    How come IDC and interest paid on loan are different deductions? Suppose I have taken a loan and construction is ongoing. I'm paying the loan interest. So can I deduct the interest paid under both idc and income from property(interest paid on loan) simultaneously?

    Thanks, very well explained on Home Loan Taxation. 1 Doubt Sir.. If before end of financial yr If get possession or occupancy certificate from Private builder for a Flat in an Apartment. (Though all other areas like park, club house, swiming pool etc yet to complete.) Can we claim Tax Deduction u/s 24- 2L & 80EEA 1.50L. Do we hv to upload completion certificate of Builder ?

    It's good information video about home loan tax savings. Only one information need . in 80EEA only home loan should be taken in 2019-20 yrs or previous yrs also.

    If I own one Home and buy 2 resale homes by taking home loan on both homes and let out both these homes on rent during 2020, then can I show loss from house property for both these homes and can I adjust total interest paid ( Rs. 9 lakh ) on these home loans against tax deducted from my salary income ?

    Thanks for sharing very imp info. My home loan starts in 2017 and was paying PRE EMI. From Feb 2018 I started paying EMIs and got the Flat possession as well. So for the Assessment year 2019-20, I have done the calculation for SEC 24 as below
    2017-18
    PRE-EMI INTEREST Rs. 54,573.00
    2018-19
    PRE-EMI INTEREST Rs. 1,83,721.00
    EMI COMPONENT Rs. 36,615.00
    Total PreEMI = 238294/5 = 47658
    (As PRE Emi Interest can be claimed only 20% for 5 years)
    Total Interest = 47658 +36615 = 84273 (This amount will go in SEC 24 Interest payable on borrowed capital)
    Does this calculation look good to you?
    OR can I claim anything in SEC 80EE?

    Reg. Additional 1.5 lac rebate where property must not exceed 45 lac.
    I am purchasing a flat where the deal value is 44 lac but Gov. Circle rate is 47.5 lac.
    Am I eligible for additional 1.5 lac rebate?

    Hi Sir. Thanks for sharing all this information in a fantastic way. I've availed home loan and it was sanctioned on 10th May 2018. By terms I'm not sure if I am eligible for any of the 80EE or 80EEA benefits. Is this a ghar ka na ghat ka situation or is there any way I can claim any of these additional deductions ? Awaiting your response. Appreciate your help here.

    Sir, ek important scenario cover nahi kiya in case of construction goes beyond 5 years.
    For example, if I have taken a loan in 2009 and got possession in July 2019.
    then Can I take rebate for current year as Rs. 30000 + ( interest of 10 years / 5) = Maximum Rs. 200000

    Sir ye principal amount kya hota hai ?? Isme byaj (intrust) juda huwa hota hai ya nahi ar hame kaise malum chalega ki ye mool loan hai isme kisi tarah ka intrust nahi hai.manlo maime 20 lakh ka loan liya hai isme 18000 emi hai to isme principal kya hoga ar intrust kya hoga ??

    Hi, two queries:
    1. For self occupied properties if we are paying municipal taxes and yearly maintenance, can we show them as losses?
    2. In case of joint owners and joint loan, if only 1 owner actually is repaying the principal and interest (emi) can still both the owners claim principal and interest separately?

      The one who actually paying the same from its income is eligible to claim deduction.

      For self occupied property AGV is nil, hence no deduction for anything except interest on loan
