Yes, that is very true. Sometimes it can be zoning & sometimes it can be ordinances that the county has in place to prevent things. And yes, permits…which can also tie into the ordinances that might prevent what you’re trying to do with the property. I think I might do a video to highlight some of that, as I’m getting a lot of calls for people wanting “unrestricted” land.
Things sure have changed in Hiawassee since the last time I was there. My family used to come to Chatuge lake and camp for vacations during the summer months. Can't even drive through the campground anymore. It's all private now. Ruined family camping around the lake.
Honestly these videos don't help encouraging people to move there and buy land I'm afraid. This happens now and even China is buying up US land and farms. There's entire beaches in Florida that are private that used to be public. You can go in the day, but you can be arrested at night. It's like California private beaches. Lots of rich people move to the country and pretend to be poor. They drive up the cost of living and taxes. Florida is becoming California.

In your area to Hiawassee how much if any do you pay for taxes on the vacant land when purchased. Some property shows current taxes under $100 per year but then you pay several hundreds of thousands for the lot. The low taxes currently being paid appears on property purchased 10-20+ years ago if not longer?
In general, taxes on vacant land are going to be significantly cheaper than land that has improvements. That being said, while the county will assess the value every few years or so, once the land resales for a higher value than previously, it will change the assessed value at the time of the new sale. You could contact Towns County Tax Assessors Office for a more detailed answer.
Not sure about Hiawasse, but I believe in Gilmer county you can place the land in conservation status for 10 years, which means you agree to leave the property in its wooded state for a decade. In exchange, the taxes are very low. The caveat is that if you decide to develop the lot within the 10 year period, you will have to pay the back taxes and a penalty fee (if I'm not mistaken).
You can find stuff less than $100k, but not typically with a view. General acreage no view will run $30-75k per acre, depending on how good and buildable the land is….the easier to build on the more expensive it is. If you want a view, typically looking at $100k or more.

This is the problem with rich people. She thinks that $ 5,000 is a great price for 0.57 acres . Are you joking lady, that's just barely over a half an acre which is ridiculous. The ave price for a one acre plot of land is right around $ 3,000 and you think $ 5,000 is a good price for one half an acre, wow ! I guess I don't need to watch the rest of this video.

I think it really just depends on what you’re looking for. But if you want a decent amount of land and/or a great view, you’re not far off the mark.
