Back to the video, I noticed most the houses are pretty big, in fact bigger than the ones at Nicon estate. However, if I were to choose between both estates, I'd go for Nicon estate for its greenery, cleanliness and ambiance.

This estate still has open drainages, bad walkways, overhead electricity poles, high fences, roads with potholes, missing street signs, etc. Royal Gardens estate is looking like the only consistent estate you have reviewed.
I like the way you took your time to cover the streets from areas still undergoing constructions to finished and well landscaped areas, that gives a satisfying idea what the estate will look like in the near future
