have 'exclusive photos of the property' and the 3d view of it. I'd even suggest adding the 'visit my website' on the mls (if possible).

Jetah Realtors can’t post comments like that on MLS. They can only make comments on the property description and the directions to the property.
Darwin Chaug I’d rather not share my location, but the markets avg sale price last year was about $205,000. I’m in the Mid-West. Our company takes photos of homes typically between $180,000-$1,250,000. So the realtors definitely make plenty of money on that higher end in commission, but they aren’t buying the 3D tour.
