  • Kevin and Annissa Coy recently decided to sell most of their possessions and move out to The Pacific Northwest. They bought an affordable piece of land next to the ocean and began building a small home. Not tiny, but still very small. About the size of a two-car garage. All of this is being done without borrowing money to remain debt-free. I'd like to thank Keven and Anissa for being kind enough to share what they are up to which will hopefully inspire others to do the same.

    I can't understand why anyone would give you a hard time for wanting to live in a small and efficient home. Great work. Very inspiring.

      Benjamin Dickmann 24x24 is actually not that small it's still pretty big you can get a good size bedroom bathroom living room and kitchen in there. Whys everyone always gotta go big if done right you can make it seem bigger then it is.

      I can. People can be pretty stupid. This couple has a huge advantage over most. They can think outside the box, & have created the perfect home for themselves. What others think really doesn’t matter, they might have been invited to visit but they don’t have to live there.
      Wow! I just thought of another colossal advantage to building a “small” house. In-laws or other pesky visitors can’t stay... the excuse can be “gee sorry... not enough room”!!!

      My cabin is a bit larger than his. Mine 640 sq.ft. But I get the same reaction from people all the time. How do you live in such a small house?

    I am a single mom of three children and building my own home has been an ongoing and growing dream. I have researched every aspect of mortgage free homes and I find your videos to be the most informative and easy to follow... I plan to build a big tiny home concept focusing on extreme saving concepts without compromising on comfort with a do it yourself mindset. I am currently on the search for my first piece of property and trying to stay under $5000..I stopped discussing this with others as they all think I'm crazy and the negative commentary can be rather deflating.. Love u guys!

      I see that your initial post was 5 years ago. Can I ask, how are things going? I went thru a terrible divorce that basically wiped me out but having just moved to beautiful Colorado I have been obsessed with the thought of buying a piece of land and building my own home, albeit a very small home. Is there any advice you can give me? Many thanks mate. Nick

    Say brother, I noticed that your planning on using the outside wall for your plumbing wall. If you ever need to replace that faucet your gonna have to cut into the outside wall to get to it. I use to do some building and remodeling, carpentry, plumbing, electric, etc, etc. and I really suggest that you put your shower plumb wall on the opposite wall, where your planning on putting your hot water tank and washer dryer. That way you can put a plumber's door / panel in ahead of time, so if there is ever any problem, all you need to do is to go into your utility room, take out the plumb door and have access for a easy fix on replacement of your faucet, P&L :) Looks great.

      lol! I did notice he had the shower and kitchen pluming on an exterior wall in a mild cold but still cold, environment. Yes I was thinking he should have placed the shower plumbing in the interior wall that abutts the bedroom, and the kitchen sink plumbing on the same wall as the bathroom sink. Now I think of it, that toilet should be next to the sink on either side but better on the side which is closer to the BEDROOM side door. But thats just me. I live in a house with a much tinier 79" x 96" bathroom and all that fits just right. he has a luxurious ample stadium sized 10ft x 10ft bathroom! WOW! Dare to dream!

      Yes I would love an update. I live in Bellingham now but I am moving back home to Port Angeles. My plan is to do the exact same once I save enough. My wife won't go too small so this seems like a perfect compromise.
      I'd love an update and some more info down the road like maybe some blueprints and estimated cost. I love this movement and what y'all are doing.

    I love this! I always want to see more small homes instead of tiny houses. This makes a lot more sense to me.

    Hi I’m a 52 yr old neighbor in delta bc canada...... I was very impressed by your sincerity and I am a like thinker !!! It’s very cool u guys are a couple and doing what makes tons of sense .... in other countries people less fortunate live on dirt floors in one room !!! ..... I will use this vid as a model for a dwelling I aspire to help my son build !! 👍🏻

    Thanks Kevin and Annissa for this video. It is exciting to get simple, get rid of all that stuff which we think we need and in reality,often sits around catching dust. The idea of not having a mortgage and being active in the build as a general contractor has always appealed to me. The land and services, development charges are higher than the cost of the building but it is still a great feeling to be in control, build what you want and live your dream. Not to mention it is brand new and also allows you special time to bond with your significant other as a team. Congrats on working towards yours and sharing it with so many! Very cool indeed!

    I did something like this a little over ten years ago,
    I bought a house that had had a small fire in it and had it moved on some land I bought. It was a two room school house and it took me about six months to finish it.
    I paid cash for everything as I went, although it was bigger than this place @ 1400 square feet, 700 sq foot living room/kitchen and the house has separate a/c and heat in each half.
    The back half has the utility room, the bathroom and a large walk-in closet.

    350 People from the county, including banks, did not like this video....I absolutely love the fact that more and more people now days, are getting smarter and taking their own hands into matters, building their own homes mortgage-free, which serve as a example to others that YES, we can be independent and live a better life without slaverizing ourselves to the system, which only makes the rich richer and allow the system to keep us down....Thank you for sharing this video, wish you the best and hope to see the project when finish...Looks like it will be a great home and can't wait to see it done!

