    Thanks for the insights, it is really informative. In present scenario, what do you suggest among following options for IT people
    1. Buy couple of acres of agricultural land with in 70-80 kms from hyd
    2. Buy a plot in West hyd (Mokila or Kondakal) for end consumption after 3-5 yrs
    I believe both come in same budget. Which would give more returns? Can we buy land now and buy plot after 5 years or should we buy plot first?

      Agriculture land is a big pain. Fencing cost, leveling cost, caretaker salary, etc. Only if you have excess money that you don't mind wasting, go for it.

      Treat Real Estate for consumption. Not for Gambling or speculation. Even if you buy Agricultural land , make sure it return money from day 1 , either by personally working on it or leasing it

    Market is down from long time bro.Two years back lift of 111 go nunchi start chesthey till today no positive news for market up. Intelligent persons were thinking 1 lakh acres of inventory of land will get the rates down but now 111 go is back . Golden Triangle remains Dhoni of investments. 111 go, government change, andhra elections, Central elections, Recission, Scams are the 6 balls of the over .Lets wait and see for 6 months.

    Transactions taggayi kabatti...prices peragavu..this is a fact.
    So, if a seller wants to sell his plot, as he won't get many calls from buyers, a buyer who shows interest can easily negotiate for 10-15% discount, because he won't get any rise for next 1 year and after 2year, if he gets even 5% rise, then it's a huge loss for the investor, as he can get 9% in FDs per year. So, for next 5y, his ROI will barely match FD returns. FD would have given 15-18% in 2y, but in RE he got only 5% returns..such a huge loss.
    So, koncham alochinchi invest chesevallu aite, ippudu RE lo invest cheyoddu, better save in FD or mutual funds for 2yr, and then buy plots after 2yrs.

      To buy a plot or a flat in the areas we are discussing, mostly the investment amount will be in crores and keep the same amount in FD's we would end up paying taxes to govt/bank.RE might be volatile for now but definitely would yield multifold in future and a best investment option always

      @@Noname-o7h1u Long term capital gains on MF is just 10%, RE lo mottam cash lo ravali amount ante anta easy kadu..vachina amt ni malli RE lo ne invest cheyali..chala pedda headache.
      asalu RE investment ke waste.it's only for ppl to save black money, who don't care abt good returns, but just saving the illegally earned money.
      common man should not fall into this trap.
      stay away from it for next 2yrs

    As per World Economic analysis, Already recession started but completely will hit by the end of the year 2024, mostly in December...better to wait for the next 10 months, you will see better prices in Jan 2025

    Don't invest in Hyderabad real-estate as its reached max. Simple example.. we have to spend atleast 1.5 Cr to 2 Cr to own a 3 bhk in a gated apartment but what's the rent we are getting? Just 40k to 50k. And we have to pay 1L from our pocket so its dead investment. In this high interest regime where HL interest is nearly personal loan interest. Better invest in shares of real estate companies if you wanted to ride the real boom across india.. like prestige projects,shoba,brigade,macrotech developers.godrej properties,ncc.. just check those companies shares doubled within 1 yr. Else invest in mutual funds.. just do sip of 1L every month which is equivalent to house emi nowadays. After 20 yrs with 15% cagr you will get 15 cr
    Do you think flat bought by you now with 2 cr will become 14 cr after 20 yrs? Never
    So invest wisely . Dont be victim of false prestige.
    As recession fears looming in, better to stay away from the big ticket loans

    It will be Buyers Market till 2026 and correction still pending as Hyderabad RE markets increased very high in short span of time, but rental yield is low and those areas with low rental yield to price ratio will correct. Congress Govt. in Telangana, expected TDP Govt.in AP, expected BJP central Govt. at Centre will also have affect, IT job market jolt due to AI in IT markets, recession in 3rd quarter 2025, will shape the Hyderabad RE market, FSI limits for Appartments in Hyderabad and Hyderabad Apartment inventory will take 2 years to be sold completely, oversupply and poor demand is also one of the factors. But post 2025, we will have good growth my expectation.

    Prices taggatledhu but transactions jaragatledhu ante meaning people are not desperate to sell. Most people buy with cash or loans they can afford and they also know that prices will go up anyways.
    What will happen then is that new layouts will not happen as before. So a great time to buy lands instead of plots.
    Just my assumptions of course 😂

    I have 4 guntas land which is bought and it notarized but registration is not happening due to Telangana govt GO there should be minimum of 20 guntas of farm land should be available for registration. Is there any possibility this farm land registration can hapen in future with new government. Please provide any suggestion. Thank you.

      You are right fruit market is not devlopment. It was already there.
      Even existing metro is not development which started at the time of Rajshekar reddy congress govt. Because till 2014 Metro was not that operational or useful. The people of East Hyderabad have spent time and effort travelling from east Hyderabad to central and west Hyderabad since 1990’s. They have settled in east without any great amenities but the govt gave the fruit that to in the form of vankar tinker metro which has little wrong route and hence slow speed and not good parking. But even that benefit is not there to the people of east as the metro is too full, too costly and slow.

      If TDP wins, already Andhra Realtors started investing in AP and closing the Hyderabad Investments and This will increase pace after AP elections result and will affect Hyderabad RE market. Hyderabad RE market is overheated and correction is good as prices increased very much in short span of time.

      Even if TDP wins in AP I don't think there won't be much difference in the current markets. Job market is not at all good.
      Upcoming govt will not have money to do the development, as current govt already taken over loans
