    Theres only one kind of real estate “investor” in this market and that is a greed pig. When the market slowly collapses over the next 10 years it will be nice to see all these houses come back to the market at less than half the price “investors” paid for it. Investors can then thank their mortgage advisors and real estate agents for the thousands of dollars they have lost.

    You are super bullish on real estate and that makes sense since you are into real estate business, but man your videos are getting wishful day by day so I thought I'll waste my 5 mins and write you a comment.
    After watching most of your videos related to real estate I think that you think that the real estate prices will continue to rise like they have during the pandemic. The prices rose in the past 2 years, just because BoC printed cash like there was no tomorrow and reduced interest rates to negative levels.
    In 2019 the average price of a detached home in Kitchener Waterloo was 400k to 600k depending on the lot size and location and rents for 1 bed were around 900-1100 per month. I fully expect prices to return back to that range (both for buying and renting) in the next few years with rising interest rates and with a recession around the corner. Your another investment in Calgary (if you manage to close it in the first place) is going to make you cry in the long term. Calgary has been down for decades and expect that market to remain flat(no jobs, no tech sector etc) because there's economy in Calgary doesn't support the current housing prices and we will soon see the prices change course.
    You pretend to be very wise and all knowing, but despite that, you have committed a grave of finance i.e. over-leveraging yourself, and you managed to do that in 2 years of landing in Canada, so I guess congratulations are in order. If you go under, you will have to declare bankruptcy and that will be the end of your career in Canada or North America for that matter. Thank you for teaching us from your mistakes, if anything, I think your videos will serve as an example for future immigrants and remind them of what not to do when you come here.

      For some weird reason, you think that we don’t earn enough to support the 3 houses.
      What if I tell you that we earn $300K+ a year and I don’t intend to sell the houses for the next 30 years?
      And I also think you didn’t watch the part where I said that you should have 12 months of expenses saved for every investment property you buy. That’s about $45,000 for my 2 investment properties - what makes you think that I am not doing that myself?
      I think you keep missing the point that I make in every video - buy what you can afford, not because some random guy on RUclips tells you to.
      And just because I am into realestate, you assume that I will ask people to buy a house - If anything, this video was more about why *NOT* to invest in realestate and that it’s not for everyone.

      @@Potatotalkies You make 300k doing what exactly? You just changed your career into a sector which is heavily sentiment driven (and also is in jeopardy if there's a market crash) and your partner is a contract worker who can be fired at any time, and all your other revenue streams are temporary at best for e.g. RUclips and coaching (there's no saying when these will end).
      And even if you earn 300k, how much of it do you keep after taxes and what makes you think that you will continue making that amount or more for around 30 years?
      Also, making a good salary doesn't imply you buy multiple properties during peak, I hope you are not advocating "Buy high and sell low" to your viewers. People following your advice you would easily go hundreds of thousands of dollars under in a few years if prices go back to 2019 levels or less, and they'll end up over paying your mortgages for 30 years.
      Don't take this the wrong way, but you advice related to real estate hasn't been anything short of a disaster, you just came here, you haven't experienced the real estate crashes of the past, you have no experience with the job market here, the recessions here etc and you continue to create these videos which one can easily compare with cringy TikTok videos of realtors and mortgage agents who say "Real estate always goes up!".
      You should seriously consider seeing a genuine and honest investment advisor who is outside of your social circle, and I bet they'll tell you the problems with your investment strategies and give you advice on how to avert the risks.

    Really liked how comprehensively you covered scenarios. One thing you could have added is on what scenarios you pay tax on capital gains and what scenarios you don’t. I think that element can be big money you could save/lose.

    Hi Nav,
    Fomo actually dead-pool investing 👍
    Fed has started rate hike’s and hike’s would be kinda in quadruple’s next 2 quarters..yesterday hike was 50 BPS and another 75 BPS can’t be ruled out as there is no other way to curb inflation.
    EMI’s are set to increase by 25% with such rate hikes for those who bought on variable plus inflation which would keep denting pockets.
    Next 1 year is not for real estate as economy is taking downturn due to steep rise in inflation across globe which would certainly hamper growth but 1st Time HB’s to raise cash as much as possible to have value investing on correction .
    Even if 10% to 15% happens frm this point in time over the spread of next 8/9 months that would be a decent cushion .
    Just buy for self usage ..Right Now investing should have 3/4 years horizon bcz real estate cycle has begun at this point in time and markets are biggest bluffs and beyond our maths..There is always a surprise at top and that top was created in Feb.

    Could have added a 5th type of real estate investing - "Hoarding" which you seem to be doing :) How many properties would a couple need to survive in Canada ? You guys along with other greedy investors have made it nearly impossible for many to have even their first home. Just fuelling the home market. Please stop encouraging "Flipping" . Man greed is getting the worst of people these days.

    Gone are the days of easy & speculative money in real estate market in Canada. Many will burn their fingers & will stay away for some good time. Leverage is RUTHLESS..

    Great video!
    Would suggest creating a master video with everything needed for home buying and investing when you have a good collection of new and old videos. Just a one-stop 1 hour video for everything real estate in Canada.

    I am surprised you didn't make a single video on housing market crash or the interest rate hikes, inflation etc. in the last 2-3 months. You were vehemently suggesting everyone to go long on Canadian housing :)

      The crash is yet to come 😃 give it 2 more months. Ask my clients - we are waiting :)
      You still need to go long and buy what you can afford - that’s basic foundation.

    Hi Nav! I have a question. So we are PR and came to Canada in 2021. Though we did soft landing in 2019. Are we eligible to buy property with 5% down? Or we are only eligible after completing 2years here?

      Historically speaking - yes :) if you hold for 10 years, it’s unlikely to depreciate.

      @@Potatotalkies look at last 10 years of property in India including Delhi and Mumbai...all other metropolitan cities...look at Japan, now Ukraine...life is unpredictable.

      @@vikaskhatter5629 true! What do you do with the money then? Keeping it in the bank account will lose 7% to inflation. Spending it all maybe? But that will spoil our old age if we live long enough.
      No option is the best! You just got to do what makes the most sense

      @@Potatotalkies okay my 2 cents...have a diversified portfolio...not heavily on real estate only...30 %of Canada GDP on one sector..which is the root cause...let people invest in active businesses not in passive real estate... that's the reason economy is not growing in healthy direction...take clue from USA... people are buying assuming it will always go up...and buying loans and mortgage..think of a senario when this asset class is not performing and rates are going up...as Warren Buffett says . ..but anyway your vlogs are good and keep doing good work..

      I just have 1 house that’s closed :) which is $100 positive as the rents have increased too.
      The other 2 are precon. One of them is for shelter and the Calgary one will close in Nov this year.

      @@Potatotalkies Care to explain how you are $100 positive on your Kitchener rental when your rent is 2050 but expenses are 2395 as per your previous videos?

      @@AkashSingh-ml6fk we refinanced and now the expenses are $1948 as we moved to a 30yr Am from the previous 25 Yr with no mortgage insurance :)

    Lifestyle vlogs have more pull. More of that would be appreciated. It's about turning off work and just watch without thinking too much. Info distribution has reached its peak but not unique lifestyle vlogging. Would hate to see a channel pivoting and tanking.