    This is exactly what I have been talking about. Every time I see a detached 2 car garage, I imagine the garage doors off and two sets of french doors on it. Love it!!!

    As a suggestion, try and find some cheapish laminate flooring. It is sold in interesting patterns. I recommend it for your slab floor as I live on a slab. I have no floor coverings other than tile (most of the house) and laminate. I live in San Diego, so our winters do not get cold. I recommend laminate flooring to cover the slab because in winter my tile is cold on the feet and actually radiates cold. The rooms with laminate flooring (barely a 1/4" thick if that) have a warm, slightly yielding, sound deadening characteristic that makes it a joy to live on compared to slab or tile, my dogs love it, can't scratch it, saves the knees too. When we bought our laminate we were skeptical of how it would wear. When we asked the salesperson, he pointed to the floor of the warehouse store and told us the laminate had been installed since they opened and they drove forklifts over it every day. Also, if you damage it for any reason (my wood burner has thrown coals) you just heat the damaged panel with a heat gun, peel it up and glue another down. By the way, the laminate has never caught fire, it will melt a bit, but won't flash, and my stove is pretty close to it.

    I built a 16×24 in 1989 for 5k. I saved the money after my 1st year in the army. lived in that house for 9 years. I later added a 8×24 porch just like this house. the water well cost 2k.

    I'm sure you have a friend or contractor that is advising you on most of this, but I have spent about 35 years in the building trades, and from what I'm hearing you say, along with the shower wall comment below, you do know that those concrete floors in a cold weather state like Washington are going to be freezing. It's just a slab and as soon as the ground freeze's the cold will come right through that floor all winter long.
    Then I see your planning on putting a wood stove next to the wall, so I sure hope your planning on making that section of the wall fire proof. You really need to step it off away from that back wall by at least a foot to 18 inch's at minimum. No code on a fire door to the rear of your house ?. Two door's on the same wall for exit and entrance seems strange. The main reason we have codes is for the SAFETY of the home owner, not to make people pay more money. I'll be praying for you guy's, and hope that you are working with a qualified contractor or builder.
    If you told the plumber that you wanted the faucet on the outside wall of your shower, and he didn't say where he would put it, then he's just doing what you asked. Plumber's aren't responsible for telling you where tings should go, even if they know better, they leave you with the decision. Just sharing with love brother, not trying to make you feel bad, better to be safe then sorry. Hope everything works out well, but please try to get some more experienced advice and save yourself alot of heartache later on down the road. P&L :)

      Sometimes code doesn't specify a rear door, only that there must be windows in each room big enough for egress. Also you really don't need to set a stove flue 18 inches off from the wall, you just need an insulated surface between the flue and the wall. In the 15+ years that I've been dealing with wood and coal stoves, I've never heard of someone having an issue with the flue being too close to a wall. But then most builders that I meet in the US and Canada have never even seen a wood stove before, let alone installed one.
      Also slab floors aren't a problem in Washington state. Much of the state has a climate very similar to the UK where slab floors are the norm, and I can personally guarantee you nobody has any issues with them in the UK because that's where I grew up, in a 250 year old granite cottage, which had a 50 year old poured concrete floor that was holding up just fine. If they end up not liking it, no reason why they couldn't just build suspended timber floor over it and insulate, looks like they've got plenty of headroom to do so.
      Personally if I was going to nitpick anything with their build, it's that they really didn't need to put that enormous roof over both the house and the porch, they could've saved a lot of money by having a smaller roof over the house, and a lean-to roof over the porch.

      @@bulletz9280 You have a point and then you do not, With this type of roof with the porch will allow you to finish out that area as a living area later on if need be. The fact that I see new additions where they add a lean-to to the building when they could have just bought the same size trusses for a fraction of the price.
      One of my neighbors added on to their 1920s 2 story house about 40 feet long to one side and did a lean too to an addition that cost them well over 75k, After the fact they discussed how much cheaper it would had been had they just added trusses and built it along the exact same roof line while allowing for a unfinished 2nd floor which in the main house 2nd floor landing could have placed a door way in to the new section.
      Sometimes what looks more expensive is cheaper. Pole barns are very cheap because they are a kits which can be built like this for a very low cost. Which is why I think that this build lacks those savings. Pole barns can be attached to the slab much like the porch post are. This could have saved them a huge cost and would not have to deal with having a contractor come out and shingle the roof at a later date. Pole barn installer could have framed up and sheathed and finished out the entire outside along with your doors and windows and the shell would have been done. In some areas a 30x40x8 building with no sheathing cost around 7k and installed add another 4k, Windows and doors can be installed for about 30% more of the cost of your standard big box windows cost is, Example a 3x3 double pane window cost about 100 bucks and installed adds about another 30 or 40 dollars. In the end you might drop an extra 2 or 3 grand for sheathing for the install. Walk away with a fully built shell for next to nothing about 12k give or take, The siding can be upgraded to something better if one would so choose. The same with the roof.

