- The News4Jax I-TEAM has been hearing from more viewers who are being priced out of their rental homes in what’s being called an “affordability crisis.”
There is not a shortage on housing when y’all build apartments every three minutes.. yall are raising the price because America was sold
exactly, it doesn't even make sense. if there's more people available to rent or buy, then there's a sufficient amount of people available to fill these spaces anyway so why shoot the prices up except to be greedy. you already know you'll have tenants so why be evil about it
That's so messed up. I bet there's gonna be a lot more homeless people in Jacksonville soon.

It’s not just Florida, it’s happening in all states. My coworker just told me her rent went up on 2-1-22. She only has a 2 bedroom apt & is paying the same amount I pay for mortgage on for my 5 bedroom house. This is so sad what companies are doing to people.

Right I live here in Raleigh North Carolina. One bedroom it goes for 1900 on average two bedroom 2250. And then I smile and say I don't mind paying my $800 mortgage for 2,200 ft house on 3/4 acre lot.
Im a renter. My neighbors house is owned/operated by the same rental company. Our houses are identical. When my neighbor moved out 2 months ago they jacked up the rent from $1400 to $1775! My lease ends in July, i already know i cant afford that!
Renting is NOT cheaper than buying! Especially when landlords/rental companies are using these times to roll all responsibilities to the renter for ALL maintenance and repairs! Even basic wear and tear items are no longer covered by my rental company. So youre paying crazy high rent while having to cover all expenses of the property like you OWN it...
I completely agree with you. My daughter is a single mom with 2 kids her rent is 1100. Since her landlord turned over property to a rental company they have yet to fix anything and are trying to get her to move. She has applied for help with no response. My question is were are these single mothers suppose to go ? All I have to say is "And you really think Biden has helped our country???"

I agree owing is better because if something happens and you can’t afford your mortgage you can have two families live together under one roof and share the cost. Yes it’s not easy but it’s better then being homeless and both families on the streets. But if renting, they hike up the rent and you can’t have someone move in the share the cost because they won’t allow it.
If people don’t understand this; poverty is not a crime. Discrimination based on income is not a crime. Big corporations know this. The rich know this. We, average Americans are going to be squeezed out until there’s nowhere to go. Our basic human rights are now a luxury.

buildings are going up all over, they just threw up a bunch near regency walmart but they are way too expensive to help. I watched them being built, they used cheap materials and sloppy building techniques to squeeze every penny out of them

122 West is a company buying out all the apts on the Westside and KB homes are building subdivisions anywhere there's open field over here.

My rent on Southside went from $1300 to $2100 when we got our renewal letter. Thankfully we we just bought a house and didn’t have to renew, but cause that’s just absolute insanity. Our apartment was built in the 70s!

And what makes it so immoral is A. The reasons they use for why....and B... the quality of the housing..... most of these Apts were built in 70s 80s..... and are charging $1000-$1500 per month.....after just repainting the outer walls or something similar......
Very true.. or in my case, I sold my home last year and now I’m in an apartment that was very cheaply built 5 years ago and am paying close to 1900/mo for 2 bedrooms worth of problems. SMH

@@Alphaflight912 blame who you want but if your property tax is $3000 a year then $300 will barley cover it then you have the cost of maintenance on average$1500 a year that's another $125 a month property insurance $1500 a year if your lucky another $125 a month and now if you want to consider it as an income property the owner needs to make some money on it were at $550 and no money made from it at this point I do not own any income property but it's not free and on top of that you have people who move in and destroy your stuff carpet,walls,ect...I will say they are gouging if they are profiting more than $500 a month for sure but at $300 there is absolutely zero money to be made!

We own and it is cheaper than renting, we pay $900 a month for a 3 bedroom, 2 bath home, 1,300 sq ft, they are asking 1,000 to 1,200 a month for only a 2 bed, 1 bed in most of these apartments, no renting is not cheaper than owning.
The problem is bank's are refusing to give loans and also job's are refusing to pay a livable wage.

I'm looking for a job nearby as we speak that is willing to pay a living wage so I don't have to make an hour and a half commute to my current job.
Same here I'm in MD 900 for 3 bdrm 2 bath townhome that's a steal in this area. I would love to move south but the income is keeping me from it. But hey if I start a business and turn a profit I'm outta here!!!!

My rent went up and we have been looking around but moving for us equals a downgrade for same amount so it doesn’t make sense we have to just ride the waves for now. I have 4 kids and the only way to save on rent is us losing a room/yard size we have. This is a horrible time to rent or buy, unfortunately.

@@nenavice9903 Well thank you. I have an amazing wife as my teammate, otherwise it would be much harder. We aren’t in danger of losing anything, tbh I’m just tired of them raising my rent. However, renting elsewhere is no cheaper cause and buying is not great either which is what I would like to do. For now we will just stay put and wait this thing out. 🙏
@@Future_looksbright i totally get it. moving costs are like 2k if you're lucky and at that point you might as well stay where you are after doing the math, which i've had to do as well. not being homeless is an extraordinary feat these days. we have to hold our heads up and be grateful for what little we have. and you're very welcome, it's beautiful that you have a support system like that!

I am paying almost 1,700 for 1b/1b for an apartment that I used to pay only 960 in 2020 w/out utilities
And with all of this price gouging, these rental management companies will still expect you to make at least 2-3xs the rent in order to even be considered. So yea, just like it was said before, Jacksonville will be a retirement city.

