RUclips algorithms are crazy- Tell me why I just came from door knocking at a house that’s about to go to auction in about 2 1/2 weeks. There was a sign that said “DO NOT KNOCK: On Conference Call” but luckily I wrote a letter placed in an envelope and left it under a chair on the front porch. Time is so imperative that I totally skipped calling and wanted to get directly in front of the owner ASAP. Best of luck brother!

You will not assume the loan, you’ll take property subject to and make payments on behalf of the seller. Assuming loan is different. However, the tone you talk with seller is very good and kind of soft spoken helps in the situation with some empathy needed. Thank you for the info.

As someone starting off and the seller asks what company or group are you with what would you say then? Does it make you look like a shark looking for a deal if you tell them you’re a lowball cash buyer? Or how exactly would that play out?
Michael, I use TPS as well. It's hit or miss... my question is when you text a new lead for the first time do you text the same intro you use over the phone...?

you would think the phone companies would atleast scrub the obvious dead numbers off thier platforms. but they still allow these dead / bad disconnected numbers after 5-10 years to be circulated and recycled. in this day and age
You have a good pitch but i would not be promising these people cash before even knowing the numbers or the price point the seller wants. We take homes subto with ZERO cash to seller. This way you dont get their hopes up and then have them cancel the sale because you are not performing

We don’t have a foreclosure attorney on our team. Our title agent used to be one. He’s well versed on all of that and helps us get sales stopped.