      I think he is on the right path.I did the kind of same build added on an upstairs and now have a home 4900sf debt free home over a 5 year period.I have no experience building homes.With the help of RUclips and the internet.Sub contracts are over priced but can be helpful if you have the money

    What a great idea. Wish I could do that... one for me and one for my sister. We're both disabled. You seem to have planned this out very well. Missing only one thing - a bathtub. Trust me, there will come a day when you will wish you afforded yourselves a bathtub. :) Enjoy... I hope that we can see the end result. P.S. I like the openness that you have planned for this home. If ever you want to divide the bedroom from the living room, you might want to think on frosted sliders ... kind of like the Asians have in their homes, very simple but beautiful.

    Kevin ... we have the same idea here in Ontario Canada. A 24x24 cabin, but really like how you extended the trusses for your porch. We will be building the most on our own too ... Two retired Granny's. Our friends thought we are little off our rockers ... but they are starting to see our dream.

    This is genius! This is exactly what I want to do! I know those tiny houses are marked up so much it's ridiculous! I love the open floor plan and I think you guys will love it.     The best thing you can do for yourself is learn the skills to build your own house.The average american spends $500,000 half a million on housing in their lifetime. it is the single largest expense in life.Just say no to the 30 year mortgage! This house will cost only $30k to build. That is less than the average U.S. wage earner makes in a year.What will you do with the rest of your money?

    I luv what you're doing . The acid wash cement is a great idea . I like the inside/outside counter . Because , people should entertain out side as much as possible . You could later glass off your patio with second hand balcony doors or use it as part of an addition ? Very nice job you've done !

    Hey Kevin I see you are talking R21 insulation in the walls if you are going to use fiber glass bat insulation you should not use R21 with 2x4 construction the max is R13 anytime you compress insulation it will not work properly. I think a good option for the bedroom area would be a murphy bed when not in use it will just fold up and give you a lot more floor space. All in all great idea.

    we were told to never put the shower head on an outside wall. pipes will freeze quicker and also very hard to get to if you have to replace a pipe or have a backed up drain

    I'm building a similar home in rural northern NV.
    One suggestion: build a "doghouse" attached to the outside for the water heater and furnace to free up interior space.

    K & Ms...good for you, you have thought out big stuff, we all miss small things, hell I would still like roll up car windows, I am living in N-Mn a saw same thing on Lake Superior not finished and no running water for 160k$ I am inspired by your vision and plan, not exactly mine, and location differences, but truly thanks for showing us your dreams, we should all be able to learn, I know I did.. Pergo doesn't last forever? sand you say? One thing though don't burn all the beach wood bring some back to use on the home, I get out of this the size conceptual and up here we need 5+' foundation so basement/or bedrock, so SOG is option, I would opt for use able space above, becuase of snow load requirements, which this helped conceptualize, also the porch, we only have two seasons winter and mosquito! Thanks cannot wait for update god bless & gl

    The damn government where I live wouldn't even let me build this. They FORCE you to comply with their 30 year mortgage debt slavery. I'm moving out to the countryside as soon as I can and building an awesome house like yours!

    Seems like you should have a window on that 4th wall. The problem with small spaces is that once you put something in the middle, it divides the space into quarters. Perhaps you could cheat the utility room corner a bit. Windows instead of walls on the inner corner? Are you sheeting the ceiling at the trusses or the roof?

    Right On ! Makes me jalous !!! Buying a property in Texas and building my house myself. The toughest in Construction codes. Oh well... Can't do the 30 year plan... I am not a contractor, Handyman at best, hahaha Let's see how I do. Somehow I will figure it out because I have to. Not leaving until I solved the issue, German Optimism :)

    Water pipes in external walls is a bad idea for locations that have freezing weather. Good luck with the frozen pipes.

    For others, there are plans that do not have the toilet near the door :) Just keep searching, you can find good plans for small houses.

    The outdoor patio area is awesome first of all! But the way that you set it up it seems like you could close that off at a later date if you wanted to add to the size of the living area rather easily yes? Pour a new slab next to it for a outdoor area or have it gravel and just build an awning of some kind off the side there. Was that a thought you designed into the house so you could have that option later on or is the outdoor area a permanent area to stay? I really like what you are doing though its exactly what I want to do for my home some day.

    If you have no snow, I would wall in your front open area and later you can slowly attach a simple covered porch with a flat roof. Probably cost nothing and double your livable space. If you already have the land I'm kinda scratching my head here? Those metal roofs slide together like legos over their own metal supports!

    Good but there is wasted wood and budget here. I would have used 24 inch on center, possibly 2x6 for more insulation if needed for the climate.

      Don't forget to check with the building department of your county. FL is a pain for having to have a minimum size of dwellings.

    I am new to this process and I love the simplicity of this layout, however, I do have one question can the wood touch the concrete like that?     How big/much was it for your concrete slab pour? That's my hang up, either paying a company several thousands for concrete, or doing myself somehow in 1 pour.

    I built my house last summer 20x32 2 bedroom I like your design but for just a few dollars more you could have used plywood and made it even stronger I used 2x6s for my roof and t1ll plywood for siding my house is very sturdy