@@fixitright9709 Not true. The lack of inventory is directly related to the difficulty of getting raw materials to build new apartments to satisfy demand and thus reduce rental prices. Are owners elevating rents based on demand? Certainly. But, they could not do that without market forces in their favor. It's economics 101...
There are other factors at play too but it's still primarily based on supply and demand. If JAX was Detroit, then you would have less of an issue. But, JAX is a nice place to live that's a lot cheaper (still) than many metro areas. Welcome to reality and be prepared to pay more of your salary to housing for a bit....or just move! It's a tough market for renters and it's just starting..

She said that she's moving to Bentwood, well the price of rent is going up there too, the person who lived in her new apartment probably had to move because the rent they was paying went up $400 to $600 per month, and I hear it's going up all over the county, and what's going to happen when these investors buy up all of these homes they trying to get, it's a cold world out here.

But the fact remains the landlords and associations are taking advantage of the massive increase of people moving here from NY NJ Cali etc My rent went up $650 in 1 yr you cant even get a piece of crap in a rundown neighborhood for under $1100

Getting a place based on one's income is like finding a needle in a haystack. In order to get into affordable housing, you'd have to be on a waiting list which can take months or even years.

Yes, sad & sick. My mom’s rent went up a huge amount without being given sufficient time to find something else. Some things are legal to do but NOT ethical. It’s fine if folks want to jack up rent; but where do they think the income is going to come from? It’s almost like the “paying” tenant because an easy target to demand even more from. It’s all crazy

I live here and why are my apartments filled with empty units????? Because people cannot afford the rent. There is no shortage of places to live. Just a shortage of places people can afford. Florida pays the lowest average salary in America, yet the rents are too high.
I would say "the lowest". Florida's minimum wage is now $10 an hour, and there are some nearby states that still pay the federal minimum wage of $7.25 an hour. For instance, Alabama and Georgia are two of the states.
I used to pay 550 for a 2 bedroom apartment off Confederate point on the westside back in 2011

Outrageous. They tried the same thing with me and finally bought my own home but yeah I know what its like. They have no compassion for people whatsoever.
Ours went from $1300 to $2100 at the Fountains. Thankfully we did NOT renew. It’s insane and those places are literally falling apart!

Single pane windows, the place isn’t airtight so bugs were always coming in. It was built in the 70’s. Upstairs runs 10-15° hotter than downstairs so our electric bill was astronomical from the AC trying to catch up. The floor boards upstairs are so uneven, they squeak and you feel like you’re gonna fall through. Thank the lord, we just built a house and moved before having to renew at the beginning of Jan. Who in their right mind would pay that???

Homeowners insurance almost doubled this year, so that plays into it when landlords raise rent.
And the rise on insurance itself is a FRAUD.

Some years ago my rent used to be 388 now its 465 at one point I was on section 8 but it wasn’t a help to me some I just pay my rent on my own
I just ported my Voucher from Palm Beach county. I've only had it for a year and the payment standards are WAAYYY below what their asking for rent. I'm over it already. If I can't find a place before my Voucher expires, I'm just going to be looking at paying on my own as well. It has already taken them from NOVEMBER to get me my Voucher just last week. I'm over it. Thankfully I haven't been dependent on it because I know so many people who's been on it for at least 10 years with nothing to show for it.

You keep forgetting that not only demand drives the prices for rent higher in Florida! It's the spike in property taxes that landlords and property owners are paying that have forced them to raise the rent considerably in a short period of time. The property taxes are terribly high for investment properties in Florida. It's horrible, and it's a flawed system!!!
I didn't hear them sa a rise in property tax the real reason is because they are making them pay us more money for jobs now they think they can jack up the rental rate

The state of America 101 - it's EVERYWHERE. Self-imposed due to an utter lack of states building. Plain and simple. There comes a point when "profits first" as a standard model is no longer workable, since working people can't afford the rental price being asked. It's called BUILD. As in affordable homes to provide an inventory that is workable for the community at large. I don't live in FL but it's the same issue in far too many areas throughout this country.
Rents never go back down.
We are one of the few western nations that never invested in public housing in a big way. And it's now coming home to roost with an aging population and young people who are having to continue to compete with foreign countries for high tech jobs that are in high demand. Thank goodness Florida has taken steps to fill that need with education programs in high schools, charter schools and community colleges. We need to address the housing situation with affordable housing and rent subsidies.

I live in Brentwood and the rent isn’t any cheaper, lol. My rent went from $940 two years ago to $1400. I’m sure they well hike the price again but it’s not worth it imo. My lease is up in a few months and I’ll be looking again.

So is FL reducing property tax on rental owners to allow for lower rents? Perhaps a 50% reduction in prop tax in exchange for a lower rent, totally optional for the landlord to accept or not. Or is FL basing it's taxes on the inflated bubble prices? Did the building get sold?... then the new owners have to cover the higher price and mortgage and insurance and taxes...thus rents will go up.

If these current rent increases go on for more than a few years people that are being squeezed will either have to move or have roommates. But increases of 20%+ year to year to year will be unsustainable at some point.
I got lucky when I closed on my fixed up 1950s Bungalow for $78k back in May 2020.
And food costs are rediculously high. Seniors are once again at the bottom and EBT was cut after the pandemic extra food help ended. The Cola raises for seniors are a joke. Even before you get the Cola raise the letters arrive about the Medicare premium raises and Medicaid deductible raises and EBT cuts arrive in the mail. What Cola raise? Lol!
