The only really dramatic part of the real thing is if the sheriff ends up having to physically remove a non-compliant tenant, and my guess is that it's best for the landlord not to be present if that happens.

That’s not correct, in all 50 states the landlord has the right to post the eviction notice provided that he or she goes through the proper process, however they can also request that a sheriffs deputy do it if they are uncomfortable with it
