This video was the FIRST helpful information that I have found on how the home buying process works!!! AND it is recent information. Congratulations on your new home, and thank you for posting this info!!!!
you can buy insurance before or at closing for about $450 a year that will cover home and appliances that break. this is separate from homeowners. you only pay like $50-$100 for repairs. so if your ac system breaks you could get it replaced for $100 compared to $5000-$8000. a leaking roof, broken garage opener, washing machine, piping problems etc. its worth it!
Kia, I can't tell you enough how proud I am of you. Very informative information...never knew that about Georgia Dream....now I'm sooo glad they turnt me around when I purchased my home lol glad you did your research and SHOUT OUT TO STEVE!!! BEST REALTOR EVEEEERR! Enjoy, you deserve it😉
Thank you so much for the info! I am attempting to get my credit score up for FHA approval and needed a little bit of encouragement to continue on this journey and ran across your video. Well spoken! And thanks for reminding me about that earnest money! Good luck to you and btw..we are birthday twins!!!!

You're a lot of fun to watch! And you have a lot of very useful information for first time home buyers. Thank you so much for breaking the process down for me!
I love your videos! We just purchased in May and also used Brand Mortgage. Great organization! Love being able to see you bring your home to life. Keep at it chica!
+Chanel Starks Thank you Chanel!! I love Brand, kinda sad they sold my mortgage tho lol Also, is there a way to pay by debit online? I saw a place for checks but ummm... i haven't seen a check in years! Anyway, thanks for watching! I'm following your exercise journey too! Love ya boo
Who did they sell yours off to? Mine landed into the hands of PennyMacUSA and they allow online debit payments. They even allow for bi-weekly pay, interest-only payments and principal-only payments. I'm wondering if they're just asking for just checking info to route the debit from your account? Love ya too! And so excited to see you doing amazing things in your career and personal world. Keep the vids coming!
I love to see the excitement of new homeowners whether they are my clients or not. As a licensed REALTOR®, it keeps me going to see someone make the wise decision to OWN rather than renting.
Yvose Faith rent-to-OWN opportunities can present an alternate path to owning your own home. They allow you to own without the hassle of banks. Nonetheless, you must consider that because the seller is usually not a bank, you will be subject to higher interest rates, which result in higher monthly payments. Additionally, the contracts can be complicated and unfavorable to the buyer. Statistics show that many of these deals don't successfully close. I recommended research and know what your end game is before you enter the rent-to-own agreement. This is awesome. I just moved back to Ga. ...atl and I am currently renting but already I know i want to buy a home. It was so much information you gave which is so helpful. Did you mention how long the process took? I want to be ahead of the game the closer it gets to my lease being up, I think i should the process 6 months before ?
kristen williams Hi there! It was pretty quick. I got my preapproval letter with a few days. Took a few weeks of looking at houses before i found this one. Once my offer was accepted, closing was in 30 days. I’d say 3 months tops!

Thanks for this video as it's sooo helpful. I'm in the process of purchasing my new home after living in Atlanta for a little over 3 years now. Do you have any suggestions on neighborhoods that you found were pretty decent?
This video is sooo helpful!! Me and my husband are saving for our down payment as we speak! We stay in Texas so unfortunately we can't use your people lol but thanks for the in depth video Kia!!!
I know you made this video a year ago but I'm just now watching it . My husband and I are planning on purchasing a home next year !! Thankyou for the info love .

thank you so much for this information. I am trying to buy a house. I am presently renting and this house has been foreclosed on. This is the second house that I have rented that has been foreclosed while I've been living in it. I have had enough!. I certainly do appreciate you sharing this information you are such a sweet girl god bless you and your beautiful daughter.
Thank you so much! That sucks, I would DEFINITELY email Linda. She is AMAZING! And I have NO OBLIGATION TO say that other than she really helped me! I was tired of renting too.
Ginger Mobley no problem! I didn't. I went with something closer to work. And the cabinets do come in lighter colors!! They have a color chart and they can mix it at Home Depot for you. Good luck and thanks for watching!!
Her Tips are on point. It is sad back in 2008 your dog and cat could get a loan and now I make 4 times the required amount for my loan and they want to know why I bought so much fast food. The new regulations have thrown all common sense out because of irresponsible dumb ass adults getting to big of loans with no real income.
2 years later and this was extremely helpful esp Ga Dream vs fha. I was thinking of going with them too but now it seems like they are like Naca. Their credit requirements are stricter than fha and I dont like 2nd mortgage info. Thanks so much... working on my credit to buy summer 2019

How did the realtor get paid? Was that part of the closing costs?

Anytime boo hit me if u have other questions!
See I have an FHA loan and GA dream. I know my credit score is in the 700s. Do you think the credit score was the issue?
Daverney Freeman Heyy!! The issue for what? What happened, girlfriend?
640 is the minimum score, so if you have a 700 that only helped. Better approval odds, competitive interest rate, less conditions/overlays...
Kia Rashan why you didn’t get that much money from GA Dream. I’m in the process now of buying a home but am so nervous about the underwriters. And I know the Do’s and Don’ts just the whole process is nerve wracking
Daverney Freeman You got this!!! 💪🏽 lol i know the underwriting anxiety well 😩😂
With GA dream i asked for a certain amount, never asked for more. With FHA i still didn’t use the full amount... only what I’d asked for initially. Hope this answers your question!
my only problem is I don't have any credit
Irene Bell Try a secure credit card. It's a good way to establish credit. It's like a debit card. You can only spend what you put on it and make regular on time payments and there you go... with credit!!
I'm not sure if you know the answer to this .. Does the loan depend on just your salary or does it have to have everyone living in your house
Res0313 from my understanding, the loan is based on your income, debt to income ratio, and creditworthiness. If you plan to have a co-borrower, then they’d need to qualify the same way. I hope this helps, but if not Linda is happy to answer your questions. Her info is in the description!! 😊💪🏽
