    Funds are not enough to fulfil the level of welfare schemes promised. Government may prefer welfare over Development. My personal feeling.

    Good opportunity for middle class investors to watch in next 2-3 years and invest their dream house. Earlier government made huge hyped lost of innocent investors made their transactions at higher price that will go no returns. But still ORR based investments no issue for long term
    Main concern was people did Investments based on pharma city surrounding at max price 20-25k sq yard .. this leads negative/0% return
    Let’s hope Revanth reddy will go with good approach on real estate and save lot of innocent investors .. He is growing under CBN so I don’t think he will leave development . For sure he can come up with good strategy

    There will be weak Govt. For next 3-5 yrs. GFC-2 on the horizon, political uncertain ty in the stage, Central Govt. Confirming Amaravati as AP state capital and TDP coming to Power will be final nail in the coffin with good correction of 30-40%, depends on which zone and area in Hyderabad.

    I feel only bangalore highway will have some stability in real estate because Shadnagar has also got congress MLA. West and srisailam highway are already over priced and will struggle.

    🎉 good evening sir. We yoshitha projects we are selling alternate day. One plot. Weekly 8 to 9 plots in zaheerabad. We are starting Bangalore highway Shad nagar also. Again market starts slowly. Irrespective of government's. Hyderabad surroundings growing city. Since 20 years & future also only Hyderabad telangana

    Friends, stick only to areas with potential for real housing demand. Better to buy 150 yards for 40k than buy 300 yards at 20k in demandless areas like pharmacity! This government has no money for promoting real estate and no motivation too, as entire Hyderabad has given zero seats to Congress. Do NOT buy any property which is totally dependent on a government project! Stick only to areas with real housing need potential.

    Hyderabad has a lot of land area compared to Bangalore where if you go 20 kilometres you will get tamil Nadu and andhra on another end, but Hyderabad outskirts could be expanded, so High prices are un justified in Hyderabad

    1. What are your predictions about open plots prices and new layout approval in the areas of velimala, ghanpur, kondakal, sheriguda ( near lahari resort), bhanur
    2. What about new infra developments ? Like laying of proposed 100 feet roads i.e manjeera pipeline road, kondakal to baddam reddy gardens, ROB or flyover near harshith spring field villas and shubhagruha avanthika, 200 ft road along ghanpur and velimala
    3. RR7 100 ft road extension? Now it stopped at kondkal govt school. As per plan it should take left and go till aparna western meadows then takes right and go till indus international school then take left and join mokila road. Will road work continue?
    4. Any new employment generation projects coming in the manufacturing zone which is beside BHEL mayfir villas? We have one as medha rail coach factory in velimala
    5. Can we expect kollur IT SEZ?
    6. Development of terminal in eedula nagulapally railway station?
    7. Will Hyderabad west continue its glory or development will be seen in other direction like srisailam highway or Bangalore highway?

      Agriculture lands will keep the same price bro.
      Because the main reason for agricultural land rates is rythubandhu of 10000 per acre. Now congress is making it 15000 per acre
      So agricultural land will remain same price only.
      However we can expect a correction in venture plots.

      In my view even with hype Only reliable place for mid to long term is west hyderabad due to proximity to companies .all other areas in hyd may not see good appreciation for few years. Coming to Ap elections if jagan wins prices in hyd will up.if cbn
      Win people need to wait for govt plans.anywany prices in amaravathi also so much hyped. I know someone who purched in amaravathi cannot resale. If cbn comes previous buyers want to compensate their loss with high price which is not good new buyers for short term investment

    Thanks Anna and Vadina garu for taking time for Q&A session. I too agree with most of the facts mentioned here.
    And for the rest of the fellow investors watching this video, guys please let the new govt settle. Hyd and the surrounding area less than 50kms diameter has its own potential. New CM sir is from a real estate background and everyone is also aware of the hype and truth with real estate happening and it will surely it will be a test match scenario only, but, we never know when and why real estate projects change. See, in the coming 6 months if the private players are positive about Hyd, it's an indication for small investors like me to stay tight and continue with the investments.
    And our comparison should be with Bengaluru not with Amaravati. Amaravati should be built looking and learning from Hyd.
    If someone have already invested money, so hold it. If planning to invest more, hold on for 6 months.
