Why do all these REITs dilute their shares so much?
REIT is obligated to distribute 90% of their earnings. How do you think that they can raise capital to grow? By Issuing more shares or borrow money / debt. The first is more appealing since the interest rate now is high. Share dilution is acceptable for REIT as long as the EPS keeps growing
@@kurniawanms2 The more you dilute, the more you have to pay out in dividends. it always makes me wonder what the endgame is. Can they dilute indefinitely? What if EPS growth starts slowing as it is the case with O?
I'm not in these since as a Canadian the withholding tax in dividends hurts. I'm in Allied Properties REIT. On the American side of things I do like DEA though. Similar situation to other REITs but their tenants are mostly government so some built in stability not connected to the economy.

@@fredbolli4704 Oil effects everything and to get to 2 percent inflation, oil supply has to be stable or at least appear to be by the insiders and lower pricing. I don't see that happening for a while, Buffet with Occidental and Bill Gross in oil and natural gas LP's don't see it happening as well. A drill baby drill president could create the environment but every one would resist. Retired with 60 percent in oil and gas, never thought I would have to do this, but I could use a new RV. My AMZA has been fabulous.
