This reminds me of how malls became vacant due to ecommerce competition and market saturation. If the office buildings cannot diversify, they will remain losing investments.

I’m getting hammered too. 🥃 🍸. Is that a bad thing? Seriously though new giant buildings are constantly being built in my area I don’t understand that. Sometimes it seems there are vacant giant buildings very close by but new ones are being built, puzzling to me.
Yep. Debt became free in 2008. So a bunch of developers pounced on it to build and flip, not put businesses or tenants in the space. A bunch of buildings without purpose.

And it can take many years from application to a finished building.
In my area they went crazy building warehouses that sit about 50% empty. I guess the government will start printing money to bail banks out AGAIN.

The answer is always "It depends". Is it a REIT that is already saddled with the commercial property that is losing money, or is it the REIT that has been holding and waiting to buy from the REITs underwater?

I wish they would pass legislation that would prevent big corporations from buying up all the single family homes. This is what is driving up prices and pricing out regular people/ young families trying to get started
Let’s start with the truth first. Where do you have evidence they are buying everything? That’s not even remotely true.

Just depreciate it and offset with your county/state loan program. Evevery state/county/city have have tax credit and loan programs.

6:00 Where does he get these numbers? My mortgage calculator shows $375K/yr when punching in $7m loan @3.5% for 30 years.
Same thing at 6:41. I get $559k and he gets $552k.
I get that it’s not about being exact but I just want to be on the same page on how he’s getting those numbers. Especially the first one since it’s $25k difference.
